As you enter the first floor of the home, you will immediately notice the open concept living, kitchen and dining area, and the breath-taking, unobstructed gulf views that are all around! The living room features a large flat screen T.V., however the gulf views are entertainment in themselves! The kitchen is open with stainless steel appliances, and a dining room table for 6-7. Head out to the covered balcony to enjoy the salty air and listen to the waves hit the shore. You have your own private walkway do to the beach that makes coming and going a breeze!

Grill out on the bottom floor patio, or relax in the evenings in the hot tub! There is no shortage of outdoor space for the entire group!

Back inside, up on the second floor you will find the three additional bedrooms! The master suite features its own private balcony access, so right when you wake up the beautiful gulf is the first thing you see in the morning!

This is our second time staying at Sunrise Cottage, and it keeps getting better. The views, the gated community, the private beach, the restaurants and the shopping just short walk away… The house has all the essentials you need in the kitchen for family meals, and the bedrooms are sizable enough for anyone staying in there. The covered patio on the ground floor with a gas grill and hot tub is perfect to unwind. You can’t ask for a better place to stay. Any issues you may have, the management is quick to respond and takes care of it immediately. We love this house and will absolutely be back!

The Sunrise Cottage was the perfect home for our girls weekend! The beach views are stunning (even better than the pictures show!), the kitchen was well-equipped, and the house was very clean. The cottage is tucked away in a safe, gated community and is minutes away from shopping, restaurants, and a Publix! We had a concern with the oven, which was met with prompt and professional service. Of note: we brought our own beach chairs from home and were informed by beach staff that we had to rent umbrellas if we wanted to use our own chairs. Umbrellas cost $25 per day per 2 personal beach chairs or $80 per week. This was an unexpected cost as we read beforehand that umbrellas and chairs were not included and thus brought our own. Knowing this beforehand would’ve helped us plan and pack accordingly.

The house and location were wonderful. Our family had the best vacation ever there. Having chairs and umbrellas for us made it so easy to go down to beach everyday with just our personal items. Management was great notify us when someone was coming to fix something.

For 2 years, my friend and I pick a beach location to stay for a month at the beginning of the year to reset our pampered chef businesses. We invite other consultants to join us throughout the month. Our stay this year was at Sunrise Cottage and was just perfect. The kitchen was very well stock (important for pc ladies) and the home was very clean. We were lucky to be the first group to use the new hot tub! Our friends loved having the space to work independently and in small groups. We had a couple maintenance issues but Itrip customer service was exceptional and took care of little things (ice maker and fire alarms). We all loved the location and how close it was to Gulf Point and the restaurants there. And the VIEWS are amazing! Only tips we have are just decorative: new curtains/drapes on the second floor; ceiling fans would be nice to help move air; and new furniture on the deck and on the second floor master bedroom deck. We all really loved this location!

We have stayed at other rental houses and this one was the cleanest and best maintained and appointed. We couldn’t find the TV remote for one bedroom TV and the customer service was excellent! They responded immediately and brought a new remote within the next 30 minutes. We found the missing remote under a suitcase as we were preparing to leave. So it was our mistake all along. Our experience was 5 star!

Super cute place with amazing view of the ocean from the master bedroom and living room. What a treat to spend a week right on the water. Charming home with all the necessary amenities for a great family vacation. Only downside was the hot tub was not working due to a recent freeze and the sofas appeared a little grubby. Probably time to change out the slipcovers and pillows. Thanks for a good stay!

As I had communicated during our stay the first floor was absolutely not heating properly. It was 58 degrees the first 3 days we were there even though the upstairs was 73. Because of how cold the main floor was we could not use the bedroom on that level. Absolutely not acceptable for what we paid. Your maintenance was kind enough to come right out on Christmas Even and bring us a small space heater but that did not do much at all. Also the oven would not work most of the time. I believe that maintenance ordered a part for it but not sure. We had no ice the entire time we were there because the ice maker does not work. The refrigerator has drawers that are falling apart and need to be replaced. There are stains on the sofa, pillows and carpet that need to be cleaned. The view was gorgeous but all beachfront homes have that. I thought I would leave a review here before putting this on VRBO to give an opportunity to make this right. We are requesting a refund of one nights rent

This is our second year to rent this property and we love it. The house is perfect for the 7 of us and the location is breathtaking with beautiful views of the ocean. We feel very safe in this gated community and the restaurants and shops are all within walking distance of the house. We love the Sunrise Cottage and will be back next year

Beautiful home on the beach. Only issue was hot tub did not work and this was known prior to our arrival. I asked for a partial refund since it was advertised with a hot tub and I was told a supervisor would be consulted but no reply so far. Beds were comfortable and beach access it’s phenomenal. House needs some TLC (couch covers were pretty dirty for example).

