Come & Enjoy a stay with us at Sea Salt!

A quick 4 blocks to the beautiful Jacksonville Beaches area and you will sink your toes into the sand and enjoy the gorgeous Florida sunshine! Smell that salt air and catch some rays! You can quickly walk the 4 blocks, pulling the beach wagon with cooler, towels and a few chairs; or leave the wagon at home and hop on one of the 2 bikes that are included in the rental! After spending the day at the beach, come on back to Sea Salt, rinse off your sandy self in the outdoor shower and relax in the great courtyard or cozy up in the open living area - or maybe even catch the sunset from the balcony off of the 2nd floor. Our living room sofa & chair: sometimes we use our blue covers and at other times we use our white covers. :)

**We have redone our kitchen island to a new one with more storage and larger top than is shown in the photos. At present, the bar side overhang is not there as they provided a top that fits exactly to the larger island. However, we will be changing that out to the oversized one with the hangover side for the bar seating as soon as it arrives! Once we have that completed, we will be updating our phogoraphy!

Non-Smoking Property: The entire property is no-smoking.

*Propane for the grill is not included. Firewood is not included. The BBQ and Firepit must remain where they are located. The BBQ is on the gravel area and must remain there for use. The firepit is located on the center of the pavers in the yard. This is for the safety of all guests. When using the firepit tools, they must remain on the pavers and not placed on the turf! Any questions, please ask first! We have brand new outdoor patio furniture in our side yard and will be updating our photos soon!

Sea Salt is also close to the area hospitals including The Mayo Clinic & Baptist Beaches Medical Center. *The road around the Townhome has been freshly paved and the road work has been finished up! We are very excited! We will be updating our photography in early January 2024! So please watch for our updates!

A short drive to Downtown Jacksonville lets you take in sporting events & concerts. OR visit The Jax Beach Pavillion for events there too! This is a great location to take in the The Players Championships at Sawgrass. You can also take advantage of a Tuc-Tuc and tour the craft breweries around downtown Jacksonville. Some amenities may be nearby - additional fees may be required. Such as boat rental, golf, horseback riding, etc.

Pet Friendly - pets less than 40 lbs - (max 2) additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.

ARRIVAL & DEPARTURE

Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.

Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. Frequently Asked Questions

The primary purpose of a bathroom exhaust fan is to remove the moisture out of the bathroom.   These fans help control and eliminate bathroom odors as well.   It will rid the bathroom air of excess moisture, humidity, and other pollutants.

When should you operate the fan?   According to the HVI (Home Ventilation Institute) bathroom fans should only be operating for about 20 minutes during and after a bath or shower.  

Should the fan be left on all day or left on all night?     You especially should never leave the fan on all of the time.  If it is run too long, it can overheat and become a serious problem and fire hazard.  
You fill find in the back room behind the kitchen is a beach wagon and cooler. Also, outside in the gated side yard is some beach chairs and bikes. After you use any of the beach amenities please be sure to rinse them off with the hose or outdoor shower located in the gated side yard, before returning them back.  Any items missing or damaged will result in additional charges.
Please remember you are in Florida, where temperatures routinely exceed 90 degrees during the day. A properly functioning AC system can, at the most, lower the temperature 20 degrees from the outside temperature, so if it's over 90 degrees outside, the AC will struggle to cool the house below 75 degrees. Setting the temperature 20 degrees or more below the outside temperature or running it with windows and/or doors open will cause the AC system to run excessively while it attempts to achieve the set temperature and may cause the HVAC system to freeze and malfunction.  If this happens, you may incur an additional charge for AC repair and you will not have any AC until the repair service is able to resolve the issue.  Refunds are not given for this.  We recommend keeping blinds and curtains closed during the day to limit light/heat from entering the property.  The hottest part of the day will be between 2pm and 7pm - you should not anticipate the AC to be able to start to drop the temperature lower until after that time has past and the sun has set.
We get asked about Palmetto Bugs all the time.  They have been in Florida for a LONG TIME!  They can be pretty big, they fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. We have a lot more sightings during our summer rainy season.  We have regular pest control service at all of our properties to assist in managing them.  However, they will get in thru open doors, garages, windows, etc.  

Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties.   These are good for the environment and are not anything that we treat for!  You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around.   There is nothing wrong with this - it is part of our local environment.  

This is really just informational.  They are a part of our Florida Tropical Climate.  No refunds are given for these issues. Thank you!

