This lovely 3-bedroom home is located in the sought-after Magnesia Falls neighborhood of Rancho Mirage. The spacious backyard offers a private oasis with beautiful mountain views, a large pool, a jetted spa, and a variety of comfortable living spaces for guests to relax, dine, and entertain. Take pleasure in stunning sunsets and relaxing desert nights by lounging comfortably outside, equipped with patio heaters and a cozy fire pit. The house features a fully-equipped kitchen, complete with a 5-burner cooktop, double oven, and all the essentials for cooking and entertaining.
OUTDOORS
The spacious and private backyard features mature landscaping and trees. It is illuminated in the evenings with subtle ground and pool lighting. The pool area offers amazing views of the San Jacinto and local mountains. You can enjoy beautiful sunsets and starry desert nights while relaxing in comfortable outdoor seating, a fire dining table, chaise lounges, and club chairs. The space includes a covered patio and a fire pit to keep you warm. A six-person
patio dining table is perfect for outdoor dining. Two large outdoor TVs are ideal for watching your favorite sports events. The property also has a driveway on the north side to accommodate a 45-foot RV.
INDOORS
The main living area of the house includes a spacious living room, kitchen, and dining area for six adults. The open floor plan has hardwood flooring, and multiple doors leading to outdoor living areas. The kitchen is fully equipped with a five-burner cooktop, double oven, small appliances, wine fridges, and everything you need for cooking and entertaining. Connected to the kitchen is the TV room, where you can find large, comfortable sofas to relax on, a gas fireplace, and a 75-inch Smart TV for movie nights. There's also a small office desk located off the living room and a full-size washer and dryer in the property.
SLEEPING QUARTERS
The Primary Suite—The spacious primary suite features a king-size bed, a 65" Smart TV, a walk-in closet, and a private en-suite bathroom with a dual sink vanity and a walk-in shower. Sliding glass doors provide views of the blue skies and palm trees, opening out to the beautifully landscaped backyard and pool.
Guest Bedroom #1 - The first guest bedroom features a queen-sized bed, dual nightstands, a large closet, and an ensuite bath with a shower/ tub combo.
Guest Bedroom #2 - The second guest bedroom features a queen-sized bed, dual nightstands, and a large closet.
THINGS TO DO
This unit is located in the beautiful community of Rancho Mirage cove, across from The River shopping and dining center. Trader Joe’s and Whole Foods are within 2.5 miles from the property. Palm Springs Airport is 28 minutes away, Living Desert Zoo is located 12 minutes from the property. World Famous El Paseo Shopping is 10 minutes away, features restaurants and shopping. Albertsons, Ralphs, Rite Aid are all conveniently located 2 miles away.
RULES
The property is a 30-night minimum rental. The minimum age for this property is 25 years. No smoking, no parties. For Cancelation Policy please refer to the Rental Agreement.
POOL HEAT
Pool heating is an optional amenity and not included in the nightly rental rate. Pool heating may be added during the booking process. Daily pool heating fees are based on natural gas prices in California and on size of the pool.
An exterior entry security camera is present. It is not monitored and is only utilized when the home is vacant.

Frequently Asked Questions
Maximum OCCUPANCY limit is provided in the property listing. Two people per bedroom.
No excessive or unreasonable NOISE is allowed beyond the property. If a complaint is received by the management company, the guests may be required to vacate the property. The City prohibits renters from using sound devices (radios, sound systems, etc.) and musical instruments outside the rental property between 10 p.m. and 10 a.m. Failure to comply will result in a citation, fines, and removal from the property.
One CAR is allowed per bedroom. Assigned parking spaces may apply for properties located within an HOA. Guests must use garage parking and driveway parking first. No street parking is allowed.
If a property is not PET friendly, we may allow a pet under certain circumstances. Please inquire prior to booking. For pet friendly properties please disclose if you will be bringing a pet at the time of reservation inquiry. A non refundable pet fee of $250 is required. Unauthorized pets will result in additional fee of $500.
SMOKING of any kind is prohibited at the property. Any smoke smell or odor found post departure authorizes the property management company to remediate the smoke smell, and the main guest will incur a fee of $2,000 for remediation.
UNINTENTIONAL / ACCIDENTAL DAMAGE must be reported to the property management company. Accidental or unintentional property damage is covered up to $1,500 by Limited Damage Waiver Fee included in your booking fee. If accidental damage is not reported during the stay, it will be treated as intentional damage and the cost of the damage will be charged to the Main Guest reservation.
POOL AND SPA use is at your own risk. There is no lifeguard on duty. Use of Pool, Spa, and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property.
POOL HEATING is not included in the rental rate for 27-day or longer stays from October through April. Pool heating may be added to your booking please reach out to us for pool heat inquiries and rates.
Guest Bookings 27 days or longer require a Security Deposit of $2,500.
AFTER booking confirmation, the property manager may request a copy of the main guest ID prior to check in. Main guest may be required to sign and execute additional agreements including HOA Rules prior to check in.
HOLD HARMLESS - Palm Desert Vacation Properties, iTrip or the Owner, do not assume any liability for loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