When we arrived to our house we heard birds through the walls. They were stuck in the attic. We had to wait for iTrip to get someone to our house for two entire days of our vacation. Not only were the birds incredibly loud but they also were able to stick their wings through the slats in the ceiling. So we could actually see them. When critter control finally came Monday mid morning they installed a device to get the birds out of the attic. Unfortunately the birds never left and one ended up breaking through the thin ceiling in a closet and getting into our home. The kicker is that iTrip KNEW the birds were there before letting us come to stay… they admitted this to us. iTrip never ONCE mentioned compensating us for this huge issue we had while staying in one of their homes. When I mentioned wanting to be compensated they always changed the subject. We had family fly in from all over the country to stay in this house for a week. We paid thousands of dollars. And iTrip couldn’t be bothered to try to make up the situation for us. Their management is awful and they clearly don’t care about the experience of the people staying at their properties. Not to mention the giant stains on the couch and pillows along with having a paddle board out front on display and telling us it “wasn’t included in our package.” Oh, and the hot tub doesn’t work. This property is very poorly run and it is evident when you stay there.

Thank you for taking the time to leave the review. We are very sorry about the birds that got into the attic during your stay. We understand how this would be an annoyance and really wish we were able to remedy the problem more quickly. We also understand how waiting two days on the only available critter control company was an inconvenience. Every attempt was made to solve the issue ourselves the first day you brought it to our attention however, we were unable to remove the birds and were forced to wait for the experts. We have never had this issue in the past and per critter control, it should not be an issue in the future. We do very much care about the guest experience. We did not ignore your compensation requests as we typically do not refund guests for issues that are completely out of our control. We feel as though everything was done in a timely manner by iTrip. The paddle board out front was rented by the previous guests and had not yet been picked up by the beach gear rental company. We have no control over beach gear rentals or the time they drop off or pick gear up. I have passed on your concerns regarding the stain on the couch so that we can have the furniture professionally cleaned and would like to note after a maintenance inspection that the hot tub is in good working condition.

This location is amazing. The house was perfect!! We were lucky enough to stay for 2 weeks and hope to book again ASAP for the coming year. Private beach access out the back door made beach days with out two small kids so easy and enjoyable. They loved it! This house is family friendly but would also be wonderful for an adults only trip. Only two very minor things; the pedestrian gate numbers didn’t work (we had two to try) and the kitchen isn’t stocked with anything at all (we left some salt, pepper, and cinnamon!) All in all; we are itching to come back and didn’t want to leave to come home!

We stayed over Christmas and the house is adorable. Just a few steps and we were on the beach. Very peaceful and beautiful. The kitchen is nicely equipped or you can walk or drive to several restaurants nearby. On one of the colder nights, we enjoyed the hot tub. We would stay here again! Thank you

Our stay at Sunrise Cottage was outstanding. Our family loved the location, the open floor plan for gatherings, and the master bedroom offered some of the best views we’ve seen in all our years of visiting the 30A area. Being in a gated community also provided a sense of camaraderie with the other guests staying there as well. A couple of things need to be mentioned for future guests: 1) Tents are not allowed on this private stretch of beach. This was not an issue, and actually made the beach way less crowded, but that should probably be mentioned in the rental description. 2) The comments about the A/C are true and false. The air works fine. Any beach house with several windows facing the beach are bound to have hotter rooms. However, there should probably be 2 units, 1 for each floor. 3) Beach chair/umbrella rentals should likely be included or offered as part of the rental agreement. With tents and canopies not allowed on this private beach, chair/umbrella rental for the stay should be included in package. 4) The refrigerator ice maker needs to be replaced. Apparently it was removed at some point and not returned properly because the clips are broken that hold it in place. And the drawer in the freezer needs to be fixed. The slides on the right side are frozen and don’t slide the drawer out properly. And lastly, the corner lazy Susan cabinet door has come off its hinge. All easy fixes and all were not a problem for us. With all of that being said, if this house is available for our next planned vacation, we would 150% stay here again!

