Nestled under the beautiful trees of Amelia Island is this spacious 2nd level 2 br / 2 bath Condo featuring vaulted ceilings, transom windows, and several sliding doors to enjoy the wonderful breezes!

The Owners Suite features a King Size Bed and Bath with dual sinks and full tub/shower combo. The Guest Suite features two Queen Size Beds and Bath with full tub/shower combo.

Pet Friendly - pets less than 25 lbs - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Max 1 dog. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.

A short walk to the beach – and a beach kit is provided including; beach wagon, beach umbrella, cooler, 2 beach chairs and beach towels! You may also decide for a relaxing swim in the pool or a stroll down any of the paths throughout the beautiful grounds of Amelia Island Plantation. A visit to Walker's Landing, The Oaks or Drummond Park! All are easily accessible by car or if you rent bikes or a golf cart! Leave the Condo and head to Beach Lagoon Road to cross over A1A. Follow the signs to any of the parks. Beautiful sunset views - so pack up the portable picnic basket/cooler that we provide - and enjoy your evening! The first Wed of each month is the community Food Truck Night at The Oaks! Stop over from 5pm to 7:30pm and see which delicious options are available! (Schedule may vary) Both Walker's Landing and Drummond Park have some benches, swings and docks to sit out on for the best views. You can also fish off of the dock - FL fishing license is required. Drummond Park also has pickleball courts, a small soccer field, kids playground, BBQ Grills (bring your charcoal & grill tools) - and an open pavilion with a ping pong table! Get your game on and have some fun! Drummond Park also has an upstairs lookout at the top of the pavilion. These areas also offer bathrooms for your use. Grab a cup of coffee from the coffee bar in the morning and enjoy the breezes from one of the two balconies. The full kitchen has everything you would need to enjoy an evening in and cook - or to make breakfast for your group before heading out to enjoy the day!

This condo is idea for families - with sleeping for 6 - or even some couples or friends traveling together for a week away at the beach! We have a new sectional in the living area - new flooring in the bedrooms - freshly painted and a few other new items!

Game night might be fun! Check out Monopoly, Scrabble, Dominos, Trivial Pursuit, Catch Phrase or play some cards. Smart TV's in the bedrooms and living area - be sure to bring your login info for Amazon Prime, Netflix, Hulu or other subscription service.

If golf is your thing - there are many beautiful courses that are sure to challenge your skills! If you enjoy shopping, there are many boutique style shops on the grounds of Amelia Island Plantation as well as other areas of Amelia Island & Fernandina Beach. Craft Beer Aficionados have plenty of options too! Food lovers of all types have so many choices, you might need to stay longer just to be able to experience them all! From fresh caught fish & seafood to homemade pastas, great burgers & pizzas - there are choices to meet everyone's palate!

Maybe bike riding, kayaking or horse back riding will start your day? Bring your tennis racket and strike up a game! For a super fun adventure - check out the Cat Boats and see what they are all about. The Jacksonville Zoo & Gardens and CattyShack Ranch Cat Sanctuary are a short 25 minute drive away. Downtown Jacksonville is a 40 minute drive, offering a variety of professional sports teams and concert venues too. Some amenities noted are nearby - an additional fee may be required. Enjoy this Courtside villa with a community pool nestled among the beautiful oak trees, and Amelia Island Plantation Tennis Park just steps away from your villa. Only 10 minute walk under oak trees will take you to the ocean’s edge to walk on the beach and swim in the fantastic Atlantic Ocean.

Take a walk to the village and enjoy a beverage at the Falcon's Nest, and Marche Burette, and enjoy the Plantation's many shops and restaurants. The Omni Hotel is close by and you can rejuvenate at the nearby Spa, ride bicycles through the plantation’s many trails, visit and enjoy the miniature golf course with your family, or enjoy a golf game on one of Amelia Island Plantation’s 3 golf courses. There is restricted access to the main Omni hotel pool, fitness center, shuttle service, and Racquet Park to only club members and their guests. This property is not a rental through Omni Amelia Island Plantation. No motorcycles, RV's or Trailers are allowed on the grounds of Amelia Island Plantation. This unit is all on one level but it is on the 2nd story (Vaulted Ceilings).

ARRIVAL & DEPARTURE

Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.

Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Se

The primary purpose of a bathroom exhaust fan is to remove the moisture out of the bathroom.   These fans help control and eliminate bathroom odors as well.   It will rid the bathroom air of excess moisture, humidity and other pollutants.

When should you operate the fan?   According to the HVI  (Home Ventilation Institute) The bathroom fan should only be operated for about 20 minutes during and after a bath or shower.  

