NOISE CONSIDERATION
Quiet time is from 10pm-7am and must be observed. No parties, events, or large gatherings are permitted. These are cause for eviction with no refund and may damage our ability to offer the home for future guests exposing you to liability. Properties may include a noise alert monitoring system and other electronic devices to ensure that neighborhood noise and occupancy levels are respected.
SLEEPING CAPACITY/DISTURBANCES
Occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: occupancy exceeding the sleeping capacity of the listing, using the premises for any illegal activity, causing damage to the premises or to any of the neighboring properties and any other acts which interfere with the neighboring properties and their right to quiet enjoyment of their premises.
SECURITY
This property features an exterior security camera (Ring Doorbell) that is outward facing and does not look into interior spaces. The camera will be on during the duration of your stay.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
MAINTENANCE
Please report any maintenance needs and we’ll respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, and televisions.
UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or WiFi. Outages will be reported immediately, and all efforts will be made to have them restored as soon as possible.
NO SMOKING
Smoking of any kind is strictly prohibited (including vaping/e-cigarettes). There will be a $250 fee if evidence of smoking is found in the home or on the premises.
Do not dismantle smoke detectors as they are there for your protection.
PETS NOT ALLOWED
We love animals, but this home is pet free. Thanks for your understanding.
PARKING
Parking is available in the garage (accessible via the alley) and the driveway in front of the garage. The garage opener is located on the kitchen island. There will be a $50 replacement fee if the garage door opener isn’t left behind after your stay.
LINENS/TOWELS
Linens and towels are not to be taken from the home. Any lost or damaged linens may incur additional charges.
HOLD HARMLESS
iTrip, or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable/internet service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.
RULES AND REGULATIONS
- Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected.
- The maximum number of occupants shall not exceed 7 people, not including a child in a crib.
- Furnishings are not to be removed from the premises for use outside or in other properties.
- Smoking/vaping is not allowed in the unit.
- Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
- Tenant and any guest of Tenant shall obey all laws of the state of Texas, as well as local laws, always while they are on the premises. Failure to abide by the laws of Texas or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
