Fantastic and comfortable downtown 3 Bedroom / 2 Bathroom Park City condo with a large private balcony, three large bedrooms which can sleep 7 people in 5 beds, remodeled bathrooms, a wood burning fireplace, HDTV and shared communal hot tub. This updated Silvertown Condo is just two blocks from Park City Mountain Resort in the North Old Town area of Park City and is perfect for family vacations, winter ski retreats or reunions and couples traveling together.

The living room is equipped with comfortable furnishings, mountain-style décor, floor to ceiling windows, allowing for lots of natural sunlight and offers access to your private balcony with seating. The living room also has a wood burning fireplace to warm yourself during the winter season or just sit back and relax while watching your favorite film (we have a DVD library with about ~50 films) or television show on a 39" flat screen HDTV equipped with a DVD player and Comcast TV.

The kitchen has been updated with new counters, breakfast bar with seating for two (2) and appliances including a fridge, stove/oven, microwave and dishwasher and stocked with pots, pans, cookware, flatware and dishes. The dining room is located just off of the kitchen and can accommodate six (6) people.

The primary bedroom features a queen-size bed with comfortable linens and bedding, closet, large dresser, access to your private balcony and a private en suite bathroom. The primary bathroom was recently renovated and features walk-in oversized shower with stone tiling and two shower heads, extra long counter with hardwood cabinetry and new lighting fixtures. The First Guest Bedroom features a queen-size bed with a large closet and dresser for storage. The Second Guest bedroom has three (3) twin beds and a large bedroom dresser and closet for all you storage needs. The second bathroom was also recently renovated in the same style and features a bathtub and shower, new counter with vanity and hardwood cabinetry and modern lighting fixtures.

Across the street is a convenience store and two blocks away you’ll find a Fresh-Market Grocery store and Starbucks Coffee. Jump on the free Park City Transit shuttle and the ride to Deer Valley Resort or Canyons Resort, which are only a quick 10 minute ride.

ABOUT SERVICE DOGS
  The ADA regulations provide that the work or tasks performed by the service dog must be directly related to the person’s disability and specifically mention the following examples:
·      assisting persons who are blind or have low vision to navigate or other tasks,
·      alerting persons who are deaf or hard of hearing to the presence of people or sounds,
·      assisting an individual having a seizure,
·      pulling a wheelchair,
·      alerting a person to the presence of allergens,
·      retrieving items such as medicine or the telephone,
·      providing physical support and assistance with balance or stability to a mobility-impaired person,
·      preventing or interrupting impulsive or destructive behaviors in persons with psychiatric or neurological disabilities.
SERVICE ANIMALS ARE NOT PETS
We get a lot of requests to make reasonable accommodations for Service Dogs and Assistance Animals. Service animals are not pets. They are trained to work and aid their handlers. We are always willing to waive our standard Pet Fees and make accommodations for TRUE Service Dogs and Assistance Animals in our pet-friendly and Pet vacation rental properties in accordance with the ADA regulations and Fair Housing Laws, in which we are very well versed. However, as much as we all love dogs, as much as we respect service animals and what they do, and as much as we want everyone to be comfortable on vacation, we have a duty to our property owners and to future guests to uphold the rule of law. The laws governing Service Dogs and Assistance Animals are much more nuanced and in-depth than one may think from a cursory search on the internet. There is a lot of false information out there.
PETS ARE NOT SERVICE ANIMALS
Unfortunately, we get a LOT of people who claim that their pet is a Service Dog or Assistance Animal. We know that many websites and organizations will help people try to portray their pet as a Service Dog or Assistance Animal without meeting any legal requirements through online or mail-in “certifications.” Please know that currently, there is no legally recognized organization for registering service dogs or assistance animals. These websites make money off people who do not know any better.
People falsely claiming a pet is a Service Dog or Assistance Animal can face extreme punishments, including hefty fines and even imprisonment. Know that out of our love and respect for Service Dogs and Assistance Animals, we have a zero-tolerance policy on misrepresentation, and we report all suspected offenders while pushing for full prosecution. We know that some people have been misinformed or misled by websites and organizations that try to sell a “Service Dog” certification to owners of pets that are not qualified or needed. If you are one of these people, we caution you.

