Welcome to this newly renovated Red Pine Condo with a modernized interior near Canyons Resort in Park City, Utah. This open and bright 3BR/2BA mountain townhouse has everything you need for a comfortable and memorable stay during your next ski vacation! From this Red Pine Condo, you can easily access the Cabriolet Lift, which will take you to the base area of Canyons Resort, making this an ideal & convenient location for year-round activities. After a day on the slopes, relax in the Clubhouse sauna, or take a dip in one of the heated outdoor pools, all at an affordable price. Park City Mountain Resort, Historic Main Street, and Deer Valley Resort are just minutes away and are quickly accessible by the free city transit system.

The renovated living room and kitchen are definitely the center of the home and an excellent place to entertain family and friends. The living area is fully furnished with a large leather sofa, a gas-burning fireplace, new hardwood flooring, and an HDTV complete with cable & a DVD player. From the living room, Guests can easily access a private balcony with mountain views via the sliding doors. Vaulted ceilings and large windows all around the main living area allow for lots of natural light to fill and warm the room.

As with much of the home, the kitchen has also been updated to better suit your needs and expectations during your Park City vacation. The renovated kitchen has been re-designed with an open layout. It features new hardwood cabinets, granite countertops & fixtures, as well as stone tiling in the kitchen & dining area and mountain hardwood flooring in the living space. The kitchen is also fully equipped with a fridge, dishwasher, stove/oven, microwave, and a complete array of other small household appliances. This kitchen has everything you need to prepare all at-home meals, including cookware, corningware, flatware, and more.

The primary suite is located on the main floor and is complete with a full bathroom. It is comfortably equipped with a king-size bed & log bed frame, quality linens and bedding, two (2) dressers with lamps, closet and HDTV. The bedroom also features a large bay window, which gives you wooded views of the Wasatch every morning. The main floor bathroom (1) features an extra long granite counter with vanity, stainless steel fixtures and an oversized glass shower.

On the upper floor, you'll find a second loft bedroom equipped with a queen size bed, comfortable linens & bedding, large hardwood dresser, bench and great mountain views from the window. A modern hanging barn door and shutters have been added for privacy. Next to the bedroom is a loft bedroom area with two single beds and dresser & flat-screen TV. The two upstairs bedrooms share a full bath that features a large granite vanity and a separate area with toilet, shower & bath combination.

There is a laundry room on the primary floor with a stackable washer and dryer.

Wi-Fi internet access is also provided for your convenience.

Bike racks are also available for use located in the B-G, N-T, and U-Z parking lots (behind the dumpsters).

ABOUT SERVICE DOGS
  The ADA regulations provide that the work or tasks performed by the service dog must be directly related to the person’s disability and specifically mention the following examples:
·      assisting persons who are blind or have low vision to navigate or other tasks,
·      alerting persons who are deaf or hard of hearing to the presence of people or sounds,
·      assisting an individual having a seizure,
·      pulling a wheelchair,
·      alerting a person to the presence of allergens,
·      retrieving items such as medicine or the telephone,
·      providing physical support and assistance with balance or stability to a mobility-impaired person,
·      preventing or interrupting impulsive or destructive behaviors in persons with psychiatric or neurological disabilities.
SERVICE ANIMALS ARE NOT PETS
We get a lot of requests to make reasonable accommodations for Service Dogs and Assistance Animals. Service animals are not pets. They are trained to work and aid their handlers. We are always willing to waive our standard Pet Fees and make accommodations for TRUE Service Dogs and Assistance Animals in our pet-friendly and Pet vacation rental properties in accordance with the ADA regulations and Fair Housing Laws, in which we are very well versed. However, as much as we all love dogs, as much as we respect service animals and what they do, and as much as we want everyone to be comfortable on vacation, we have a duty to our property owners and to future guests to uphold the rule of law. The laws governing Service Dogs and Assistance Animals are much more nuanced and in-depth than one may think from a cursory search on the internet. There is a lot of false information out there.
PETS ARE NOT SERVICE ANIMALS
Unfortunately, we get a LOT of people who claim that their pet is a Service Dog or Assistance Animal. We know that many websites and organizations will help people try to portray their pet as a Service Dog or Assistance Animal without meeting any legal requirements through online or mail-in “certifications.” Please know that currently, there is no legally recognized organization for registering service dogs or assistance animals. These websites make money off people who do not know any better.
People falsely claiming a pet is a Service Dog or Assistance Animal can face extreme punishments, including hefty fines and even imprisonment. Know that out of our love and respect for Service Dogs and Assistance Animals, we have a zero-tolerance policy on misrepresentation, and we report all suspected offenders while pushing for full prosecution. We know that some people have been misinformed or misled by websites and organizations that try to sell a “Service Dog” certification to owners of pets that are not qualified or needed. If you are one of these people, we caution you.

