This eclectic studio (388 square feet) includes a cozy private sleeping alcove with curtains and a sofa that pulls out to a full bed. The perfect retreat for a couple, corporate traveler, small family or a girlfriends' weekend.

This is the perfect location without a car! The Montreux Condos are walking distance to some of Seattle's best tourist attractions: the Seattle Center (which includes the Space Needle, Children's Museum, Pacific Science Center, Chilhuly Garden and Glass), MoPOP museum, Seattle Aquarium, and Pike Place Market. This Belltown location offers access to some of Seattle's best restaurants, coffee shops, bakeries, and the Downtown shopping area. And if you are a sports fan you are less than a mile away from the brand new Climate Pledge Arena (home of the Kraken NHL team) and less than 3 miles from Seahawks, Mariners, and Sounders' stadiums so you can enjoy football, baseball, or soccer games!

PROPERTY HISTORY AND HIGHLIGHTS

Built with a touch of European style, The Montreux was completed in 1999 by developer Christopher Koh of Coho Real Estate. Recognizing that Seattle’s downtown community was lacking buildings with character and charm, Koh’s vision of exceptionally affordable condos with timeless appeal came to fruition through design collaboration with John Boileau Architects and Dianne Shapard Interior Design. Together, they paid special attention to European architecture theme and details as well as creating an energy efficient, environmentally sound building. The 7 story building and features of the building include fitness center, club room, roof-top deck with expansive view of Elliott Bay, Lake Union and downtown, controlled access to building. Street parking. Paid parking is from 8am-8pm and there is a 4 hr time limit (please follow all parking signs). The City of Seattle uses the app PayByPhone. It would be helpful to download it prior to arrival.

You MUST check In using the Call Box at the front door. Check in instructions and the door code will be emailed 2 days prior to arrival. A fob will be on the kitchen counter to give you access to the Main front door during your stay.

* If determined that a party took place on any of the nights reserved, reservation guest will be charged $500, no exceptions!

* Must be 25 years old to reserve home.

* Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age.

RULES AND REGULATIONS
 
Day of Departure:
  • Tenant agrees to leave the premises and its contents in the same condition as Tenant found the premises to be upon move-in, normal wear and tear expected

  • Trash (must be in a bag with no recycled items) and dropped in the trash chute on your way to the elevator. You will you pass the door for trash on the way to the elevator. (instructions in the kitchen)
NOTE: Guest can have items returned for a $20 fee plus shipping 
 
SLEEPING CAPACITY/DISTURBANCES 
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right for quiet enjoyment of their premises. $100 fee per night for each extra guest over maximum occupancy. This property sleeps 4.

NOISE 
No PARTIES allowed. Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents. Depending on severity, we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to the property and issue a minimum $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities that could result in eviction, loss of all rents, and additional fines or damages after removal. Party monitoring equipment can be used in this unit (no confidential information is collected).

 
ABSOLUTELY NO PETS 
If evidence of a pet(s) is found on the premises you will be asked to vacate immediately with no refund of rent or damage deposit plus $250 extra cleaning fee plus any damages 

 
RENTAL AGE REQUIREMENT  
Reservations made for young single groups will not be honored without an accompanying adult (at least 25 years of age) staying in the unit at ALL times.

 
HOUSEKEEPING There is no daily maid service. Linens/towels are included and are not to be taken from the home (fees will charged for missing or damaged towels). NOTE: No glitter/confetti is allowed. Minimum $300 extra cleaning fee will be charged.

 
NONSMOKING UNIT 
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge of $500 for carpet cleaning and deodorizing if any evidence of smoking is found. No open flame is permitted. Do not dismantle smoke detectors as they are there for your protection. 

 
UTILITIES 
No compensation will be given for temporary outage of electricity, gas, and water. Outages will be reported immediately, and all efforts will be made to have them restored quickly

 
ENTRY BY OWNER 
Owner or owner's agents may enter the premises if there is an emergency or repairs are necessary. TENANT will be notified for a non-emergency entry.

- All dirty dishes should be placed in the dishwasher
- Trash & recycling should be put into the labeled cans in the driveway