Service animal

In most cases, a service animal is a dog trained to perform a task that mitigates the symptoms or impact of the handler's disability. Some common types of service animals include: 
  • Guide dogs for the blind 
  • Hearing alert dogs for the deaf 
  • Seizure alert dogs 
  • Assistance dogs for a handler with autism or other developmental disability and mental illnesses such as Post-Traumatic Stress Disorder (PTSD) 

Emotional support animal

Emotional support animals are not trained to perform a specific task. They are companion animals who help their owners cope with the symptoms of emotional and mental health conditions, such as anxiety, depression, and panic disorders. Emotional support animals are not allowed in public places, with only a few exceptions. 


Therapy animal 

Therapy animals and their owner are certified or registered to enter long-term care facilities, hospitals, rehab centers, schools, and other public places by invitation. They are often used to complement several types of health care. Therapy animals are generally not protected by service animal access laws.

Rights and responsibilities of service animal handlers 

  • Handlers are not generally denied the right to stay at a property because they require a service animal. 
  • Handlers generally don’t have to disclose their disability or what causes their disability. 
  • They must be willing to confirm that the animal is a service animal and attest to what task the animal performs. 
  • Handlers must have their animal under control either on a leash or by verbal command if they are unable to use a leash. They must pick up after the animal and dispose of waste appropriately. 
  • Handlers must keep their service animal with them. At no time may they be left unattended. 

Host's rights and responsibilities 

  • The host may ask if the animal is a service animal and what tasks the animal performs. 
  • We will not charge a pet fee or increase the security deposit amount for service animals since they’re not pets. However, we can charge for damage above and beyond reasonable usage caused by the handler and their service animal. 
  • We will offer the same level of quality and value for services and products. That includes doing everything we can to help the handler feel safe, welcome, and understood. 
CLEANING AND DISINFECTING ENHANCEMENTS

Hand sanitizing stations are provided throughout the resort. We are frequently using EPA-approved products that kill the COVID-19
virus on all of our high-touch surfaces and restrooms, and we are applying enhanced cleaning and disinfecting practices across
our resort, including in our gondola cabins.

Please note this policy does not apply to homes listed as "pet-friendly."


Our house rules strictly prohibit unattended animals, including Service and Emotional Support Animals, to ensure a safe and comfortable environment for everyone.

POOL AND SPA

If equipped, spa heating is included. Pool heating, unless solar-equipped, incurs an additional fee and must be paid for before use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not surpass 86 degrees.

The guest acknowledges the absence of fencing or security around the pool and spa area. Guest fully comprehends and accepts responsibility and liability for any damages incurred by the pool, spa, and its accompanying equipment due to Guest misuse and/or negligence.
Safety is our top priority. If you are staying at a home with a private pool or hot tub, please abide by the following rules. They are in place for your protection.

  • Please do not add any chemicals to the pool* 
  • Absolutely No Swimming During a Thunderstorm
  • Do not add anything to the hot tub or pool - this includes bubbles, scented oils etc*

Here at iTrip Park City ensuring a clean, comfortable and safe environment for our guests is our top priority. We strive to maintain high standards in every home we manage. Part of our high standards includes using the triple sheeting method on each bed in every home.

What is Triple Sheeting?

Triple sheeting is a technique where three sheets are used to make a bed instead of a duvet cover or bedspread.

  1. The first sheet is placed on top of the mattress protector and can be a fitted or tucked in flat sheet.
  2. Next is a flat sheet which lays between the guest and the warmth layer (a plush blanket insert)
  3. Finally, a third sheet (often referred to as a top cover) is used on top of the blanket/insert. The top cover often has decorative stripes or a jacquard woven design to add a touch of sophistication to the guest room.

