Lake Silver Retreat III is a home with options ~ you can rent it as a 3 bedroom or a 5 bedroom (some holidays exclusions)! If you're ready for some Lake with a New Dock & Lego fun - Lake Silver Retreat in the Heart of the City will take your breath away! One moment you are surrounded by shops and restaurants and the next, you have found yourself nestled in this cozy retreat that is tucked away beneath the trees and close enough to touch the water of Lake Silver. Sit back and watch some of Winter Haven's very own Cypress Gardens Ski Team practicing from the backyard or watch a performance every third Saturday of the month at 5 pm or bring your fishing rod and try your hand at a bit of fishing, take a dip in the crystal waters or take a relaxing tour of the lake in a kayak ~ there's something for everyone here! The home offers room for families to come and enjoy & relax and spend some special time together. If it's parking you're worried about, we've got that covered with a circle driveway. A new dock has been added for you ultimate enjoyment of the water! You can bring your own boat or take advantage of the two kayaks & fishing poles available for use or if it's swim, feel free to take a swim in Lake Silver! The dock also has two benches for watching gorgeous Florida sunsets. With (2) two master bedrooms, and even a Legoland themed room for the younger ones with a bunk bed with a full mattress and one twin, we can fit everyone here! The kitchen is fully equipped and ready for all hands to join in the fun whether you're making a feast or just want to whip up a batch of cookies. The covered lanai patio is great for dining any time of the day and we have a propane grill outside! Grab one of the Adirondack chairs and enjoy your favorite glass of wine! Inside you will find 3 Smart TVs and a gaming table to play at, or just find a cozy spot to read your favorite book! If you are bringing your dog, we are a pet-friendly property. Small to medium size dogs are permitted max (2) with property manager approval and a $30 per night fee. Six nights or more $125 fee. Please notify us prior to arrival if you are bringing your dog.
Once you've arrived, you might not want to leave. If you do decide to get out for some activities or shopping, this home is just minutes from the heart of Downtown Winter Haven! Within walking distance is the Trailhead Park Playground where you can let the kids enjoy the splash pad & Winter Haven City Tennis Center if you're looking to be active. If you’d like to have a little fun at Legoland, we are only a quick 15 minute drive away! There are also pontoon tours that can show you around our well-known Chain of Lakes & share a little of the history! Being located right in the heart of downtown, it's a short drive to some of Winter Haven's local restaurants like Grove Roots Brewing Co. which offer citrus inspired artisanal beers that embrace traditions & tastes of Central Florida or if it's artisan coffee you want, we've got that too! There's so many options close by to choose from, it's endless. There's also a multitude of opportunities to shop at local antique shops, clothing stores and much more. If you're in to the arts, take a stroll through downtown checking out the alleyways for the murals painted by local and internationally recognized artists. You are close to Legoland & Cypress Gardens and the Chain of Lakes. Disney is only a 40 minute drive without all the hustle and bustle of the traffic and the City of Tampa is close, as well as the beautiful beaches of St. Petersburg and Clearwater!!

Tenant agrees that in outside areas there is no reasonable expectation of privacy and accepts the monitoring of the outside by security camera. Tenant agrees not to tamper with the security cameras.
Policies & House Rules: Please acknowledge
- Non-smoking residence; Smoking is strictly prohibited. This is a family friendly property and there will be additional charges if we discover any evidence of smoking in the home.
- Absolutely No events, parties or large gatherings - we want you to enjoy and have a great time, but disruptive parties are not permitted. Observation of quiet hours (10:00 pm - 8:00 am) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful. This is a cause for eviction with no refund.

Extended Stays - Any reservation exceeding 27 nights will be required to pay an additional cleaning fee each month that the stay extends. Cleaning will be coordinated with the management team. The additional cost will be added to your reservation after confirmation.

2- Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.
3-DOGS are allowed. If you are bringing your dog, we are a pet-friendly property. Small to medium dogs are permitted with property manager approval and $20 per night fee. Six nights or more $125 fee. Please notify us prior to arrival if you are bringing your dog - (Max 2 dogs).
4 - Please only park in the driveway - 5-6 max cars. Please do not park on the road.
5—Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.
6—Smoking of any kind is not allowed in the unit and if detected there will be a $250 charge.
7—Tenant agrees to leave the premises and its contents in the same condition, neat, clean, and tidy, as Tenant found the premises to be upon move-in. Normal wear and tear is expected however excessive dirt on floors, rugs or furniture may require additional cleaning and charges will apply.
8 - Family Rental Only -Reservations are not made by or for a minor, defined as any person under the age of 25.
9--Please report any damage to your host immediately.
10-FIreworks - Fireworks are NOT allowed at this property as you are within Winter Haven City Limits.
11-- Sleeping Capacity/Disturbances - Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of (7) seven people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
12--Utilities - No compensation will be given for temporary outage of electricity, gas, water or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
13- Hold Harmless - iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
14- Maintenance - Please report any maintenance needs for the premises and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
ADDITIONAL TERMS AND CONDITIONS The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.
Reservations may require further guest verification to prevent credit card fraud for both you and the host! Your booking platform does not share your personal information with your Host. Because of this, we do require the responsible party who is physically staying in the home to provide a valid photo ID after booking is confirmed. Your personal identification is not stored and is protected from distribution or use for any other purpose than identification, in accordance with Federal information security guidelines.