First - the good. It's on the beach which is awesome. The location is great. Now, let's really review the home and property management company. It does NOT come with 2 beach chair setup, so this is false advertising. We were told the owners no longer pay for this service which is just incredibly cheap of them in our opinion. I had to pay for this extra. Also, the smoke alarm in the kitchen beats any time you use the gas cook top. It is AWFUL and beats non-stop literally when you turn it on. So loud you can hear it from the ocean front. All of the furniture outside and inside needs to be repaired or tighten. The legs are wobbly and one chair outside literally fell apart when someone sat in it. They could have gotten hurt. The place was dirty and just not well managed. Overall, iTrip is just a booking service. They don't seem to really manage a property. These owners should hire professionals who know how to manage properties properly.

We have passed on your feedback to the owner regarding the chairs being offered again, and regarding the smoke alarm being too sensitive. We are very sorry about the inconviences you had during your stay, but had you called regarding the cleanliness or the wobbly chair our team would have been happy to come address those concerns immediately. We have been coming to Santa Rosa Beach for the past 5 years, and every year we love getting a home on the beach. Of course this year was no exception and we booked at Seaward Dr. It began when we arrived and were greeted by piles of trash from the previous stay, we understand trash days arent on Saturday's but I would think their trash would have been removed prior to our arrival. Second, we walked up to the second floor where the kitchen is located and that is when we walked around it and noticed counters were not clean there were crumbs everywhere as if cleaning did a quick edge clean up, table also had grease marks and crumbs as if it had not been cleaned. There was also a lot of sand and dirt visible on the floor, text Jason, cleaning crew was sent over and issue was solved. That evening we went to bed and inspected our beds and noticed a long hair on the twin bed in the Master Bedroom, next, also ran my hands through the upstairs second King Bedroom where there was also a lot of sand as if the sheets hadn't been changed. They did reply and assured us that the sheets were changed, and maybe they were, but, maybe when they went to change the sheets the new sheets might of been placed on the floor which was not clean and then placed them on the bed, hence sandy bed... the housekeeping ladies agreed that could've been what happened. We honestly noticed so many more things such as dirty flooring throughout the house, showers did not seem to have been cleaned properly just another quick wipe, at the outdoor balcony we found popped balloons everywhere as well as cigarette butts. Also, please note that the restroom on the second floor smells like a public rr, also found a roach in the kitchen (alive), and in the upstairs Master Bath (dead). Yes, we could've continued to complain but please note that this is also taking time out of our vacation, it is also very inconvenient for us when we just came here to relax and not to text the property manager for every little thing, where is the fun in that? The house has recently been updated but again we noticed it was just a quick job to get the house up for rent. Back door should also really be looked at, painting was also a quick messy job, a kitchen cabinet needs to be re-hinged (again little stuff). I mean the list can seriously go on and the only reason I am being so picky is because we paid a lot of money to stay here so we definitely expected it to be in better condition and to be clean. (honestly do not see a point in a cleaning fee as home was not up to par)

We just stayed at Sunrise Cottage and LOVED it! The house is super cute and the best part is you are steps from the beach which is super nice when you have small children. It’s close walking distance to Gulf Place where there’s a good variety of restaurants, our faves were Perfect Pig for breakfast and Pizza by the Sea, and the best ice cream shop, Pecan Jacks!The house was very clean, had great linens. The only negative I would say is the kitchenware...they desperately need to buy new pots & pans! Everyone at the property management company was so nice and very prompt to reply to any questions we had. We will definitely be returning to this house!

