Whether you want to unwind in comfort, enjoy al fresco meals on the patio, or explore local attractions, this family-friendly retreat has got you covered. The brick front patio is inviting, the private courtyard in the middle is a great place to start the day, or swimming, boarding, surfing or sunning on the sand! The unique layout provides a great space for families to enjoy the fun together, but with separate space to relax and un-wind after a day of fun.
NO PETS: Due to family health issues this property is strictly no-pets, including service animals. We respect that service animals are important to owners, however, their presence in this home is a serious health risk.
The rear cottage is commonly called the parent’s (or grandparent’s) escape. One thing that we love about the property is the central patio between the cottages that serves as a private patio!

Enter the front cottage through a Dutch door to the living area. There is comfortable seating to the left and a large TV. The kitchen has stainless appliances and a small built-in eating nook with seating for four. In the front cottage, the first bedroom down the hallway has a double bed and flat panel TV. The second bedroom to the back of the house has a double bed, a wall-mounted flat panel TV and access to the courtyard. The hall bathroom has a shower. The front cottage is equipped with Air Conditioning.
The rear cottage has an updated kitchen with granite countertops and stainless appliances. The hall bathroom has a shower. The living and dining area are in the back with a large brown leather sofa - which converts to a queen bed in the evening – and a high-topped table with seating for two. There is a wall-mounted flat panel TV to keep the kids entertained in the evenings. The rear cottage has Air Conditioning.
The back cottage has one bedroom, upstairs with a queen bed. The bedroom is semi-private; no door at the top of the stairs. The space is open and bright, with a TV, plenty of windows, sky-lights atop the vaulted ceiling and a ceiling fan.
BOTH COTTAGES HAVE AIR CONDITIONING WITH NO ADDITIONAL COSTS.
Our home has two distinct patios for the your family to enjoy. The front patio has dining table with a market umbrella for enjoying sunshine during the summer. The private courtyard between the two cottages has a wood-plank deck and features a patio table with six chairs and an umbrella for shade. The whole family can enjoy meals grilled on the gas BBQ. The outdoor shower is available to rinse away sand before going inside, and the fence has hooks for towels, wetsuits and swim suits.

LAUNDRY: There is a stacked washer and dryer in the back bedroom walk-in closet, detergent is provided.

Locals know the 3-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with views of the shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion, made famous in the 30s and 40s for being the home of Big Band era legends Count Basie and Benny Goodman.
Explore the Peninsula on two-wheels or by foot via the boardwalk/bike path. The Newport Pier area with shops and local eateries galore is minutes away by bicycle and a 10-15-minute walk. Visit Seaside Donuts, Jane’s Corndogs, Dory Deli. Breakfast at Charlie’s Chili are musts for locals and out-of-towners. Within walking distance at 32nd Street is a Pavilions grocery store. Chihuahua, Palmiyra, and Sancho’s serve up tacos, burritos and more. Gina’s offers pizza and pasta for the whole family. Around the corner on Newport Boulevard there are several restaurants to try. The newly renovated Lido Marina Village with high-end restaurants and boutiques is within walking distance.

STREET PARKING: Please note that street sweeping is done on Wednesday. The city will ticket and tow cars that are on the street during these hours.
AREA PARKING: It is suggested that you download the ParkMobile App on your phone to pay for parking at city owned lots.

You can park in the alley or the street when you arrive. Once you enter you can open the garage. You can park in the garage.
DOOR ACCESS
2-3 days prior to your check-in you will receive an email with the front door access code.
CHECK IN / OUT TIME
Check-in time is 3:00pm local time. Check-out time is 10:00am.
CHECK-OUT REMINDER
Plan your time the night before checkout and the morning of checkout so that you can finish on time. Late checkout results in additional charges to us, and may result in additional charges to you.
To avoid an extra cleaning fee, please make sure all trash has been removed, towels placed in a pile, and the dishwasher started.
INTERNET ACCESS
Internet access is provided. Please use the iTrip App or the Guide Book in the home for WIFI network name and password.
CLIMATE CONTROL
This property has air conditioning. Please excercise good judgement is using the AC. Any damage caused to the AC will not be covered under the LDW policy.
NO SMOKING and NO PETS
Smoking (both traditional, 420, and electronic) are not allowed inside or on the patio at anytime. Violation of this house rule can be cause immediate removal without any refund. Pets of any kind are not allowed. Smoking and pets will immediately void the LDW policy.
If there are pets or evidence of smoking, you may be asked to leave immediately with no refunds and charged for the extra cleaning.
TRASH PICK-UP DAY:
Monday is trash removal day, place bins in the alley after 7pm on Sunday evening and bring them in after the trash has been collected.
It is important that you remeber trash pick-up because Newport is a small area and there is no room for excess waste.
MIMIMUM AGE REQUIREMENT
Per the City of Newport Beach Municipal Code (5.95.045 A.2) the minimum age 25 to rent. Primary renter must be on-site during the rental. If a reservation is found to be made by a guest under the age of 25, the reservation will be cancelled.
PARTIES AND NOISE
No amplified sound between 10pm - 10am. There are surveillance or recording devices on the property. We use a noise monitoring device, it does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels) at the property.
