Enjoy and relax in this classic beach 1 bed / 2 bath beach cottage on a single, ground floor that has been updated throughout. Perfect for small families on a budget that want to be 2 blocks from the beach in the classic beach community of the Newport Beach Peninsula.
Summer 2024 (Late June to mi-August) stays are 7 night rentals and run Sunday to Sunday.
Located less than two short blocks from the best stretch of beach in town one direction, and just steps from Channel Park in the other direction, all basic details have been planned and executed so that you can enjoy your stay. Probably the most visible feature is the front patio with a privacy barrier, providing a spacious indoor/outdoor mix of seating and entertainment as the patio blends into the living, dining and kitchen areas. Tastefully-appointed furnishings have been carefully chosen for a monochromatic setting that is relaxing, yet energizing at the same time: the perfect combination for any successful vacation stay!

Dog friendly with an enclosed and gates front yard. Pet fee of $100 per dog, maximum of two dogs due to space.
The living room and outdoor patio are separated a door to create wide-open space that the entire family can use to enjoy the cool ocean breezes. The living room has a large flatscreen TV with streaming services so you can keep up with the game or the news. The living room also features a queen sized sofa bed for additional guests. Just a few steps from the main living area, the express kitchen serves basic cooking and dining essentials - which is fully stocked with cooking/dining gear. You can choose to cook your meal on the outdoor grill or in the kitchen!
As you continue through the house, the master bedroom has a Queen bed and private bathroom with a shower. There is a closet with ample space for clothes.
Our bathrooms are on the small side, but are well-equipped with amentiies to make your stay enjoyable. The first bathroom has a shower and the second bathroom has a shower, but is built into a small catch-tub that can be used for small children.
To fulfill the sleeping arrangements for 4 total guests, please consider that the pullout living room sofa is a queen sized bed, best suited for 2 people.
Past the bedroom is a rear patio activitiy room that is fully enclosed that also leads to a fenced in rear patio/parking area. This room is stocked with books, games, and other activities that can be enjoyed at our small beach cottage.
Please be aware that this is entirely a non-smoking property, including the front patio.
To maximize the indoor space there are private laundry facilities are conveniently located on the side of the house.
PARKING: There is a parking space on the inside of the rear gate and a car can also be parked in the alley provided it is a small car and doesn't block the alley. General neighborhood street parking (metered or unmetered) also in area.

Summer Rentals are typically 7 night minimum and arrivals and departures are on FRIDAY IN JUNE/JULY/AUGUST. If you have specific dates in mind, please reach out to us and we will try to make them work!
Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion.
The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woody’s Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of nature’s most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. But a trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

Parking is allowed in front of the gate in the alley. Please park inside of the yellow to avoidn a parking citation.
The gate may have a "NO PARKING" sign. That is there to deter people from parking these while the home is no being used.
STREET PARKING
Please note that street sweeping is done on Thursday in front of the house. Thursday is street sweeping day for Channel Place (along the park).
The city will ticket and tow cars that are on the street during these hours.
AREA PARKING
It is suggested that you download the ParkMobile App on your phone to pay for parking at city owned lots.
PARKING
You can park in the alley or the street when you arrive. Parking along the gate in the alley is allowed, please park inside the yellow line.
DOOR ACCESS
2-3 days prior to your check-in you will recieve an email with the front door access code.
CHECK IN / OUT TIME
Check-in time is 3:30pm local time. Check-out time is 10:00am.
CHECK-OUT REMINDER
Plan your time the night before checkout and the morning of checkout so that you can finish on time. Late checkout results in additional charges to us, and may result in additional charges to you.
To avoid an extra $50 cleaning fee, please make sure all trash has been removed, towels have been removed and placed in a pile, and the dishwasher is loaded started.
INTERNET ACCESS
Internet access is provided. Please use the iTrip App or the Guide Book in the home for WIFI network name and password.
HEATER
The termostat for the wall heater is located in the living room.
MIMIMUM AGE REQUIREMENT
Per the City of Newport Beach Municipal Code (5.95.045 A.2) the minimum age 25 to rent. Primary renter must be on-site during the rental. If a reservation is found to be made by a guest under the age of 25, the reservation will be cancelled.
NO SMOKING
Smoking (both traditional, 420, and electronic) are not allowed inside or in the courtyard at anytime. Violation of this house rule can be cause immediate removal without any refund.
PETS (DOGS)
Pets (dogs) are allowed and we ask that you let us know ahead of time. Pets are charged an additional fee of $100 each, plus city tax (10%). This fee will be requested close to your arrival day.
TRASH PICK-UP DAY:
Monday is trash removal day, place bins in the alley after 7pm on Sunday evening and bring them in after the trash has been collected.
PARTIES AND NOISE
No amplified sound between 10pm - 10am. There are surveillance or noise monitoring devices on property. We use a noise monitoring device; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels).

Beach towels are provided, they are located in the downstairs closet bedroom closet and/or the bathroom.

A supply of paper products has been provided to last 2-3 days. Extra rolls are kept in the bathroom or kitchen cabinets. Additional needs beyond this are your responsibility