We are dedicated to sourcing linens that meet our standards for softness and durability. This helps to provide that awesome feeling when our guests can climb into a clean, well made bed. 

BRINGING A SERVICE DOG OR ASSISTANCE ANIMAL

  When planning to bring a service dog or assistance animal to an allowed vacation rental home:

All service dogs and assistance animals must be declared at the time of booking whenever possible and before the check-in date.

As the handler, be prepared to answer the following questions:

For Service Dogs:
1. Do you or a person in your party need this animal to accompany them due to a disability?
2. What work or tasks has the animal been trained to perform that relate to the disability?

For Assistance Animals:
1. Does the person seeking to bring the animal have a disability, i.e., a physical or mental impairment that substantially limits one or more major life activities?
2. Does the animal work, provide assistance, perform tasks or services for the benefit of the person with the disability, or provide emotional support that alleviates one or more of the identified symptoms or effects of the person’s disability?
 
If you are a guest at a private home, we will take care of taking the garbage cans out for collection and in once they're emptied.

A team member may enter the garage during your stay to access the cans or put them away. 

They do not have access to the inside of home. 

If you are staying in a home with a wood-burning fireplace, please read and follow the guidelines listed below:

How to Use The Wood-Burning Fireplace

To use the wood-burning fireplace, you must have dry wood. This is not something that iTrip supplies; however, it can be purchased at nearby stores.

Before starting a fire, ensure the flue is fully open - this is crucial for allowing smoke to escape from the house.
Only use wood in the fireplace; do not add paper, fire starters, or pinecones.
It is important to stay in the room until the fire is completely extinguished.

To ensure the safety and efficiency of your wood-burning fireplace, there are a few important guidelines to follow. These guidelines will not only keep you and your home safe, but they will also help you get the most out of your fireplace.

Dry wood is essential when using a wood-burning fireplace. Wet or damp wood can create excess smoke and lead to a build-up of creosote in the chimney, which can be highly flammable. It is recommended to use seasoned wood that has been left to dry for at least six months.

While we do not supply wood for your fireplace, there are many stores nearby where you can purchase it (including 7 11 and most grocery stores). Make sure to only buy high-quality dry wood from reputable sources. Avoid using treated or painted wood, as they can release harmful chemicals into the air when burned.

Before starting a fire, always make sure that the flue is fully open. This allows for proper ventilation and prevents smoke from entering your home. It is also important to keep the flue open until the fire has been completely extinguished.

Never add paper, fire starters, or pinecones when burning wood in the fireplace. These materials can cause sparks and increase the risk of a chimney fire. Stick to using only dry wood in the fireplace.

Lastly, always stay in the room while the fire is burning and never leave it unattended. This will ensure that you are aware of any potential hazards and can take action if needed. Once the fire has been extinguished, make sure to properly dispose of the ashes in a metal container and store them outside, away from any flammable materials.

All properties and homes are non-smoking. 

Parking rules must be followed. The city is very generous with its parking tickets and towing. 

Violations are subject to immediate eviction without refund.

We want everyone to have a great stay but we understand that things may break or some items may get overlooked. Please reach out and we'll do our best to get them fixed in a timely manner.

We do ask that all guests TAKE TIME TO BE KIND. Common courtesy goes a long way. Sadly since the pandemic we have all witnessed an increase in disrepectful, aggressive or unacceptable behavior. Our team has taken a lot of abuse as they have experienced some very unkind guests.

Misunderstandings are one of the leading causes of complaints. Please make sure you read everything we send to you. This includes the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings.

For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative. We do not and will not engage any more beyond asking them to read our TAKE TIME TO BE KIND policy.

This place was a great size for our family of 5 which includes 3 teens. Plenty of comfortable beds and linens. Nice size kitchen and living area. Very close to PCMR and several of the ski lifts. Quick walk to Main Street. Would definitely recommend to friends visiting and hope to return ourselves!

