While there isn’t a sandy beach, you’ll find convenient stairs at the back of the house that provide easy access to the water and are ideal for swimming, kayaking, fishing, and more. There is a small park for children just 2 houses away. Whether you’re looking to dive into adventure or relax with the sound of the waves, this outdoor space offers a fantastic gateway to the beauty of the ocean right at your doorstep.

Noteworthy...
The gas grill on the back patio is shared with the unit next door.
The front, ocean-side patio is partitioned from the neighboring unit but connected.
Two random parking spots are available in a shared driveway, limited street parking available.
The concrete subfloor under the unit is not a living space but can be used as a walkway.
Small pets will be considered, but they MUST BE APPROVED BEFORE BOOKING. An additional pet fee of $25 per day will be applied if the pet is approved. If evidence of an unauthorized pet is found, a minimum charge of $500 will be applied.
SURVEILLANCE
For your safety, a security camera (a Ring doorbell) is located at the front door. The camera faces the front yard and does not look into any interior spaces. We do not monitor this camera during guest stays. There are no cameras or listening devices inside the property.

ITEMS LEFT ON PROPERTY
Any items left that a guest wishes to be returned and shipped will incur a fee.
AUTHORIZED PETS ONLY
Small pets are allowed only with prior authorization; guests must inform us of any pets before arrival. An additional pet fee of $25 per approved pet per day applies after booking (rates negotiable for stays longer than 5 days). Pets are not permitted on furniture or beds. Pets must never be left alone in the home unless crated. Rentee is responsible for cleaning up after their pets. A min. charge for $500 will be applied to bookings with unauthorized pets.
We require at least one party member to be 25 (twenty-five) years of age!
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment.
UTILITIES
No compensation will be given for the temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately, and efforts will be made to resolve them as soon as possible.
QUIET HOURS MUST BE RESPECTED
NONSMOKING UNIT
Smoking is strictly prohibited. If any evidence of smoking is found, your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing.
NO PARTIES or ILLEGAL ACTIVITY
ENTRY BY OWNER
The owner or the owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary or agreed-upon services; or show the premises to prospective purchasers, renters, or contractors. The owner will provide the renter with at least 24 hours' notice of the Owner's intent to enter (except in the case of an emergency).
SLEEPING CAPACITY/DISTURBANCES
The maximum number of guests allowed is 6. Violations of our noise or the maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rent. Depending on the severity of a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest who booked the property, someone will show up to, at a minimum, issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities, trespassing every person on the property, and losing all rent. Additional fines or damages may be assessed after removal.
PARKING
Parking is available in the driveway, which is shared by the adjacent unit. Both units have space for 2 cars parked in tandem. There is minimum street parking, so it is first come, first served.
HOLD HARMLESS
iTrip or the Owner does not assume liability for loss, damage, or injury to persons or personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in the supply of water, gas, cable service, electricity, or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
Report any maintenance needs for the premises to us, and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and stereos.
LINENS/TOWELS/SUPPLIES
Any lost or damaged linens will be deducted from your deposit or automatically billed to the card you used. We recommend that you bring any special items that you may need.
SECURITY CAMERAS
There are RING cameras on the back door/entrance. RING monitors the home's exterior and does not face any of the common outdoor living spaces. There are no cameras inside the home.
GRILL
A gas grill is available on the back porch for guest use. The grill is shared with the adjacent unit. Please know how to work a gas grill before lighting it. Propane must be turned off when cooking is complete.
FIREPLACE
A gas fireplace is available for use. Please turn off when finished or leave the room. Please do not leave it unattended.
LONG ISLAND SOUND
Swimming in the sound is permitted but entirely at your own risk. Please exercise caution and be responsible for your safety while enjoying the sound. By choosing to swim, you acknowledge that you do so at your own risk. There are stairs leading to the water but there is No sandy beach at the property. The public beach is 1.5 miles down the road and can be seen from the house.
Open Space Under the House: The space under the house is not usable. If you decide to bring chairs or towels down during the day, they must be returned to their original location at night. If you leave items there, the town could fine you.
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss, or damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement, their principals, agents, successors, or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement at their discretion at any time.
