This is a short-term rental property only. No Tenants rights apply. You must check-out on the date your contract finishes.
HOUSE RULES:
It is our mission to ensure that our valued guests enjoy their stay with us! This is a permitted vacation rental with the City of LA Home Sharing Dept. We also have an equally as important commitment to our neighbors and our community. Below are the house rules that we must enforce. Please read them as well as all your guests prior to confirming your reservation.
* Minimum age to book is 30 years old. Valid photo ID will be required, as well as names and ages of all your Guests.
* Check-in is after 4 PM. We greet all our Guests.
* Check out is at 11 AM
MAX NUMBER OF OCCUPANTS - 8 (includes infants and children under 2 yrs age)
The Property is to be occupied by no more than the maximum sleep number stated on reservation unless approved in writing by Management. If Guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, Guest shall be subject to eviction. "Occupants" includes small children, infants and any and all visitors. If more than the maximum number is found to be occupying the Property at any time, you agree that a charge of $200 per person/per day will be made to your credit card. Additionally, this Agreement may be immediately terminated without a refund of any amounts paid. No Exceptions.
NO SMOKING Smoking is allowed outside only. If any trace of smoke is found inside the home, there will be a strictly enforced $500 fine and the cost to eliminate residual odors.
NO PETS
NO PARTIES OR EVENTS - due to the City of LA's strict ban of parties of large groups we need exact headcounts of your guests at all times. All outside visitors must be pre-approved.
A party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by iTrip in writing prior to the arrival date.
NEIGHBOR COMPLAINTS
Actions by guests that result in neighbor complaints or police being called to the Property will result in a minimum $1000 charge, which charge will be used to deal with legal issues and fines.
NOISE ORDINANCE - QUIET HOURS: 10 pm – 8 am. No Outdoor Music or Loud Voices during this time.
* You will provide the Full Names and Ages of all your guests
* In the event of an emergency to perform necessary repairs and/or maintenance, we reserve the right to enter the property.

In order to maintain the property we have our gardeners servicing the property. Please note that sometimes we may on rare occasions need to adjust the days of service due to weather/rain or other unexpected events.
Upon Check-Out inspection you agree to pay for any damages or extra Cleaning Fees if home is trashed due to illegal parties, trash not picked up in the bedrooms or outdoor spaces.
