Eagles Overlook 104 offers luxurious mountain-style living in a quiet location near the Steamboat Ski Area with unbelievable views of the Yampa Valley, including Rolling Stone Golf Course and Howelsen Hill. Experience epic sunsets, as well as July 4th and Winter Carnival fireworks from 2 different decks.

The spacious, three-level, 3,144 sq. ft. town home offers three separate living areas with ample privacy and large HD flat screen TV’s with streaming. You can relax and have quiet time on one while kids play foosball on the second and others watch a movie on the third.

The top floor great room is beautifully furnished with high-end furniture, fixtures and finishes as well as a fireplace, vaulted wood beam ceilings, access to the expansive upper deck/grill, a large flat screen, comfy seating including two large leather chairs and sofa. It also incorporates a spectacular dining table with ten leather chairs and a professional kitchen, featuring a Jenn Air 6 burner gas stove with griddle, two ovens, an oversized fridge, mountain-style wood cabinetry, and granite counters. It also includes a dishwasher, an island bar with 4 bar stools and is fully equipped with everything you would need for dining in. There is a powder room off of the great room.

The 2nd living area is on the hot tub level and has a foosball table, more comfy seating around a large flat screen and accesses the covered deck where the large, 5 person Hot Tub is located. A queen sofa sleeper is located in this living area.

The 3rd living area is on the basement level and features more comfy seating around another large flat screen. There is also a wet bar with mini-fridge, microwave and sink and another table with seating for four and perfect for cards, board games or dining. The sauna is also in this room.

The 4 bedrooms are dispersed on three different levels. The private level master suite, offers a king bed, a huge walk-in closet, Jacuzzi tub, walk in steam shower, large dresser, rock gas log fireplace, vaulted wood beam ceiling and bay windows looking out to National Forest.

A large second master suite with a king bed offers great privacy, lots of space and storage and a full bathroom with a tub/shower combo. The en suite also has an office desk/built in hutch. Combined with high-speed Xfinity WiFi, this makes the Eagles Overlook 104 a great option for your remote working needs.

There are two other bedrooms on the hot tub level that share a full bathroom with a tub/shower combo. One has a queen bed and the other has two handmade log bunk beds, one twin over full, one twin over twin (3 twin beds, 1 full bed).

The laundry room is equipped with a storage cabinet, stainless sink and full size washer and dryer.

Most mountain residences, including this property, do not have air conditioning. Fans are provided for your comfort.

There is an elevator, which makes bringing in your luggage and groceries, as easy as can be, an over-sized 2 car garage (note only 1 space available), 2 additional driveway parking spots and a snow melt system for the concrete driveway. The property is conveniently located just 2.5 miles from the mountain base area and 4 miles from downtown Steamboat Springs. Walk to golf, bike to the mountain, hike to Fish Creek Falls, all within minutes of this location. Access to golfing, biking or hiking to Fish Creek Falls, Emerald mountain, or the Steamboat Ski Area are all within a few minutes from the town home.

Originally started as a summer resort destination, Steamboat has become renowned for its world-class skiing and mountain biking options. And your Steamboat vacation rental will put your family in the middle of it all.

Winter activities include skiing, snowmobiling, snowboarding, biking, sledding and fishing. The city houses two ski areas – Steamboat and Howelsen Hill, Colorado's oldest continuously operated ski area. Or simply play in the smooth, dry snow, referred to as Champagne Powder, for which Steamboat is known.

Mountain biking is huge in Steamboat. Known as Bike Town USA, the city has trails for all ages and skill levels. Hundreds of miles of single track, as well as over 50 miles of downhill and freeride terrain.

Tenant agrees to leave premises/contents in same condition as found upon move-in, normal wear/wear expected
Max number of occupants shall not be exceeded. Occupancy exceeding/using premises for illegal activity/causing damage to premises or neighboring properties and other acts which interferes with neighbors' right to quiet enjoyment of their premises.
No open flames. Candle burning not permitted on balconies/in unit with exception of wood burning fireplace. Do not remove smoke detectors. Use stove fan when cooking to avoid smoke alarm activation.
There is no daily maid service but can be arranged for fee.
"No pets" policy must be observed (unless noted as pet friendly/fees have been paid). If evidence found you will be asked to vacate immediately with no refund of rent/deposit.
No smoking in unit. Damage deposit will be forfeited/you will incur charge of $1000 if you opted for damage insurance as smoking is not covered. You will incur additional charge for carpet cleaning and deodorizing if evidence of smoking.
Reservations are not made by or for a minor, defined as person under age of 25. We require one member of party to be 25. Violators will be evicted with forfeiture of all monies.
Owner/owners agents may enter premises in case of an emergency; to make any necessary repairs/alterations/improvements/supply necessary services/show premises to prospective purchasers/renters/contractors. Owner will provide at least 24 hrs notice of intent to enter (except in case of emergency)
Report maintenance needs, we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating/air conditioning/appliances/televisions.
iTrip or Owner, do not assume liability for loss/damage/injury to persons/personal property nor accepts liability for inconveniences/damage/loss/injury arising from temporary defects/stoppage of water/gas/cable/wifi/electricity/plumbing, as well as due to weather conditions/natural disasters/acts of God/other reasons beyond its control.
Tenant acknowledges if premises reserved includes a community pool, the undersigned agrees and acknowledges pool/patio/deck can be dangerous, the deck/patio can be slippery when wet, and injury may occur if not careful. With full knowledge of above,Tenant accepts/assumes all risks involved to Tenant/Tenant's guests related to use of pool/patio areas.
Tenant fully releases/discharges Owner from all liabilities/claims/demands/causes of action by reason of any injury/loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any guests as result, or connection with occupancy of premises and agrees to hold Owner free and harmless of any claim or suit arising. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves right to terminate this Agreement upon their discretion at any time.
Any violation that incurs a fine will be tenant responsibility. Examples include improper trash disposal, smoking, excessive noise, parking violations.

We had a wonderful time at Eagles Overlook! The condo was amazing with a great kitchen that was fully stocked, lots of space, a hot tub and foozball table! We couldn't ask for more. Plus the shuttle was fabulous. The drivers were always on time, they were friendly and helpful, and it made our stay stress free. I would definitely come back and stay here.