Service animal

In most cases, a service animal is a dog trained to perform a task that mitigates the symptoms or impact of the handler's disability. Some common types of service animals include: 
  • Guide dogs for the blind 
  • Hearing alert dogs for the deaf 
  • Seizure alert dogs 
  • Assistance dogs for a handler with autism or other developmental disability and mental illnesses such as Post-Traumatic Stress Disorder (PTSD) 

Emotional support animal

Emotional support animals are not trained to perform a specific task. They are companion animals who help their owners cope with the symptoms of emotional and mental health conditions, such as anxiety, depression, and panic disorders. Emotional support animals are not allowed in public places, with only a few exceptions. 


Therapy animal 

Therapy animals and their owner are certified or registered to enter long-term care facilities, hospitals, rehab centers, schools, and other public places by invitation. They are often used to complement several types of health care. Therapy animals are generally not protected by service animal access laws.

Rights and responsibilities of service animal handlers 

  • Handlers are not generally denied the right to stay at a property because they require a service animal. 
  • Handlers generally don’t have to disclose their disability or what causes their disability. 
  • They must be willing to confirm that the animal is a service animal and attest to what task the animal performs. 
  • Handlers must have their animal under control either on a leash or by verbal command if they are unable to use a leash. They must pick up after the animal and dispose of waste appropriately. 
  • Handlers must keep their service animal with them. At no time may they be left unattended. 

Host's rights and responsibilities 

  • The host may ask if the animal is a service animal and what tasks the animal performs. 
  • We will not charge a pet fee or increase the security deposit amount for service animals since they’re not pets. However, we can charge for damage above and beyond reasonable usage caused by the handler and their service animal. 
  • We will offer the same level of quality and value for services and products. That includes doing everything we can to help the handler feel safe, welcome, and understood. 
Please note this policy does not apply to homes listed as "pet-friendly."


Our house rules strictly prohibit unattended animals, including Service and Emotional Support Animals, to ensure a safe and comfortable environment for everyone.

POOL AND SPA

If equipped, spa heating is included. Pool heating, unless solar-equipped, incurs an additional fee and must be paid for before use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not surpass 86 degrees.

The guest acknowledges the absence of fencing or security around the pool and spa area. Guest fully comprehends and accepts responsibility and liability for any damages incurred by the pool, spa, and its accompanying equipment due to Guest misuse and/or negligence.
Safety is our top priority. If you are staying at a home with a private pool or hot tub, please abide by the following rules. They are in place for your protection.

Pool Safety Rules

For your safety, please follow all rules and guidelines. 
These rules are here to help prevent accidents and maintain a safe and enjoyable environment for all guests.

  • Please Enter / Exit The Pool Safely 
  • No glass in or near the pool or hot tub
  • Please, NO running, diving, or horseplay around the hot tub or pool 
  • Please do not use the pool or hot tub if you are under the influence of alcohol or narcotics. 
  • No animals are allowed in the hot tub, pool, or pool area*
  • Please do not bring balloons or confetti in or around the pool or hot tub*
  • Please do not add any chemicals to the pool* 
  • Absolutely No Swimming During a Thunderstorm
  • Do not add anything to the hot tub or pool - this includes bubbles, scented oils etc*

Quiet Hours

Quiet hours are from 10 pm to 8 am*


*Violations are subject to a minimum charge of $250. 


Here at iTrip Park City ensuring a clean, comfortable and safe environment for our guests is our top priority. We strive to maintain high standards in every home we manage. Part of our high standards includes using the triple sheeting method on each bed in every home.

What is Triple Sheeting?

Triple sheeting is a technique where three sheets are used to make a bed instead of a duvet cover or bedspread.

  1. The first sheet is placed on top of the mattress protector and can be a fitted or tucked in flat sheet.
  2. Next is a flat sheet which lays between the guest and the warmth layer (a plush blanket insert)
  3. Finally, a third sheet (often referred to as a top cover) is used on top of the blanket/insert. The top cover often has decorative stripes or a jacquard woven design to add a touch of sophistication to the guest room.

We are dedicated to sourcing linens that meet our standards for softness and durability. This helps to provide that awesome feeling when our guests can climb into a clean, well made bed. 

