Come to Lake Hamilton’s luxurious lake house and let the sunsets take your breath away as you relax and enjoy making memories at our gorgeous Mediterranean home! No detail has been missed with a gorgeous patio, outdoor kitchen and heated pool to share with family & friends! The kitchen is full of natural light with three skylights that stream in the Florida sunshine! There is a fabulous patio door that opens to bring the outside in! If you prefer to spend some downtime with the kids by the heated pool or dip your toes in Lake Hamilton or spend a day out on the lake fishing, at Haven's Oasis, all those options are there for you. We have two double seating 13.5 ft kayaks for the adventurers! This beautiful, spacious home has plenty of room for a family reunion or a gathering with good friends.

The home has 100 ft of waterfront fun with two docks for easy lake access. The nearest boat launch is less than 1 mile away from the property. The large pato is complete with a heated swimming pool and outdoor kitchen and entertaining area with many tranquil seating areas - a dining table for six, a fire pit area & seating for four, outdoor bar with two bar stools, two chaise sun loungers & an outdoor sofa. The gourmet kitchen will not disappoint and is fully appointed with all the necessities for you to make a feast! The master is just off the kitchen and living area and has its own private suite to do a bit of work or just enjoy some quiet time. There are also two bedrooms and one doubles as a game room that the kids will love. There are a total of two full baths and a half bath on the ground floor and a full laundry room. As an added bonus, there is a movie theater for your entertaining enjoyment complete with twinkling lights on the ceiling for the full effect!
Legoland & Peppa Pig Theme Parks are within 4 miles of the property and with easy access to Highway 27. Disney Parks are only 27 miles from the home and 45 miles from Orlando International Airport. We are also just a 10-15 minute drive to downtown to try one of the many restaurants available in Winter Haven.

NOTE: Security cameras are solely monitoring outside the property and are not present inside the property. Tenant agrees that in outside areas there is no reasonable expectation of privacy and accepts the monitoring of the outside by security camera. Tenant agrees not to tamper with the security cameras.

1-PLEASE no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted. Observation of quiet hours (10p – 8a) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.
2- Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.
3- Pets are not permitted.
4 - Please only park in the driveway - 4-5 cars and boat trailer.
5- Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.
6- Smoking of any kind is not allowed in the unit and if detected there will be a $250 charge.
7- Family Rental Only -Reservations are not made by or for a minor, defined as any person under the age of 25.
8-Pool is serviced weekly by a pool service company. It is NOT serviced on every arrival day. Storms and prior guests may mean it is not in pristine condition. Pool use at your own risk.
9-Two Kayaks for your use available. If any damages occur, you will be charged accordingly.

8- Sleeping Capacity/Disturbances - Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of people noted in the listing, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
9 Housekeeping- There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, soap is provided. There is a one time cleaning fee. NOTE: Bookings exceeding one month will be charged an additional cleaning fee per month and cleaning will be organized with management.
10- Utilities - No compensation will be given for temporary outage of electricity, gas, water or internet service or Pool/spa heating issues. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
11- Maintenance- Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos, internet.
12- FIREWORKS are NOT allowed in the community.

14- Hold Harmless - iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
15 - Cancelation policy - In the event that you must cancel or change your reservation, please be aware that cancellations or changes must occur at least 30 days prior to arrival date. If cancellation occurs 30 days or more prior to arrival date all monies will be refunded and $100.00 administrative fee may be charged. If changes occur 30 days or more prior to arrival date, modifications to booking dates can be made without penalty. Bookings canceled at least 14 days before the start of the stay will receive a 50% refund. If changes occur at least 14 days before the start of the stay, modifications to booking dates may be made but will be subject to nightly price changes. GUESTS THAT DO NOT CANCEL WITHIN THE 14-DAY TIME FRAME WILL BE CHARGED THE FULL AMOUNT. If changes occur within the 14-Day time frame, modifications to booking dates may be made but will be subject to nightly price changes and penalties. There will be no refund for early departure unless authorities request mandatory hurricane evacuation. Trip cancelation Insurance is recommended.
15- LIABILITY WAIVER: Our property provides you with a unique opportunity to swim, fish, enjoy the decks, dock, fire pit, and use the kayak(s). We want you to take advantage of these amenities and have a memorable visit. However, by agreeing to our House Rules, you acknowledge that there are inherent risks involved with participating in these activities and that lakes, docks, decks, stairs, campfires and kayaking may present dangers for adults and children. Children must be carefully supervised at all times when near the water. If you swim or use the kayaks (especially children) we strongly recommend the use of life jackets which are provided for you and your guests. Because the water at the end of the dock is shallow, no diving off the dock is allowed. Alligators are also found in lakes in Winter Haven. Please be cautious and never feed them. By agreeing to the House Rules, you acknowledge the potential risks discussed above, agree to accept full responsibility for any bodily injury that may occur to you and others in your party, and waive any claim whatsoever against the owners for accidents or claims arising from these activities.
ADDITIONAL TERMS AND CONDITIONS The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.
POOL RULES (if applicable):
1. Use pool at your own risk. We are not responsible for accidents or injuries.
2. We ask that you please do not touch the pool controls. If you need assistance or feel that something is not working properly, please call iTrip & let us know.
3. No glass in the pool area.
4. No running, pushing or other dangerous horseplay - area can be slippery when wet.
5. No diving.
6. Children should always be supervised.
7. If there is an emergency, please call emergency services.
