The Space: This family-owned home has been designed with your comfort and enjoyment in mind. The open floor plan allows for a seamless flow throughout the house, providing multiple indoor and outdoor gathering spaces for your group.
Equipped with all the amenities you need for a hassle-free stay. From Wi-Fi to a fully stocked kitchen, we want you to feel right at home.
The kitchen is fully equipped to meet your culinary desires, featuring a Keurig Duo Drip/Single serve machine, crockpot, blender, and more. On the lower level, you'll discover a spacious family room complete with a wet bar, beverage fridge, half bath, and a convenient laundry room.
Wake up to the breathtaking views of the lake every morning. We're sure you'll find the scenery here nothing short of spectacular.
Step outside the lower level onto a charming bluestone patio adorned with outdoor seating and dining facilities. Follow the green grass lawn leading to your private dock, which is equipped with a fire pit, dining area, and lounge chairs, all overlooking the tranquil lake. If you're a boat enthusiast, you'll find a dock perfectly suited for your vessel.
Fishing and More: If you're a fishing enthusiast, you've come to the right place. Feel free to make use of our dedicated fishing amenities, like our boat dock and cleaning station. But even if you're not into fishing, there's so much more to enjoy by the water's edge.

Upper Level - Primary Bedrooms (Queen Bed), Guest Room (Queen Bed), Guest Room (Trundle - 2 Twins), Full Bathroom with tub/shower in the hall for 3 bedrooms to share.

SURVEILLANCE
For your safety, a security camera (a Ring doorbell) is located at the front door. The camera is facing towards the front yard and does not look into any interior spaces. There is a second camera at the back door also for security purposes. We do not monitor this camera during guest stays unless we receive a complaint. There are no cameras or listening devices inside the property.

NO PARTIES, EVENTS, PERFORMING ARTISTS OR BANDS ARE ALLOWED AT ANY TIME. The maximum number of guests or visitors for this house, as indicated in the listing, should be honored at all times, day or night. These are cause for eviction with no refund and may damage our ability to offer the home to future guests exposing you to liability. This is a quiet residential neighborhood, please be respectful of the neighbors at all times!

You'll be staying in someone's home, so please treat it with care and respect.
Check-in: After 3:00 p.m.
Check-out: Before 11:00 a.m. (no late checkout requests)
All guests must review the Candlewood Knolls guidelines and register vehicles 3 weeks before arrival. Guidelines and registration documents are provided after booking. You will not be granted access to the property without these documents completed. (May not be required October - April)
HAZARDOUS PRACTICES
Do not dismantle smoke detectors.
ITEMS LEFT ON PROPERTY
Any items left that a guest wishes to be returned and shipped will incur a fee.
AUTHORIZED PETS ONLY
Pets are allowed with prior authorization; guests must inform us of any pets before arrival. An additional pet fee of $25 per approved pet per day applies after booking (rates negotiable for stays longer than 5 days). Pets are not permitted on furniture or beds. Pets must never be left alone in the home unless crated. Owners are responsible for cleaning up after their pets. A min. charge for $250 will be applied to bookings with unauthorized pets.
We require at least one party member to be 25 (twenty-five) years of age!
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment.
UTILITIES
No compensation will be given for the temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to restore them as soon as possible.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.
NO PARTIES or ILLEGAL ACTIVITY
ENTRY BY OWNER
Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary or agreed-upon services or show the premises to prospective purchasers, renters, or contractors. The owner will provide the renter with at least 24 hours' notice of the Owner's intent to enter (except in the case of an emergency).
SLEEPING CAPACITY/DISTURBANCES
The maximum number of guests allowed is 8. Violations of our noise or the maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rent. Depending on the severity of a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest who booked the property, someone will show up to, at a minimum, issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rent. Additional fines or damages may be assessed after removal.
HOLD HARMLESS
iTrip or the Owner does not assume liability for loss, damage, or injury to persons or personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in the supply of water, gas, cable service, electricity, or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
MAINTENANCE
Report any maintenance needs for the premises to us, and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and stereos.
LINENS/TOWELS/SUPPLIES
Any lost or damaged linens will be deducted from your deposit or automatically billed to the card you used. We recommend that you bring any special items that you may need.
SECURITY CAMERAS
There are RING cameras on the premises outdoors - back patio and front door. RING is used to monitor the exterior of the home and does not face any of the common outdoor living spaces. There are no cameras inside the home.
FIREPIT
The fire pit is available for guest use at their discretion. Guest must provide their own firewood; none is provided. Fires must be attended to at all times and extinguished when no longer in use.
LAKE
Swimming in the lake is permitted but entirely at your own risk. Please exercise caution and be responsible for your safety while enjoying the lake. By choosing to swim, you acknowledge that you do so at your own risk. Any paddleboards, kayaks and/or lifejackets used must be returned to the location upon which they are found.
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss, or damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement, their principals, agents, successors, or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement at their discretion at any time.