BRINGING A SERVICE DOG OR ASSISTANCE ANIMAL

  When planning to bring a service dog or assistance animal to an allowed vacation rental home:

All service dogs and assistance animals must be declared at the time of booking whenever possible and before the check-in date.

As the handler, be prepared to answer the following questions:

For Service Dogs:
1. Do you or a person in your party need this animal to accompany them due to a disability?
2. What work or tasks has the animal been trained to perform that relate to the disability?

For Assistance Animals:
1. Does the person seeking to bring the animal have a disability, i.e., a physical or mental impairment that substantially limits one or more major life activities?
2. Does the animal work, provide assistance, perform tasks or services for the benefit of the person with the disability, or provide emotional support that alleviates one or more of the identified symptoms or effects of the person’s disability?
 
If you are a guest at a private home, we will take care of taking the garbage cans out for collection and in once they're emptied.

A team member may enter the garage during your stay to access the cans or put them away. 

They do not have access to the inside of home. 

If you are staying in a home with a wood-burning fireplace, please read and follow the guidelines listed below:

How to Use The Wood-Burning Fireplace

To use the wood-burning fireplace, you must have dry wood. This is not something that iTrip supplies; however, it can be purchased at nearby stores.

Before starting a fire, ensure the flue is fully open - this is crucial for allowing smoke to escape from the house.
Only use wood in the fireplace; do not add paper, fire starters, or pinecones.
It is important to stay in the room until the fire is completely extinguished.

To ensure the safety and efficiency of your wood-burning fireplace, there are a few important guidelines to follow. These guidelines will not only keep you and your home safe, but they will also help you get the most out of your fireplace.

Dry wood is essential when using a wood-burning fireplace. Wet or damp wood can create excess smoke and lead to a build-up of creosote in the chimney, which can be highly flammable. It is recommended to use seasoned wood that has been left to dry for at least six months.

While we do not supply wood for your fireplace, there are many stores nearby where you can purchase it (including 7 11 and most grocery stores). Make sure to only buy high-quality dry wood from reputable sources. Avoid using treated or painted wood, as they can release harmful chemicals into the air when burned.

Before starting a fire, always make sure that the flue is fully open. This allows for proper ventilation and prevents smoke from entering your home. It is also important to keep the flue open until the fire has been completely extinguished.

Never add paper, fire starters, or pinecones when burning wood in the fireplace. These materials can cause sparks and increase the risk of a chimney fire. Stick to using only dry wood in the fireplace.

Lastly, always stay in the room while the fire is burning and never leave it unattended. This will ensure that you are aware of any potential hazards and can take action if needed. Once the fire has been extinguished, make sure to properly dispose of the ashes in a metal container and store them outside, away from any flammable materials.

All properties and homes are non-smoking. 

Parking rules must be followed. The city is very generous with its parking tickets and towing. 

Violations are subject to immediate eviction without refund.

We want everyone to have a great stay but we understand that things may break or some items may get overlooked. Please reach out and we'll do our best to get them fixed in a timely manner.

We do ask that all guests TAKE TIME TO BE KIND. Common courtesy goes a long way. Sadly since the pandemic we have all witnessed an increase in disrepectful, aggressive or unacceptable behavior. Our team has taken a lot of abuse as they have experienced some very unkind guests.

Misunderstandings are one of the leading causes of complaints. Please make sure you read everything we send to you. This includes the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings.

For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative. We do not and will not engage any more beyond asking them to read our TAKE TIME TO BE KIND policy.

My friends and I stayed here for about a week. For 6 of us, it was the perfect space! We cooked in most nights and mornings. There were plenty of supplies in the kitchen to do so! The place was clean, plenty of seating, comfortable beds, easy to warm up with the beautiful fireplace. We had an issue with the wifi and a noise complaint (which ended up being mistaken for a different group in the building) and I had no difficulty communicating with the itrip company to get these issues resolved. It’s easy to ski home from Canyons and it’s easy to get the shuttle there in the mornings! The hot tub and heated pools were a dream after a big day of skiing. My only complaint is the appliances were a bit outdated. The dryer took about 5 hours to dry a load - you may want to bring extra towels as there are only 6 for the unit to avoid doing laundry. My other complaint is the toilet in the master frequently gets stuck and you have to lift the lid and jiggle the handle to get it to stop running. Despite these minor inconveniences, I would absolutely stay here again. Thank you for a seamless vacation!