Overall good place for ski trip

I came for a 5 day stay with my two teenage kids, primarily to ski. The condo is a short half mile walk to the mountain base, and also conveniently has a bus stop right out front. Very short walk to grocery too. Overall the condo is in rather old condition, and the furniture could use updates, but it was still comfortable and had everything we needed. Very convenient to have a washer dryer in the unit. Linens were comfortable. Property management company was very responsive and organized. Overall a good stay!

Walk to the lift, clean, towels nice, kitchen well equipped, lots of room in bedroom dressers for clothes. Management communication great. People above very loud but thats what happens when on first floor. When others burned wood the smell was very strong. Suggestions-a bench by entry would be useful as we didn't want to walk on carpet with boots, hooks in the bedrooms would be great so clothes have a place to hang in between uses.

Had a great time skiing at Park City and staying at this condo. Cozy place with fireplace, wood available at 7-eleven across the street. Well equipped kitchen, I bought the condo a cheese grater. Only thing missing was a juicer for our limes. Jacuzzi was great. Easy walk to resort and ski lifts. Easy access to free bus. Grocery store 5 minute walk. Had 7 adults, 3rd bedroom has 3 single beds, a bit small for men. Would like to see double size bunk beds instead. Overall 5 stars.

Price was right for this condo easily accessible to the ski mountains and downtown park city by bus. Condo had everything we needed. Noise travels easily between condo above and the parking lot outside but other than that it was a comfortable stay!

Positives - decent location (400 yards ish from lifts), condo was clean, nice layout, easy to communicate with related staff, good reminders. Nice big TVs, good furniture, nice master bath with good tiling and door. Nice to have full washer/dryer. Negatives - not the managerial companies fault nor condo owners but the ceilings must be made out of paper mache. We could hear every footstep of the people above. Condo could use better cookware as there was not a decent fry pan. Hot water heater probably could be turned up a little as it was not hard to run out of water for a 3 bedroom.

Great location, value for money

My friends and i stayed here and really enjoyed it. It's on the first floor, which made getting in and out super easy. The free shuttle stops right outside for both the lifts and downtown, so it was very easy to get around. Didn't need the rental van at all. The condo was the perfect size for 6 people. Since we were couples and singles, the having both queen beds and twin beds ensured everyone was comfortable. I was initially worried the living room was going to feel crowded with so many of us, but that was not the case. The hot tub across the way was also nice after a long day of skiing. I also found this considerably cheaper than other places. When i return to Park City, I'll gladly stay here again.

Small but functional

Had a great ski vacation with our 2 kids and one grandma. This condo is fairly small for a 3-bedroom but very comfortable and functional. Nice kids' room and comfortable living/dining room. The location is fantastic and there's a bus stop literally in front of the complex that will get you anywhere in town. Could easily walk to PCMR base or the Fresh Market/Walgreens. It's on the ground floor which is nice because there are no stairs at all to get in from the street. I docked one star because it's pretty dated, especially the kitchen (although everything in the kitchen worked fine). The wifi was a little spotty at times too. We did have a little trouble with the heat in the bedrooms - it got pretty warm a couple nights and we couldn't get the heaters to turn off. But it wasn't a major problem. We did not use the hot tub but it's very close by.

My friends and I had a really nice stay at this property - the location is super convenient, right across from Park City mountain and just a short ride to Main St. Check in was seamless, even with us getting in late at night. Hot tub right across from the unit was a nice plus. Would stay here again!