I have been renting houses and condos directly on the beach on 30A for 35 years. Jason at Holiday Properties/iTrip is simply the best rental manager I’ve ever encountered. He will answer your call or text 24/7 right away or within a very short time. The things that make Jason so special are that he genuinely likes people, is prepared to like you, assumes your take on things is valid, and he truly enjoys problem solving. Jason just doesn’t get all negative when he hears about a concern. And I say this after a month rental that contained ISSUES—probably more than I’ve ever encountered in an upper end rental. Sarah, in the office, is one of those sweet and competent people who makes the world work and work-out. Billy, the handyman is smart, prompt, good at what he does, and has a simply delightful personality. This is a top-notch team. Sunrise Cottage has an amazing deck that is placed right on a dune, something rarely found in Florida these days. While the interior of the cottage has become rather shabby in spots, I understand the brand new owners intend to renovate as soon as possible. (Please start with a new master bedroom mattress!) The cottage is architecturally charming so with just a few changes, it will become again the magical beachfront place it was designed to be. You will not regret choosing Sunrise Cottage and Jason’s Holiday Properties/iTrip team! You’re going to love this.

Customer service is 5 star - Jason and Billy are very helpful and addressed our issues promptly. I rated our visit 3 star because this property needs updating and TLC. New linens, cookware and furnishings (everything is well used and it shows) and a thorough deep cleaning are needed. The location is great, only steps away from Gulf Place, with a lovely beach view. With updated furnishings, and attention to detail this property would warrant its rental fee.

There are some items that definitely need attention:1). Cookware is deplorable2) for a short stay, a few dishwasher pods should be available3). No basket in downstairs bathroom4). TV *****: top Left & bottom right are dark5). Downstairs: TV in bedroom does not work6). Only 1 dish towel and 1 dishrag7). No step into hot tub for short people & older people8). Bugs in dish ware & silverware in drawer was dirty...had to be soaked....9). Ice maker does not keep up with normal traffic10). But we were on the beach.....

We loved waking up and having a beautiful sunrise view every morning. Great deck leading down to beach, perfect for morning coffee and dinners by sunset. A great surprise to find a baby gate and high chair present in storage. Super close walk to shrunk gully, perfect pig, coffee spot etc. overall a great place to stay. Great bathroom update for master. Could use a fresh paint job outside (though I’m sure this is caused by being literally right on the beach and salt water wear) and a deep cleaning as well as new pillows. Would stay here again.

YIKES. Trash littering the property. Nearly half of glasses broken or chipped, perfect for slicing your kids lip open. Grill caked in grease. Pots and pans from the Neolithic era covered in congealed grease. Broken washing machine sounds like the German machine gun nest my grandpa took out in 44. Property has not been deep cleaned in months. Ceiling fans are an absolute science experiment, years of dust now look like something alive growing on them. Black mold in showers. Coffee machine broken. No wine opener. 2/3 of interior doors are so misaligned they can hardly be closed even with considerable force. Paid $6200 for 6 nights, and as a retirement trip for my father. Shame on this management company.

This house was absolutely perfect for our family! Our contact, Jason, was extremely attentive and helpful throughout the entire booking and stay. The house itself was amazing - clean and in great condition. The layout of the kitchen and living area could not be better and the rooms/bathrooms are spacious and updated. Our favorite part was dining outside on the deck at the table at sunset. The beach itself was beautiful and not too crowded - the beach being private was a definite plus. Great restaurants within walking distance and just a short drive to Seaside, but far enough away from the hustle and bustle. We will definitely be back!

What a nice surprise as we drove into the little gated neighborhood that had the small town cottage feel we were looking for. The house is called Sunrise Cottage and that is aptly named. Although large enough for three couples, it had a cozy feeling and it felt like home from the beginning. We would spend our mornings gazing over the ocean of emerald colors and drink our coffee. The weather was perfect and the water was clear and cool. The little town square with a few low-key restaurants and shops was just a couple blocks away. This added to the charm. Everything was there at the cottage that you could need and had plenty of linens (look in the little cabinet in the main floor bedroom for the extras to that bathroom) and with the washer and dryer we were all set. The kitchen was stocked well for all our cooking needs. All in all, a great vacation spot! We all loved it and didn’t want to leave. As a side note- the team made it great for us to split our bill three ways for the three couples and were very easy to work with.