Ski trip with teen kids

I rented this location to take my 3 teenaged kids skiing for a long. The rental location and size were perfect. It was less than 5 minutes drive to the parking for the Canyons and there was ample space for the teenagers to be together but also have some alone time.

This place was perfect for our family of 4. Awesome location for walking to the Canyons base and a really short walk to the Red Pine clubhouse with pool, hot tubs, sauna, etc. The hosts are great and did a very nice job of checking on us should we need anything. Would definitely recommend this to another family of 4 or 5!

Average Unit but good enough for the family

Overall the place is average in terms of being updated and nice. There aren't many outlets downstairs. However, It was well suited for my family of 5 (3 kids). The Canyon village connect is an easy to use app and free shuttle to get you to the lift. We went during peak season (President's Day and Mardi Gras week) making the wait sometimes 20-30 minutes. Walking to the lift is not as quick/easy/convenient as I would have liked especially with kids. One morning there was a huge snow storm and the shuttle didn't operate making our ski day cut short. I booked this on VRBO and the unit came with one free ski rental thru xplorie. I don't recommend using this service because you have to take an uber if you don't have a car to Christie's in town to get your skis. This was a HUGE cluster for us (three kids in tow and spent about $60 in uber). Rent skis from canyon mountain sports in the canyons and you can valet for free overnight. We used instacart for groceries.

Condo location and amenities were perfect and loved our stay and for sure would stay again. We have stayed at a lot of different places and if I had to give any feedback it would be more detailed instructions related to controlling the heat. Seemed like no matter what we did we were unable to lower the heat enough at night to keep the loft temperature cool.

Great location and home for families

We stayed with two families (4 adults, 2 teens) and had plenty of room. The unit is close to the Canyons Village and lifts. The free on-demand shuttle service was awesome with quick response and always room for the 6 of us. The unit is a 2 bedroom with 1 upstairs and 1 downstairs. There is a loft with two twin beds attached to the upstairs room. Dori was quick to respond to all our questions.

We booked a condo for a ski trip with our 3 young boys. The condo was perfect and the space was great for our 3 kids and even came with 2 sleds for the kids to play. The condo has a ton of amenities including washer and dryer, kitchen utensils and everything you will need to have a great stay. The condo association provides a free van to take you all around the village with the use of an app; awesome feature. The van picked us up each day within a few minutes of requesting a rode and took us to the slopes; return from the slopes was just as easy. The free skis with free delivery to the condo was a plus! I will definitely recommend this condo for individuals and families.

Location and property amenities were excellent. The inside of the property was clean but the deck could have used a sweep and the table to be wiped off. The beds were comfortable. We enjoyed our stay very much and would recommend this property to others.

The cabin was in a great location. A 7 minute walk to the free gondola to Canyons Village. Free parking on site. It was very clean with plenty of space for 4 adults. I would most definitely stay here again.

Couldn't Be Any Better

We spent a little over a month here during the winter holidays and couldn’t have asked for a better fit for our family. The location was very convenient, 2min to the cabriolet gondola (free parking) which takes you to Canyons resort in a few minutes. Both bedrooms had king size beds and en suite bathrooms and an extra loft with the additional single beds. One of the bedrooms has a great, huge shower and other has a bath tube. Internet worked great considering it’s mountain WiFi...we brought our Alexa with us which is how we were listening to music. It is not the most tech advanced place but rarely you’d go to Park city for that. iTrip was extremely accommodating and responsive. Food shopping was very convenient with a Whole Foods 15min away.

A pleasant stay in red pine at the base area of canyons park city, Small Condo but space is used well so more than a few people can stay there and still find “ alone space “. Not Fancy and no frills but clean and comfortable .

The condo was very conveniently located near the cabriolet lift and had ample amenities as advertised. It was very comfortable and spacious! The owner, Dori, was extremely helpful with all of our questions before we arrived as we had not been to Park City before. I would definitely recommend this location to anyone who needed more room than your typical hotel room. We had five people in our group and we were all comfortable!

