The screened in porch and expansive deck, overlooking the large firepit area, will be a favorite spot for everyone to gather. Inside, all the comforts of home (and perhaps a little extra!) await to ensure an unforgettable stay. There’s plenty of room indoors for relaxation as well, with family games and streaming available on the large TV in living room. If you need to catch up on e-mails, the kitchen bar area provides a perfect area while still being part of the fun as everyone enjoys time together. Enjoy sipping your morning coffee on the deck soaking in the peaceful ambiance and don't be surprised if you see some deer joining you as well.

This cabin offers comfortable sleeping arrangements for up to 8 guests, across 3 bedrooms. The primary queen bedroom, with direct access to the porch and patio, has an ensuite bath, with an additional full bath in the hallway. The guest queen bedroom is located at the front of the cabin with ample room for a queen air mattress for extra guests (mattress and linens provided). The loft contains two twin beds and includes a TV, as does the other bedrooms. On-site washer and dryer provided as well.

Enjoy the fully stocked kitchen with stove, oven, refrigerator, dishwasher, and other appliances to make meals a breeze – including a Keurig, toaster, blender, crockpot, waffle maker, and an array of pots and pans. You’ll find stocked items that include coffee, creamer, tea, sugar, flour, salt, pepper, cooking oil/spray, mayonnaise, ketchup, mustard, etc. Dine in style at the custom kitchen bar with seating for four, or enjoy the great outdoors with ample seating on the screened porch and deck.

This is just the place for a relaxing getaway. Lounge in the living area after a fun day of hiking and/or seeing the sights. Snuggle up together by the fireplace for a group movie night. Take advantage of the outdoor spaces with many custom hand-crafted features made by the owners. Sit on the back deck with a favorite beverage and enjoy the deer sightings. Or, you may prefer to read a book or even take a nap in the backyard hammock while listening to the peaceful sounds of nature surrounding you.

PETS: A maximum of 2 dogs are allowed (unfortunately we cannot accommodate cats). Pets must be leashed when outside and crated indoors when guests are away. Please pick up after your pet (waste bags are provided).

Camera 1 is a Ring doorbell located by the front door facing the entryway, cameras 2 and 3 are located on the right and left corners of the house facing the perimeter of the house, and cameras 4, 5, and 6 are located on the back of the house facing the wooded area and roads. The cameras are outward facing and do not look into interior spaces. The cameras actively record outdoor video and sound.

GARBAGE
Outside trash receptacles are provided to ensure inside trash does not accumulate.
 
HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted (in/out). Do not dismantle smoke or carbon monoxide detectors as they are for your protection. Use the overhead stove fan when cooking to avoid accidental activation of detectors.

HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

ITEMS LEFT ON PROPERTY
Any items left that a guest wishes to be returned and shipped will incur a $25 fee plus shipping.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels for your stay. Paper products and cleaning supplies are provided. We recommend you bring any additional or special items you may need.

MAINTENANCE
Report any maintenance needs to the Agent who will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and internet/WIFI.

NONSMOKING
Smoking/vaping is strictly prohibited. Tenant will forfeit any deposit and be subject to a $500 fine due to smoking/vaping being found.

PARKING
Parking is limited to the designated area(s) and guests all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, allowed.

PET POLICY
Pets are allowed in designated homes and should be included in initial booking, or subsequent updates. Unauthorized pets may result in immediate removal and up to a $500 fine.

POOL, HOT TUB & PATIO/DECK
Tenant acknowledges that if the premises reserved includes a pool and/or hot tub, no lifeguard is on duty, the pool, hot tub, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and that injury may occur. Diving, horseplay or running is prohibited.  No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer.

Tenant must immediately report any problems with pool, hot tub, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association, or iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

SLEEPING CAPACITY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties/events allowed; small family/friend celebrations possible but must inquire in advance. Tenant’s immediate removal and forfeit of rental fee and security deposit for: Exceeding maximum occupancy; any illegal activity; damage to the premises or to neighboring properties; any acts interfering with neighbors’ right to quiet of their premises. Quiet Time: 10:00PM – 7:00AM

STAIRS
There may be stairs to enter the premises (see pictures and inquire if any concerns).

TENANT
Tenant and any guest of Tenant shall obey all laws of the state the vacation rental property resides in, as well as local laws, while they are on the premises. Failure to abide by the laws of Tennessee or Georgia may result in removal and forfeit of rental fees and security/damage deposits.

The above are all causes for removal and forfeit of fees and may damage our ability to offer the home for future guests, thereby exposing you to potential liability.
