This Pacific City Retreat is perfect for small groups and families. It sits nestled on the edge of the Nestucca River to the east. To the west is one row of houses then the beach and the Pacific Ocean beyond. The house has a wonderful open floor plan so everyone can enjoy time together while relaxing and enjoying the views of wildlife along the river. The back deck is covered with stairs available down to the backyard. Countless fish have been caught from the banks of the Nestucca right behind the house. You will see people fishing up and down the banks year round.

Upstairs you will find both bedrooms. The guest bedroom is quite spacious and has its own full bathroom en suite. With a king bed and a twin bed that has a second mattress that can be pulled out below it is a wonderful option for families staying with kids. The master bedroom has plenty of room as well, an ample master bathroom as well as its own private deck overlooking the river and landscape beyond.

Just down Sunset Drive where you turn on Pacific Avenue you will see immediate beach access with parking and accessibility for vehicles to drive along sections of the beach .You will also find Green Acres Beach and Trail Rides. Here you can enjoy guided horseback rides which are usually ranked the #1 'thing to do' in Pacific City. About a mile down the road enjoy some food and drink at Pelican Brewing Company or the Meridian Bar and Restaurant overlooking Haystack Rock and the Cape Kiwanda State Natural Area. There are enough things to do to fill every day of your stay or you can just relax and enjoy the unparalleled beauty of the Oregon Coast. Whatever you choose, the Rivers Edge Retreat will be a wonderful home to host you for your stay.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

PET FRIENDLY: *There is a $100 pet fee per pet with a maximum of $300 (3 pets). Please be aware failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. *

3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal.

iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

We very much enjoyed our stay at this cozy and clean home. We loved watching the birds flock to the inlet, walking to the beach (so close) and playing board games. It was close to great coffee (Cold Coffee Company) and excellent pizza (Meg’s). The home was the perfect size for our family of five!

My husband and I spent a few September days at this home on the banks of the Nestucca River. It is a very quiet neighborhood and close to Pacific City center as well as to Cape Kiwanda and Bob Straub State Park. The house is clean and well-maintained and had everything we needed. The kitchen has nearly everything one would need for cooking, except I don't think there were baking pans.

Great House!

Overall this was a great house. Perfect location walking distance from the beach, with the river right in our backyard. The size was great for me, my husband and our dog. We liked the open floor plan of the downstairs, and there was enough room for us to bring our dog's crate inside and it didn't feel crowded. The house was overall clean and comfortable. The driveway was big enough for our truck and boat/ trailer and the area overall felt very safe. The view of the river was gorgeous, and w loved having the grassy area outside (but would have been MUCH better if there were a fenced in area which would have made it a little easier with our dog instead of having to take her out on a leash every time we went outside). We took this trip as a week at the coast to fish and crab, and this house was perfect for that occasion! We have already talked about going back with another couple once it is safe to travel in groups again. There were a few downsides... 1. none of the sliding glass doors or windows had screens, so we couldn't open them without keeping a very close eye on our dog (good thing we didn't have children or this would have been a HUGE safety concern. 2. the kitchen is not very well stocked... it has some of the basics, but was missing any sort of measuring cup and a chopping knife (full disclosure, my husband and I love to cook so we brought all of our own food).

I apologize about the measuring cups and chopping knife, not sure what must have happen to them, if a previous guest accidently threw them away or what, but I was unaware they were missing! This is a great location for relaxing.... on the river, bird watching pelicans & seagulls, kayakers, deer in the backyard, great views & very quiet. Close to town. Great for kids. House is well stocked. Felt at home right away. A truely hidden gem.

The home was clean and spacious. Adequate kitchen supplies for cooking meals in, as opposed to eating out. Beds were comfortable. Water pressure in showers was good, plenty of hot water too. Washer and dryer on site are a big plus. Nice deck, dog safe. Not a lot of towels (exactly the number of towels for 1 per guest) so bring your own if you like extra towels. Lovely view of the river, short walk to beach access (or you can drive). Town is not far, away easy drive. We had 5 adults, 1 teenager, and a puppy. Grandparents (2 adults) in the bedroom with 1 king sized bed. Husband and I (2 adults), plus teenager in the second bedroom (king sized bed and a twin bed). Puppy slept in room with us. Final adult slept on downstairs couch (not a pull out) but it was comfortable. Stairs are steep to get to upper level, so be aware if anyone has mobility issues. All in all an excellent place to stay. Will likely rent again.

nice place, with a few issues

First of all is was an enjoyable place to stay with a good location. There were a few issues though, but none that were worth a call at the time. I do maintenance for a living, so I notice everything. I would definitely stay again, but please wash the comforters. Upstairs room road side - heat lamp lights and flood light were burnt out, towel bar next to sink was missing, and the comforter had a very strange smell. Upstairs river side room - Heat lamp burnt out in bathroom, wife found a small blood spot on the comforter. Dinning room - one of the chair arms was broken. Kitchen - dishwasher not empty, full of clean dishes Downstairs bathroom - found a dirty towel hanging on the bar. HVAC system - I turned it up to 70 when we got there and didn't change until we left. When starting up, it make a ton of loud clicking noises like it is struggling to start. On 3rd night, wife and I awoke around 1 am because it was so hot in the house. It cooled down on it's own, but there is something wrong with the system.

I know that had we known about even a single issue we would have someone there within minutes or whenever you were out of the house to take care of any problem or concern. I can say we have noted every single thing here and all will be resolved before the next guest other than the HVAC issue which we are trying to reproduce and diagnose with the exact cause for the fix.

Great weekend with Blue sunny skies in October. House was minutes from Beach and backed up to the Nestucca River. Fire pit in the backyard made for relaxing evenings. Dogs enjoyed swimming in the river and the big back deck to lay on.

The home is beautiful, very comfortable and very clean. Close to everything. The beach is wonderful!! Definitely recommended staying there if your in Pacific City. The management company. Itrip, was Awesome to work with. Everything went very smoothly! They are always available and will make sure your stay is perfect. The bottle of wine waiting for us was much appreciated and a very nice touch.

Very clean and simply decorated. Back yard is sloping and deer roam. .. you don't want your pet to be off leash. Must climb rocks to get to river for paddle boarding, but river great for this. Kitchen adequate but amount of serving ware is sparse. Overall it turned into a wonderful vacation spot once learned its idiosyncrancies.

My wife, our dog Rooney, and I had a fantastic weekend getaway at this property that sits right on the Nestucca River. Its great for fishing, relaxing, going on beach walks, watching sunrises and sunsets, and enjoying a warm cup of coffee on both the upstairs and downstairs backyard porches. Will definitely be staying here again and recommending to friends and family.

Wonderful house and great location to river and ocean. Just down the road from two beach locations with easy access. The river is in the backyard with a great view. The house was stocked perfectly with nice linens and kitchen accessories. Pacific City was a quiet small town not too far from Lincoln City or Tillamook. Friendly, quiet neighborhood. Although pets are welcome, we chose not to bring ours. You couldn't tell this was a pet-friendly home, it was hair free and no pet odor. I would highly recommend for all.

Cozy home with a beautiful view of the river. Perfect getaway spot to enjoy time with the family and dogs. The house was stocked with dishes, appliances, linens, games, and movies!
