Rest Ashored - this is a cozy home along the Black Creek in Middleburg, FL that you won't want to leave! Bring your Boat, Canoe, Kayak, or Paddleboard, because you can use the built in ramp right on property for your water adventures! Also, the Main St Boat Ramp is 1 1/2 miles away. We have plenty of parking for your boat as well as parking for up to 3 vehicles.

The main living/kitchen area is open concept with Smart TV and fireplace. Full service kitchen and walk in pantry area provide plenty of storage. Bar counter seating and inside dining for 4. The upper level outdoor deck is a great place to hang out - great bar counter & seating with Black Creek views and an oversized Smart TV to take in the game!

We have a fire a fire pit creek side and also a chiminea in the gazebo. Enjoy a fire and roast some marshmallows!

To make sure you get a good night's rest - we have a King in the Owner's Suite, a Queen in the Guest BR and 2 Twins in the other Guest BR. You will enjoy the wooded area, yet everything is not very far way. For groceries, to shopping, golf courses - many options to choose from. About 40 minutes to downtown Jacksonville. This beautiful home is elevated - so stairs are required.

For more fun - on the lower level under the house, we also have a pool table and dart board for a little friendly competition!

Please note: Turning in, you may park on the driveway along the house. **This property is in a very wooded area along the Black Creek - so there will be a variety of native Floridians about - from birds, squirrels, bugs, and maybe a raccoon from time to time. There are critters in the Black Creek as well! Please keep that in mind. And, since we are in the country, you will hear some roosters & chickens that are nearby too! The water is well water.

**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Minut / Noise Aware as noted in the booking agreement. Events or gatherings that take us over our occupancy of 6 guests are not allowed.

**No Smoking Inside or on any of the deck areas of the home. If smoking is done by the firepit/in the yard - please properly dispose of the waste and do not ash or litter butts on the patio, area under the house or anywhere on site. If evidence of that is found, an additional fee will apply for cleanup.

**Propane Tank (1) Included - Propane level is monitored and the tank will be filled to be in the "green". If the tank runs out, you would need to have it refilled at your own expense. Tanks may be refilled at Publix, Home Depot, True Value Hardware. Please follow the directions when changing the tank under the grill.

BBQ: Please do not move/relocate it. The BBQ Grill needs to stay where it is and on the mat we have underneath to help protect our deck from grease/spills, etc.

Firepit Creek Side: We do not provide firewood. It may be purchased nearby at Home Depot, Lowe's, Publix, or any other local seller you may find. We have firepit tools to use to assist in use of the pit. We have outdoor adirondack chairs (4) that are kept under the house - for use around the firepit.

The reservation must be for the exact # of guests that will be on site - max occupancy is 6 guests anytime day or night. Guest names must be sent prior to arrival.

TV's: All SMART TV's so bring your login information for Netflix, Amazon Prime, Hulu, etc. FREE streaming channels are available. Each bedroom has a TV and there is also one in the main living area and one outside on the upper deck and one on the lower level by the pool table.

There is direct access to the Black Creek from the home, and use is at your own risk. You can fish off the embankment or the dock at your own risk. The nearest access is 1 mile to the Main Street Boat Ramp. The boat lift is not available for guest use. There are areas to the side and in front of the ramp where you may secure your boat/water craft during your stay.

Some amenities are nearby and an additional fee may be required.

Frequently Asked Questions

Please remember you are in Florida, where temperatures routinely exceed 90 degrees during the day. A properly functioning AC system can, at the most, lower the temperature 20 degrees from the outside temperature, so if it's over 90 degrees outside, the AC will struggle to cool the house below 75 degrees. Setting the temperature 20 degrees or more below the outside temperature or running it with windows and/or doors open will cause the AC system to run excessively while it attempts to achieve the set temperature and may cause the HVAC system to freeze and malfunction.  If this happens, you may incur an additional charge for AC repair and you will not have any AC until the repair service is able to resolve the issue.  Refunds are not given for this.  We recommend keeping blinds and curtains closed during the day to limit light/heat from entering the property.  The hottest part of the day will be between 2pm and 7pm - you should not anticipate the AC to be able to start to drop the temperature lower until after that time has past and the sun has set.
We get asked about Palmetto Bugs all the time.  They have been in Florida for a LONG TIME!  They can be pretty big, they fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. We have a lot more sightings during our summer rainy season.  We have regular pest control service at all of our properties to assist in managing them.  However, they will get in thru open doors, garages, windows, etc.  

Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties.   These are good for the environment and are not anything that we treat for!  You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around.   There is nothing wrong with this - it is part of our local environment.  

This is really just informational.  They are a part of our Florida Tropical Climate.  No refunds are given for these issues. Thank you!

 
AGREEMENT
Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included.  Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests.  Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment.  Should the laws change regarding applicable taxes, we will adjust your reservation accordingly.  This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description.  Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight.  If maximum capacity is exceeded, occupancy may be terminated without a refund.
PET POLICY
We are dog friendly! Additional cleaning/pet hair removal fee required. Fee is per pet. Pets must be disclosed in advance. Max 1 dog. Dog must be 25 lbs or less.  NO LARGE BREEDS.  All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.  Or you will be billed a $500 penalty for violating the Smoking Policy.   Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.  Smoking is allowed down on the dock or by the outside firepit, not in the Gazebo.  Proper disposal of the ashes and butts is a must.  Do not litter in the Black Creek.  Smoking is not allowed anywhere in the home, on the upper deck or the pool table area / under the house area.  
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge.  An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided.  There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure.   Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties.   Failure to complete these instructions will result in an additional charge of $50 per hour for completion. 
Firearms & Weapons
The safety and security of our guests and staff is extremely important to us.  Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff, and owners, and pertains to the presence of firearms and weapons on the premises.  Agent recognizes that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes.  This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises.  All of iTrip Vacations homes are private property.  Guests, who are lawfully permitted to possess a firearm or weapon, may bring such onto our premises for storage purposes only, with the understanding that they are personally responsible for the following:
  • Guests must abide by all Federal, State and local laws.
  • Firearm and weapons must be appropriately registered.
  • Firearms must be unloaded
  • No cleaning of firearms is permitted on the premises.
  • Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
  • No fireworks of any kind, including sparklers.

When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival.   This will give you access to the front door of the property.   Additionally, names & ages of each guest are required in advance of your arrival;  make/model of your vehicle(s) are required upon arrival.   Maximum Occupancy of both persons and vehicles is enforced.  
No Hair Dye / Staining Substances Allowed:
To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.


 
We do not allow birds (including parrots), reptiles, livestock, fish or any other exotic animals in any of our properties at any time - regardless of being designated as pet friendly.  
Please be aware - when you bring in all of your groceries and load up the refrigerator - it is going to take time to cool everything back down!  Make sure you do not block the vent that brings in the air-flow.  The more full the refrigerator is - the harder it is to keep everything cool.  It needs unrestricted air-flow & circulation to be able to keep everything to the appropriate temperature.  Once you put everything in - please wait a minimum of 4 hours before reaching out that there is an issue.  We won't be able to do anything until that much time has already passed since you inserted your items.  Thank You!
Guests are not authorized to perform, schedule or coordinate any repairs to anything at the property during their stay.  Any issues that arise where maintenance or repairs are needed will be coordinated by the host only.