 
AGREEMENT
Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included.  Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests.  Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment.  Should the laws change regarding applicable taxes, we will adjust your reservation accordingly.  This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description.  Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight.  If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
PET POLICY
Pets are allowed on property - must be disclosed in advance and pet fee paid.  Max 2. If there is evidence of pets without disclosure, a $500 fine will be charged.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.  Or you will be billed a $500 penalty for violating the Smoking Policy.   Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge.  An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided.  There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
FIREPIT/BBQ:  the firepit is NOT to be moved from the center of the paver area in the yard.  Moving of the pit and any damages then caused to the yard/landscaping are the responsibility of the guest and will be charged accordingly.  The BBQ needs to remain on the gravel area for use.
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure.   Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties.   Failure to complete these instructions will result in an additional charge of $50 per hour for completion. 
Firearms & Weapons
The safety and security of our guests and staff is extremely important to us.  Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff, and owners, and pertains to the presence of firearms and weapons on the premises.  Agent recognizes that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes.  This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises.  All of iTrip Vacations homes are private property.  Guests, who are lawfully permitted to possess a firearm or weapon, may bring such onto our premises for storage purposes only, with the understanding that they are personally responsible for the following:
  • Guests must abide by all Federal, State and local laws.
  • Firearm and weapons must be appropriately registered.
  • Firearms must be unloaded
  • No cleaning of firearms is permitted on the premises.
  • Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
  • No fireworks of any kind, including sparklers.


When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival.   This will give you access to the front door of the property.   Additionally, names & ages of each guest are required in advance of your arrival;  make/model of your vehicle(s) are required upon arrival.   Maximum Occupancy of both persons and vehicles is enforced.  
No Hair Dye / Staining Substances Allowed:
To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.


 
We do not allow birds (including parrots), reptiles, livestock, fish or any other exotic animals in any of our properties at any time - regardless of being designated as pet friendly.  
Please be aware - when you bring in all of your groceries and load up the refrigerator - it is going to take time to cool everything back down!  Make sure you do not block the vent that brings in the air-flow.  The more full the refrigerator is - the harder it is to keep everything cool.  It needs unrestricted air-flow & circulation to be able to keep everything to the appropriate temperature.  Once you put everything in - please wait a minimum of 4 hours before reaching out that there is an issue.  We won't be able to do anything until that much time has already passed since you inserted your items.  Thank You!
Guests are not authorized to perform, schedule or coordinate any repairs to anything at the property during their stay.  Any issues that arise where maintenance or repairs are needed will be coordinated by the host only.

The condo was wonderful and we fully enjoyed our stay. The condo was as pictured, we didn't use the 2nd bdrm or the cubby loft area but both were set up nicely. The office space came in very handy for work when needed. The new side yard also very nice. Location is great to walk to everything, we spent every day enjoying morning walks to the beach and the area restaurants. The locals in Jax are the best in Florida. Always so friendly and the restaurant owners/works great! We needed to reach out to the owners for a rain issue and Sue responded immediately! She was very nice and easy to work with. Great place to stay.

We returned to Sea Salt in Jacksonville Beach for another long weekend, and loved our stay! Sea Salt had everything we could need, the weather was beautiful, we enjoyed walking to local spots (Sago, Delicomb, Mellow Mushroom to name a few) and had a perfect beach day on Saturday!

Perfect Beach Retreat

My boyfriend and I stayed at Sea Salt for a weekend and it was perfect for us! The location was fantastic, walking distance to the beach, bars and restaurants. Everything we needed for a beach weekend was available: sunscreen, beach chairs, coolers, towels, etc. The bikes came in handy to ride to breakfast at Delicomb on Saturday morning. The kitchen was fully stocked, as were the bathroom and linen closets. The décor is bright and beachy, and the neighborhood was safe and friendly. There were only two of us, but we absolutely could have fit 5-6 in comfortable beds. We will definitely stay here the next time we visit Jacksonville Beach and would recommend to anyone looking for a beach retreat!

Exceptional stay

My buddy and I rented the home for just over three weeks and were privileged to experience this comfortable, clean, and spacious home within the vibrant and beautiful Jax Beach. The homeowners were overly generous in letting us use amenities; bikes, beach chairs, kitchen items, linens, etc and were readily available when needed. With three bikes available, you don't need to have a car to enjoy your stay here. We went to the beach daily and had the luxury of coming home to a comfortable outdoor shower and a grill (the fenced in and furnished patio was a treat in itself). Although there were only two of us, the house can comfortably sleep five or six. The neighborhood is incredibly friendly and there are all kinds of restaurants, bars and coffee shops within walking distance. I would recommend this rental to any couple or group looking for a short or long term stay!