Should the fan be left on all day or left on all night?     You especially should never leave the fan on all of the time.  If it is run too long it can overheat and become a serious problem and fire hazard.  
The full name of each guest must be provided for registration at the Guard Gate.
The license plate & Make/Model of all vehicles must be provided so they can be registered at the Guard Gate.
Please remember you are in Florida, where temperatures routinely exceed 90 degrees during the day. A properly functioning AC system can, at the most, lower the temperature 20 degrees from the outside temperature, so if it's over 90 degrees outside, the AC will struggle to cool the house below 75 degrees. Setting the temperature 20 degrees or more below the outside temperature or running it with windows and/or doors open will cause the AC system to run excessively while it attempts to achieve the set temperature and may cause the HVAC system to freeze and malfunction.  If this happens, you may incur an additional charge for AC repair and you will not have any AC until the repair service is able to resolve the issue.  Refunds are not given for this.  We recommend keeping blinds and curtains closed during the day to limit light/heat from entering the property.  The hottest part of the day will be between 2pm and 7pm - you should not anticipate the AC to be able to start to drop the temperature lower until after that time has past and the sun has set.
We get asked about Palmetto Bugs all the time.  They have been in Florida for a LONG TIME!  They can be pretty big, they fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. We have a lot more sightings during our summer rainy season.  We have regular pest control service at all of our properties to assist in managing them.  However, they will get in thru open doors, garages, windows, etc.  

Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties.   These are good for the environment and are not anything that we treat for!  You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around.   There is nothing wrong with this - it is part of our local environment.  

This is really just informational.  They are a part of our Florida Tropical Climate.  No refunds are given for these issues. Thank you!

 
AGREEMENT
Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included.  Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests.  Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment.  Should the laws change regarding applicable taxes, we will adjust your reservation accordingly.  This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description.  Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight.  If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.  Or you will be billed a $500 penalty for violating the Smoking Policy.   Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge.  An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided.  There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure.   Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties.   Failure to complete these instructions will result in an additional charge of $50 per hour for completion. 
Firearms & Weapons
The safety and security of our guests and staff is extremely important to us.  Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff, and owners, and pertains to the presence of firearms and weapons on the premises.  Agent recognizes that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes.  This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises.  All of iTrip Vacations homes are private property.  Guests, who are lawfully permitted to possess a firearm or weapon, may bring such onto our premises for storage purposes only, with the understanding that they are personally responsible for the following:
  • Guests must abide by all Federal, State and local laws.
  • Firearm and weapons must be appropriately registered.
  • Firearms must be unloaded
  • No cleaning of firearms is permitted on the premises.
  • Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
  • No fireworks of any kind, including sparklers.


When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival.   This will give you access to the front door of the property.   Additionally, names & ages of each guest are required in advance of your arrival;  make/model of your vehicle(s) are required upon arrival.   Maximum Occupancy of both persons and vehicles is enforced.  
No Hair Dye / Staining Substances Allowed:
To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.


 
We do not allow birds (including parrots), reptiles, livestock, fish or any other exotic animals in any of our properties at any time - regardless of being designated as pet friendly.  
Please be aware - when you bring in all of your groceries and load up the refrigerator - it is going to take time to cool everything back down!  Make sure you do not block the vent that brings in the air-flow.  The more full the refrigerator is - the harder it is to keep everything cool.  It needs unrestricted air-flow & circulation to be able to keep everything to the appropriate temperature.  Once you put everything in - please wait a minimum of 4 hours before reaching out that there is an issue.  We won't be able to do anything until that much time has already passed since you inserted your items.  Thank You!
Guests are not authorized to perform, schedule or coordinate any repairs to anything at the property during their stay.  Any issues that arise where maintenance or repairs are needed will be coordinated by the host only.

Beautiful, peaceful and comfortable

We stayed at Amelia Courtside Villas at Omni Amelia Island Plantation this past September. The condo was fabulous. It was beautifully decorated and had every amenity you could imagine. The bedrooms were spacious with their own balcony and private bath. The living quarters had a full-size dining table and chairs along with a large den area for relaxing. The kitchen was fully equipped with a stove, microwave, full size refrigerator plus any pots, pans, utensils and dishware should you want if you chose to eat in. The grounds at the plantation were well maintained and quite beautiful. We were within walking distance of the beach, pool and restaurants. The town of Fernandina Beach was close by and we enjoyed a day of shopping and sightseeing there. We had a super fun experience and highly recommend you spend time at this condo.

Spacious, unpretentious and affordable condo near many beaches

We spent a week in this cute condo on Amelia Island. The road leading to the condo is lined with beautiful live oaks dripping their moss over the roadways. The unit itself is very spacious with large bedrooms and a huge open living room. The beds are comfortable and I especially liked the cozy comforter. The stocked kitchen allowed us to cook our own meals everyday and we had some seafood feasts. It's especially quiet at the condo. The parking lot had a number of cars but you rarely saw or heard anybody. We didn't use the pool right outside the condo because it was winter, but the beaches were still warm enough to swim. There are numerous beaches nearby, several with lots of shells and sharks teeth if you look diligently.

WONDERFUL PLACE

It was a wonderful stay and is as pictured. It was very beautiful. I plan on coming back soon. It was as advertised and very clean. The owners are great and so easy to work with. I highly recommend it. It’s perfect for taking teenagers as they have their own balcony and room. There are stairs so if you have that problem with stairs it could be an issue. I have psoriatic arthritis and was able to go up them.
