**Tenant Requirements: Tenant stated on the Agreement/Booking must be at least twenty-five (25) years of age, and acknowledge that they will occupy the Property during the entire tenancy.***

* Manager and owner of the rental property are not responsible for citations received while staying at the property.

* Be respectful of the house and contents - it is someone's home. Respect the neighbors and neighborhood.

* No events or parties- If determined that a party/event is taking place at property, management has the right to evict tenants and guests with no refund given.

* If determined that a party took place on any of the nights reserved, reservation guest will be charged $500, no exceptions!

* No uninvited guests without permission

Cancellation 60 days or more before your stay will receive a refund less the cancellation fee of $350. Cancellation 60 days or less before your stay will not receive a refund unless the same dates are re-booked. If that occurs you will receive a refund less the cancellation fee of $350. Additional details with regards to cancellation policies and procedures may be found in Section #15 of the Rental Agreement as provided at checkout.

Our family trip was a big success at Dolphin Watch! The location being a very short drive/walk from the center of Carolina Beach but also beach front with a private boardwalk was wonderful. The house is located fairly in the middle between two public access so there was no crowding at all in front of the house, even during the busier beach days. Having 3 bedrooms and the kitchen/living room on the 2nd (but first livable floor) was a great plus for bringing in luggage and supplies. The only negative I have is that some of the items in the house are well worn/stained and quite a few blinds were missing. However, most everything was in great working order for its age. Definitely will consider the area and this house for future trips!

The house is well laid out and beautiful. It had everything we needed from the kitchen to an iron and ironing board. It even has a pack and play-though none of our kids are that young anymore. The master suite is spacious & the other rooms are adequate. And unlike so many other rentals, the table is large enough for everyone to gather and enjoy meals together.

Perfect weekend. Accommodations amazing. 10 of us fit comfortably with room to spare. Private access to the beach is the best part. If you are headed to Wilmington area this is worth the drive. We will be back!! They have beach chairs too❤️❤️

We had 7 adults and 6 small children. The location on the beach was great for easily running back and forth to the beach. Appreciated sand toys and beach chairs being provided. Kitchen is well stocked. Wonderful views from several decks.

Judi, her sister and the "Tolerance League" all enjoyed this splendid dupex right on Carolina Beach. Some of the reasons: Quick response and fortification of a minor toilet issue. All the utensils needed , including an ice cream scoop. First rate appliances. A wine refrigerator with a massive ice maker. The sliding doors opened easily, not as usually encountered in beach houses. There were spices for cooking in the cabinet. The beds were very comfortable, though w could have used another king. The rooms were well lit. There was a brand new Weber grill, though we did not use it. Great directions and communications were provided. Easy check-out procedure.

If you seek to enjoy a great home, this is the place. It fit 13 of us very nicely, is very quiet and comfortable (everyone loved the beds!) and is located on a great beach. We were lucky in mid-October to be blessed with temps in the low 80's, so the grandkids and the rest of us got to fully enjoy the water as well. The kitchen has everything you might need. If you are looking for a home to rent on Carolina Beach, do yourself a favor and book this one!!