We booked a 5 night stay through VRBO. I was charged a $59 damage waiver fee at booking even though I had declined the option. When I called the property manager ITrip to talk about it, I was told that they require either a $1000 security deposit or the $59 damage waiver fee and that this was explained in their detailed rental agreement. I have been renting through VRBO for over a decade now and have never experienced such an absurd security deposit policy. At checkin, we found dirty dishes in the dishwasher and hair in the master bath drain. I called ITrip and they were going to send somebody to "touch up". I'm not sure if or when that happened. While the unit is well equipped, the furnishings are old. Several vertical blind panels were missing and the mechanism to open and shut the blinds did not work properly. It looked like the porch had not been cleaned in weeks and was full of fall leaves. The porch furniture was broken which meant we really couldn't hang out on the porch to enjoy a good Winter Day.The vent fan in the master bathroom did not work. The twin beds in the 3rd bedroom are really small and fit for young kids only. A teenager or an adult cannot fit in those beds. We also had spiders in that room so this room probably needs a thorough cleaning.ITrip offered to provide several activities in Park City free of charge Including free ski rentals, ice skating, mountain climbing, horseback riding, etc. After check in, we found out that the free ski rental advertised at the time of booking was only good for 1st time skiers and therefore not applicable for us. Most other free activities were closed for the season. The ones open for the season were free for 1 person only.

We are a family of four and rented this unit over the Christmas holiday for a ski trip to Park City. The Pros: Pretty decent 3 BR condo 2 blocks from the Park City Resort parking lot. Spacious and well laid out. Cute 3rd BR with 3 twin beds. Satellite Cable TV was great to have in the unit and in 2 BRs...we caught NBA and NFL games after being on the slopes. Washer dryer in the unit which is a God send. Generously equipped kitchen including basic spices and cooking oils made it easy to cook breakfast and a few dinners. Keyless entry was great, that way everyone was free to come and go as they please. No stairs to deals with as the unit is at ground level. Ski / snowboard rack in the foyer helped ensure that the snow gear is not scattered about. Plenty of bed and bath items. The free ice skating at the Park City base included with the rental was a good perk. Easy booking process. Cons: We booked a 5 night stay through VRBO. I was charged a $59 damage waiver fee at booking even though I had declined the option. When I called the property manager ITrip to talk about it, I was told that they require either a $1000 security deposit or the $59 damage waiver fee and that this was explained in their detailed rental agreement. I have been renting through VRBO for over a decade now and have never experienced such an absurd security deposit policy. Be sure to check the fine print before you book. At checkin, we found dirty dishes in the dishwasher and hair in the master bath drain. I called ITrip and they were going to send somebody to "touch up". I'm not sure if or when that happened. While the unit is well equipped, the furnishings are old. Several vertical blind panels were missing and the mechanism to open and shut the blinds did not work properly. It looked like the porch had not been cleaned in weeks and was full of fall leaves. The porch furniture was broken which meant we really couldn't hang out on the porch to enjoy a good Winter Day. The vent fan in the master bathroom did not work. The twin beds in the 3rd bedroom are really small and fit for young kids only. A teenager or an adult cannot fit in those beds. We also had spiders in that room so this room probably needs a thorough cleaning. ITrip offered to provide several activities in Park City free of charge Including free ski rentals, ice skating, mountain climbing, horseback riding, etc. After check in, we found out that the free ski rental advertised at the time of booking was only good for 1st time skiers and therefore not applicable for us. Most other free activities were closed for the season. The ones open for the season were free for 1 person only.

We wish you would have contacted us during your stay regarding the issues you have provided in your review. The $59 damage waiver / $1000 security deposit is an insurance requirement for vacation rentals, it is not unique to iTrip but we are sorry you were not aware of the details prior to booking. We are also sorry that you missed the information regarding your free Xplorie passes. This time of year Xplorie offers train excursions, horseback riding, ski rentals and ice skating. All of that information was shared with you during the booking process and via email upon check-in. We do hope you traveled home safely and have an excellent New Year!

Nice place, great location

There were 5 of us staying in this condo and there was plenty of room without ever feeling crowded, including lots of room for sitting in the living room. In addition, the location is great. The condo is right across the sidewalk from the hot tub, there is a bus stop in front of the building and across the street, so you're set whichever way you're headed. The grocery store is walking distance (about two blocks away), and the Park City is about 2-3 blocks up the hill, but with the bus system we never walked it. Also, there is a 7-11 across the street if you need something quick. All in all, we had a great time and enjoyed the place!
