Fully stocked custom home offering 5,000+ sq ft across three stories with breathtaking uninterrupted views of Long Island Sound. This sophisticated home offers perfect space for beach living and entertaining with a fully stocked kitchen with a huge island, dining area, and great room with windows framing the waterside.
There are more than enough areas to entertain or relax inside and outside. The neighborhood is quiet and perfect for strolling the coast, taking a bike ride, running, or just watching the waves.
The home is located near local breweries, wineries, boat rentals, grocery stores, coffee shops, and shopping. If you want to visit the Big Apple, New York City is 75 miles away.

Garage for 2 cars. NO Cars w/ Rooftop Storage are permitted in the garage. Access to the garage will be through the house. The driveway can accommodate 5 cars, depending on size. There is no street parking allowed.
ADDITIONAL INFORMATION
POOL Information - Open Memorial Day through Labor day, but we will do our best to open early and close late. Please know that we are in Connecticut and the pool opening early or remaining open longer depends on spring thaw and winter freeze. We can not guarantee pool opening/closing dates in advance. Please note that weather can change quickly and decisions to close the pool may happen last min. if requested by professionals.
- Strong Wifi perfect for remote working
- Pets are not permitted at this property unless discussed with host and approved. Evidence of a pet will result in a $500 min. fee.
- Beach towels are available during pool season.
- The starter amenity pack includes shampoo, conditioner, body lotion, hand soap, dish soap, dishwasher pods, a roll of toilet paper in each bathroom, and a roll of paper towels to start your stay.
- Fresh linens and towels. There is no daily cleaning service.
- Beach and Pool use is at your own risk.
- Fireplaces are not operational for guests
- Basement washing machine is not for guest use. Please use the washer and dryer on main level.

SURVEILLANCE
For your safety, a security camera (a Ring doorbell) is located at the front door. The camera is facing towards the front yard and does not look into any interior spaces. We do not monitor this camera during guest stays. There are no cameras or listening devices inside the property.

WORTH NOTING
Activities that will NOT be permitted include Fireworks, Hunting/guns, and Pornography.
NO PARTIES, EVENTS, PERFORMING ARTISTS OR BANDS ARE ALLOWED AT ANY TIME. The maximum number of guests or visitors for this house, is 10 and should be honored at all times, day or night. These are cause for eviction with no refund and may damage our ability to offer the home to future guests, exposing you to liability. This is a quiet residential neighborhood, and please be respectful of the neighbors at all times!

ITEMS LEFT ON PROPERTY
Any items left that a guest wishes to be returned and shipped will incur a fee.
AUTHORIZED PETS ONLY
Pets are allowed with prior authorization; guests must inform us of any pets before arrival. An additional pet fee of $50 per approved pet per day applies after booking (rates negotiable for stays longer than 5 days). Pets are not permitted on furniture or beds. Pets must never be left alone in the home unless crated. Owners are responsible for cleaning up after their pets. A min. charge for $500 will be applied to bookings with unauthorized pets.
We require at least one party member to be 25 (twenty-five) years of age!
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment.
UTILITIES
No compensation will be given for the temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to restore them as soon as possible.
QUIET HOURS MUST BE RESPECTED
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.
NO PARTIES or ILLEGAL ACTIVITY
ENTRY BY OWNER
Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary or agreed-upon services or show the premises to prospective purchasers, renters, or contractors. The owner will provide the renter with at least 24 hours' notice of the Owner's intent to enter (except in the case of an emergency).
SLEEPING CAPACITY/DISTURBANCES
The maximum number of guests allowed is 10. Violations of our noise or the maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rent. Depending on the severity of a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest who booked the property, someone will show up to, at a minimum, issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rent. Additional fines or damages may be assessed after removal.
PARKING
Parking in the garage or driveway. There is parking for 6 cars. There is NO street parking. No cars with rooftop storage units are permitted in the garage.
HOLD HARMLESS
iTrip or the Owner does not assume liability for loss, damage, or injury to persons or personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in the supply of water, gas, cable service, electricity, or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
MAINTENANCE
Report any maintenance needs for the premises to us, and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and stereos.
LINENS/TOWELS/SUPPLIES
Any lost or damaged linens will be deducted from your deposit or automatically billed to the card you used. We recommend that you bring any special items that you may need.
SECURITY CAMERAS
There are RING cameras on the front door. RING is used to monitor the exterior of the home and does not face any of the common outdoor living spaces. There are no cameras inside the home.
FIRE TABLE
The fire table is available for guest use at their discretion. Fires must be attended to at all times and extinguished when no longer in use.
GRILL
Grill is available on the back porch for guest use. Please know how to work a gas grill before lighting. Propane must be turned off when cooking is complete.
FIREPLACE
The fireplace is not operational from May - October.
POOL
Swimming in the pool is permitted but entirely at your own risk. Please exercise caution and be responsible for your safety while enjoying the lake. By choosing to swim, you acknowledge that you do so at your own risk. The pool is open Memorial Day - Labor Day and typically opens earlier and closes later, depending on the weather.
LONG ISLAND SOUND
Swimming in the sound is permitted but entirely at your own risk. Please exercise caution and be responsible for your safety while enjoying the sound. By choosing to swim, you acknowledge that you do so at your own risk. The "beach" area directly in front of the house is very rocky and there are no stairs for access. We strongly encourage guests to visit public beach a short walk away.
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss, or damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement, their principals, agents, successors, or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement at their discretion at any time.
