Come & Enjoy a stay with us at Sea Salt!
A quick 4 blocks to the beautiful Jacksonville Beaches area and you will sink your toes into the sand and enjoy the gorgeous Florida sunshine! Smell that salt air and catch some rays! You can quickly walk the 4 blocks, pulling the beach wagon with cooler, towels and a few chairs; or leave the wagon at home and hop on one of the 2 bikes that are included in the rental! After spending the day at the beach, come on back to Sea Salt, rinse off your sandy self in the outdoor shower and relax in the great courtyard or cozy up in the open living area - or maybe even catch the sunset from the balcony off of the 2nd floor. Our living room sofa & chair: sometimes we use our blue covers and at other times we use our white covers. :)
**We have redone our kitchen island to a new one with more storage and larger top than is shown in the photos. At present, the bar side overhang is not there as they provided a top that fits exactly to the larger island. However, we will be changing that out to the oversized one with the hangover side for the bar seating as soon as it arrives! Once we have that completed, we will be updating our phogoraphy!
Non-Smoking Property: The entire property is no-smoking.
*Propane for the grill is not included. Firewood is not included. The BBQ and Firepit must remain where they are located. The BBQ is on the gravel area and must remain there for use. The firepit is located on the center of the pavers in the yard. This is for the safety of all guests. When using the firepit tools, they must remain on the pavers and not placed on the turf! Any questions, please ask first! We have brand new outdoor patio furniture in our side yard and will be updating our photos soon!
Sea Salt is also close to the area hospitals including The Mayo Clinic & Baptist Beaches Medical Center. *The road around the Townhome has been freshly paved and the road work has been finished up! We are very excited! We will be updating our photography in early January 2024! So please watch for our updates!
A short drive to Downtown Jacksonville lets you take in sporting events & concerts. OR visit The Jax Beach Pavillion for events there too! This is a great location to take in the The Players Championships at Sawgrass. You can also take advantage of a Tuc-Tuc and tour the craft breweries around downtown Jacksonville. Some amenities may be nearby - additional fees may be required. Such as boat rental, golf, horseback riding, etc.
Pet Friendly - pets less than 40 lbs - (max 2) additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.

ARRIVAL & DEPARTURE
Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.
Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. When should you operate the fan? According to the HVI (Home Ventilation Institute) bathroom fans should only be operating for about 20 minutes during and after a bath or shower.
Should the fan be left on all day or left on all night? You especially should never leave the fan on all of the time. If it is run too long, it can overheat and become a serious problem and fire hazard.
Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties. These are good for the environment and are not anything that we treat for! You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around. There is nothing wrong with this - it is part of our local environment.

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
PET POLICY
Pets are allowed on property - must be disclosed in advance and pet fee paid. Max 2. If there is evidence of pets without disclosure, a $500 fine will be charged.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. Or you will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
FIREPIT/BBQ: the firepit is NOT to be moved from the center of the paver area in the yard. Moving of the pit and any damages then caused to the yard/landscaping are the responsibility of the guest and will be charged accordingly. The BBQ needs to remain on the gravel area for use.
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure. Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
Firearms & Weapons
- Guests must abide by all Federal, State and local laws.
- Firearm and weapons must be appropriately registered.
- Firearms must be unloaded
- No cleaning of firearms is permitted on the premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
- No fireworks of any kind, including sparklers.
When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival. This will give you access to the front door of the property. Additionally, names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) are required upon arrival. Maximum Occupancy of both persons and vehicles is enforced.
To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.