Red Pine O7 is OK

Just got back from a fun week in Park City. Best part of this condo is location - right below the Canyons, the new shuttle service made this easy and perfect to get around anywhere in The Canyons complex - from getting to the mountain to getting to the bus stop to head into town. Also perfectly right across from the amazing heated pool and hot tub. These both were most important and certainly would have me consider staying here or in a similar condo in the complex. The not so great. First the condo itself if basic and while more updated than some, still far below in quality for other similar priced places. Bottom bed comfortable but the 3 upstairs not so much. While the condo can sleep 6 there really is only enough room downstairs in the main area for 3 comfortably or four with 3 squished on the couch. Unless you use the high top kitchen chairs you to hang out on. Stove and dishwasher all on cheap side but worked ok enough. A number of holes in the wall when we got there. Each time we called guest services they never would be able to answer even the easiest of questions (like is the pool open and where is it, how to get the shuttle, etc figured it out on our own). And plan on no WiFi - while technically there it was there but worse than lousy, unusable for the most part. Kept trying to reset but never made it work better. TV small and outdated. Seems like with just a little money and attention this place could be much better. So as I said - overall ok, nothing that would have me never go back, but outside of location which is great, it’s just ok.

It's so nice being able to call a car service from your phone (not to mention saving $ on a rental car). We are also happy to hear you enjoyed the proximity of this home to the clubhouse and pools/hot tub. Red Pine is a large complex and it's super convenient to be close. The heated pools feel like an oasis after a day on the mountain. Although we strive to provide each and every guest a 5 star vacation experience it seems we fell short of this goal during your stay; for that I'd like to offer my apologies. We do provide 24/7 guest assistance and can be accessed via email, phone and by text message. My apologies that the team member on call was not able to satisfactorily answer the questions your group had. Guests are provided with helpful information both before and during their stays. In lieu of keeping dated, paper filled binders in the home everything is available digitally in our help center. This help center is available on both the iTrip app and on a browser. I believe the answers for all your above mentioned questions could be found there. The pool hours are also posted on the clubhouse and in the welcome emails that were sent prior to arrival. This home does have Comcast high speed internet. This is a mountain town and unfortunately when we have high traffic volumes (like during President's Week when you were here) our town simply does not have the infrastructure to support the internet speed people coming from metro areas are accustomed to. We also appreciate the feedback concerning the decor and beds; both are personal preferences and have been chosen by the home owners. We truly appreciate you taking time to share your experience with us and will share your feedback with the home owners and our team. Can't say enough about the convenience of staying in the Canyons with the Cabriolet access and amenities included in Canyons Village. If you want to eat in or out, everything's close by. Very spacious, clean unit with comfortable beds and cute decor. More than anything, we appreciated the very prompt responses to our text/email questions prior to our arrival as well as equally great communication during our stay as well. An added nicety is the well stocked kitchen for kicking in home. Would absolutely stay here again! Thanks again!

This place was very serviceable for a skiing vacation in park city. Comfortable house, well appointed with dishes, towels, toiletries, etc. the development did mostly a good job of clearing pathways during the snow. The staff were reasonable responsive to our needs although they did not help us work the TV. My main complaint was the distance from the town of park city and the ski area, which was a bit inconvenient.

Perfect Family Spot

iTrip was very responsive to questions/inquires during our stay. We were able to get 2 days of free ski rental as well as free ice skating for my son with the rental. The location is very convenient for skiing at Canyons. The condo's outdoor pool and hot tubs were great. My son had a blast in the pool after skiing.

Amazing location for going up to the Canyons side of the mountain. There were a few shops and restaursants at the base of the mountain too. We just walked up the hill to the mountain rather than backtracking down the roads to the lift. The apartment was so clean and nice to stay in with a washer and drier and lots of kitchen utensils for cooking. Everything was wonderful! Also check out the outdoor heated pool at the clubhouse, so cool! Overall I was very happy here!

The condo was a lovely place to stay with our family. Nice pools and lots to do within walking distance. Only downside was one A/C unit in downstairs bedroom did not come close to keeping it comfortable in the rest of the unit on a hot summer day.

Great location. 5 Minutes south to downtown Park City & 5 minutes to walmart and other shops. In the complex it was great to be close to the pool/clubhouse. It was clean & cozy & updated with granite. We came in July so it was pretty hot in the condo. there was a portable air conditioner but only in the master bedroom so the kids upstairs were hot at night even with a fan. There was plenty of space for all 6 of us and the kids loved the loft but as with every loft, the sound carries. It was great to have a key code & not have to check in at another location before we arrived.

Home was nicely decorated and furniture comfortable (no dresser in BR downstairs). Air conditioning was lacking as it was a stand alone unit that was upstairs and couldn't keep up with the heat. Blinds on patio door need to be replaced - couldn't close them to keep sun and afternoon heat out. The first day I called because so many slats missing, they came and replaced but can't control closing them - they also helped me figure out how to set up AC. With AC running, downstairs temp was 84-85. Bet it would be great in the winter.