The first thing I saw on our arrival at Dolphin Watch was a hand made sign wishing me a Happy 62nd Birthday! I knew immediately it was going to be a wonderful trip, one for the memory book, and so it was! We all dumped our duffles and took a tour of the house. Each bedroom was perfect! We christened the king bed room with its spa tub and private balcony overlooking the ocean “The Penthouse.” Many a wee hour conversation kept company with the sound of ocean waves and moonlight on water. Having a twin bed and a double in the other upstairs bedroom made my soon to be 6 year old granddaughter right at home being in the same room with mommy and daddy. (Although there WAS a mermaid on Grammy’s bed one morning...) And the private bathroom was great for the three of them. I picked one of the two queen rooms, which also had a private bath, and my daughter liked the one with an old fashioned headboard. The two “boys” (both in their 30’s) shared the room with two sets of bunk beds. “Pirate Cove” I called it. Enter at your own risk. The huge kitchen table allowed us all to eat meals together, play Bananagrams and Monopoly (SO much fun-we are STILLteasing Roger about now owning Carolina Beach.) The kitchen was very well stocked with all the dishes, pots, and pans for our cooking pleasure. Shrimp boil and pasta puttanesca! Midnight pancakes! I think the area of the house we used the most was the deck off the kitchen. It was also roomy enough for us all to sit and watch the pelicans fly over (I think that’s what they were) and enjoy the ocean breeze and sunsets. We all loved having the private, short board walk to the beach. It was lovely be on the beach in minutes, run back if someone forgot something, make as many trips to the ocean as we wanted, and enjoy the beach chairs, beach umbrella, and handy outside shower that were provided. I greeted each day with a beach walk to the pier and back, collecting shells, watching dogs playing. My daughter got so many amazing pictures. We also had such a fun time reading the guest journal, especially the adventures of Kenny, the pirate? ghost? time traveler? that so many guests have so amusingly added to. 5 stars and kudos from the birthday gal and company! Truly, this is the way to have a trip to the beach! Thanks so much iTrip! __

Myself and 10 other girlfriends recently stayed here for a long weekend and had a blast. The house is right on yhe beach and there were tons of chairs and umbrellas we could use. Lots of bathrooms which is a plus with that many ladies! Kitchen was well stocked with plates/flatware & big cooking pots. Bev fridge with ice maker in the bar area was a plus. We would definitely rent again!

This place was perfect for our group of 10, including 2 families and 5 kids. The private beach access was so convenient. The outdoor shower made coming back from the beach so much easier. The decks were spacious and had great views, providing us more space to spread out and relax. The kitchen was decently stocked. This house was so perfect for the weekend! We had a group of 10 people and there was plenty of space (and bathrooms) for us all! We were able to walk straight out to the beach and had a wonderful time. The owners of the property were so thoughtful and made a birthday sign for my husband. It was easy to check in and we will definitely be back! I would highly recommend this place to any families looking for a beachfront property, groups of friends, etc. great for all!

Our family enjoyed a long weekend here! Comfortable and convenient with lo the amenities of a fully stocked house. Comfy beds and easy parking. Grocery store right nearby, and an extra mini fridge for all your beverages. We suggest bringing plastic plates and cups for toddlers!

For the 5 kids and 5 adults 3 generations in our party, this is the perfect house for a beach vacation. The location is great and the house is so nice. We’ve had poor experiences with other agency’s representations of the properties but this is right on. Would recommend more plasticware in the kitchen for leftover storage. Wish you allowed small dogs (under 20 lbs) as part of the family with a deposit of course for damages if any occur. Many thanks for a lovely time.

My family and I had previously booked a vacation at Disneyworld but had to cancel due to COVID-19. We scrambled at the last minute to find a vacation home on the beach that could accommodate the nine of us. Not many house were available during the early July timeframe and we were very lucky to stumble across Dolphin Watch. The house fit our needs perfectly. It's a left/right split house with our side mainly on the first and second floors and the other guest side on the second and third floors. We had ample bedrooms and a large gathering area open to the kitchen. It was great to sit out on the decks and view/hear the ocean in the mornings while eating breakfast. Going to the beach was super easy. Just go downstairs, gather up your beach stuff in the locker, and walk across the wooden gangway. Bam! You're right on the beach ready to roll. We found management to be very easy to work with and also helpful recommending places to eat and go. Super responsive. In terms of improvements, we recommend a few items. First, it would be nice to have a gas grill versus charcoal grill. Much easier and faster to start up. Second, we didn't know about the sand shower downstairs until we looked around. Easy fix - just mention that in the welcome pack. Third, the wooden gangway needs a bit of fixing. There were popped nails in a few places - not in the center but along the edges. If you accidentally step on one, that's a MAJOR issue. All in all, I highly recommend Dolphin Watch.
