Enjoy California indoor/outdoor living with a private and gated backyard oasis and private pool and jacuzzi spa. Also furnished w outdoor furniture, outdoor TV, pool loungers, BBQ Grill and firepit. 6 miles to Universal Studios, Hollywood Bowl or 10 miles to the Sunset Strip or shopping til you drop on Rodeo Drive or check out celebrity homes in Beverly Hills or Bel Air. Malibu or Santa Monica beach is about a 45 min drive away. Family Pet welcome with our Pet Fee.

** For the duration of your stay we require a separate fee of $275 to have the pool heated and use of jacuzzi to heat with jets.

Our remodeled 3 bedroom contemporary home is ideal for multi-generational families to gather privately or chic couples getaway. Modern and fully equipped kitchen w kitchen island that opens up to large and gated outdoor space w BBQ Grill. Living Room stocked with family board games and 65" SmartTV.

1 - Large Primary bedroom w New King Memory Foam Bed, 65" SmartTV and en-suite bathroom w double sinks and walk-in shower, office desk and separate private outdoor access.

1 - Guest bedroom w New King Memory Foam Bed and 32" SmartTV

1 - Guest bedroom w Queen Bed.

Full Bathroom w double sinks, separate tub and walk-in shower.

With our Extra Guest Fee ($75 per guest per night) we can provide a high quality Queen size Air Bed.

Kitchen fully stocked and equipped with stainless steel appliances. We provide complimentary coffee, tea and sugars.

Family pets are welcome with our Pet Fee. $75 per pet max 2 dogs.

Pool/Jacuzzi can be heated with our $275 Pool Heat Fee and takes min 24 hours to full heat. All our Pool/Jacuzzi and outdoor areas require a Hold Harmless Indemnity form completed.

HOUSE RULES:

It is our mission to ensure that our valued guests enjoy their stay with us! This is a permitted vacation rental with the City of LA.. We also have an equally as important commitment to our neighbors and our community. Below are the house rules that we must enforce. Please read them as well as all your guests prior to confirming your reservation.

* Minimum age to book is 25 years old. Valid photo IDs will be required from all Adult Guests.

* Check-in is after 4 pm | Check out is at 11 am.

MAX NUMBER OF OCCUPANTS 8 - includes infants. Extra Guest Fee applies. ** All Outside Visitors Must Be Pre-Approved**.

The Property is to be occupied by no more than the maximum sleep number stated on reservation unless approved in writing by Management. If Guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, Guest shall be subject to eviction. "Occupants" includes small children, infants and any and all visitors. If more than the maximum number is found to be occupying the Property at any time, you agree that a charge of $100 per person/per day will be made to your credit card. Additionally, this Agreement may be immediately terminated without a refund of any amounts paid. No Exceptions.

NO PARTIES OR EVENTS - due to the City of LA's strict ban of parties of large groups we need exact headcounts of your guests at all times.

A party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by iTrip in writing prior to the arrival date.

NEIGHBOR COMPLAINTS

Actions by guests that result in neighbor complaints or police being called to the Property will result in a minimum $250 charge, which charge will be used to deal with legal issues and fines.

CITY OF LA NOISE ORDINANCE - QUIET HOURS: 10 pm – 8 am. No Outdoor Music or Loud Voices during this time.

NO SMOKING - Outdoors Only. Smoking is allowed outside only. If any trace of smoke is found inside the home, there will be a strictly enforced $500 fine and the cost to eliminate residual odors. Any traces of smoking inside the home will be a $500 fine.

* We require valid photo IDs of all guests. All Outside Guest must be preapproved.

* In the event of an emergency to perform necessary repairs and/or maintenance, we reserve the right to enter the property.

* Any unapproved late Check Out’s will automatically be charged $100 late check out fee per hour.

* Well Behaved Family Dog will be considered. (No cats) PET FEE $75 MUST BE PRE- PAID PRIOR TO YOUR ARRIVAL. Pets are not allowed on the beds or any furniture, please bring your own beds/rates. Pets are not to be left unattended in the home. Dogs Not Allowed inside the Pool

Clean, easy rental

Located smack dab in the middle of the urban jungle, it's a nicely maintained home with central access in Van Nuys. Appliances are updated and the beds are extremely comfortable. The pool and the pool equipment are pretty dated but it was very clean. I don't think I'd recommend for those with little kids because there is no pool fence, but it's just fine for teenagers and older adults. Views? No. On the beach? No. But if you're looking for a good jumping off point for Universal or Warner Brothers or a day trip up the coast this will give you a good night sleep.

Great Proximity to Universal!

Overall this was a great experience! The house/neighborhood is quiet. It was also a short 10 minute drive to universal (we came to California for universal and the beach). The only negatives where 1. the mattress in one of the rooms with the king size bed was terrible. The other 2 mattresses were memory foam (which were great) and the one in the other was a spring mattress that has some serious dips in it. Like visible when looking at it. 2. we paid for heating the pool and while the pool was heated I could never figure out the hot tub heating. which was a bummer. With some updates I would definitely stay here again.

Amazing Stay

We stayed 10 amazing nights at this beautiful home. It served as our home base in LA while visiting. Our children enjoyed the private pool, for which we paid the extra fee ( well worth it) to have it heated. The home had everything we needed. It was clean and comfortable and in a very safe, quite neighborhood. We felt at home and plan to return, next year, when we visit LA. Thank you for an amazing stay.

Very cool house with tons of space to enjoy. The pool was the perfect temperature. We never left the house all weekend because it was so relaxing. Pool and BBQ fun all weekend.

The house is located just 20 mins from Burbank Airport, Universal Studios and Hollywood. Quiet neighborhood and you can walk to a supermarket and CVS. A very nice patio with beautiful pool and attached heated hot tub for morning and evening times. Really good quality appliances and very nice sheets and towels. The bed was amazing and televisions in every room including outside on the patio. Lilly and Danny were very nice and helpful contacts.
