Would you ever imagine finding Garten Haus just outside of Downtown Jacksonville? A peaceful oasis of greenery, plants, koi ponds, outdoor BBQ and Firepit - an amazing escape in a historic home built in 1935 and located in the Historic Springfield neighborhood!

Sitting on half an acre just outside of downtown, the beauty of the custom wood work and real wood parquet floors throughout ensures the unique and vintage touches you've been searching for. Enjoy your morning cup of coffee on the second story balcony overlooking a custom garden 25 years in the making. The garden features an eight foot deep garden Koi Pond with beautiful fountains, lighting illuminates the yard in the evenings.

We have 4 bedrooms and a separate office, kitchen and dining, cozy living room, first floor laundry and the amazing outdoor garden! We have both badminton and cornhole for some outdoor competitive fun. A unique firepit, BBQ and a variety of outdoor seating. A great space for larger groups, especially when visiting for a variety of our area sporting events or concerts! We are less than 5 minutes away from the downtown Sports District and Concert Venues. A few minutes further to the Florida Times Union Center and just across the bridges from San Marco, Riverside & Avondale. We are about 15 minutes from Jacksonville International Airport and the Jacksonville Zoo!

There are several sheds on site, but they are not accessible for guest use. We are in an urban neighborhood but we are also nearby to some industrial businesses due to our proximity to the Jacksonville riverfront.

Our max occupancy is 8 guests anytime day/night - not just overnight - which is also noted in the house rules/booking agreement.**

Pet (Dog only) Friendly - pets less than 30 lbs - additional cleaning/pet hair removal fee required. Fee is per pet. Dogs must be disclosed in advance. Max 2 dogs. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.

Propane and Firewood are not provided. We have a propane tank there that is available to be swapped out for a full one. There may also be propane left from a previous guest. Firewood is available for purchase at area grocery & hardware stores.

Linens, Pillows and Bathroom Towels are provided. A starter supply of toiletries, dish soap, laundry pods, toilet paper and paper towels is provided. Guests need to bring their own login information for TV subscription services or take advantage of the FREE Channels that the Smart TV provides.

**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Minut & Noise Aware as noted in the booking agreement.

**No swimming, fishing or attempting to capture the Koi in the ponds. We have a RING doorbell at the front door and there are exterior cameras facing the outside perimeters of the yard and driveway so we are able to monitor the security of the home. There are also "door open" chimes for the opening/closing of the exterior doors.

**If you are interested in hosting guests or an event (birthday, reunion, graduation, baby shower) that takes you over our max occupancy of 8 guests, an additional event fee is required as well as additional event insurance. Any event or gathering hosted without prior approval will result in eviction without refund, and a $500 fine.

Frequently Asked Questions

Please remember you are in Florida, where temperatures routinely exceed 90 degrees during the day. A properly functioning AC system can, at the most, lower the temperature 20 degrees from the outside temperature, so if it's over 90 degrees outside, the AC will struggle to cool the house below 75 degrees. Setting the temperature 20 degrees or more below the outside temperature or running it with windows and/or doors open will cause the AC system to run excessively while it attempts to achieve the set temperature and may cause the HVAC system to freeze and malfunction.  If this happens, you may incur an additional charge for AC repair and you will not have any AC until the repair service is able to resolve the issue.  Refunds are not given for this.  We recommend keeping blinds and curtains closed during the day to limit light/heat from entering the property.  The hottest part of the day will be between 2pm and 7pm - you should not anticipate the AC to be able to start to drop the temperature lower until after that time has past and the sun has set.
We get asked about Palmetto Bugs all the time.  They have been in Florida for a LONG TIME!  They can be pretty big, they fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. We have a lot more sightings during our summer rainy season.  We have regular pest control service at all of our properties to assist in managing them.  However, they will get in thru open doors, garages, windows, etc.  

Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties.   These are good for the environment and are not anything that we treat for!  You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around.   There is nothing wrong with this - it is part of our local environment.  

This is really just informational.  They are a part of our Florida Tropical Climate.  No refunds are given for these issues. Thank you!

 
AGREEMENT
Tenant is at least twenty-five (25) years of age & will be an occupant of the unit during the entire reserved dates.  In addition to Tenant, other authorized occupants that have been identified to us are included.  Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund.  Rental status is transient and gives no residential claim to the guests. Any changes in occupancy/dates must be made and agreed to in writing by both parties.  Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment.  Should the laws change regarding applicable taxes, we will adjust your reservation accordingly.  This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times.  We require at least one member of the party to be 25 (twenty-five) years of age.  Any violaters will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description.  Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight.  If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtatined under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
PET POLICY
Pets are allowed on property (max 2) less than 30 lbs - must be disclosed in advance and pet fee paid.  If there is evidence of pets without disclosure, a $500 fine will be charged.
NONSMOKING UNIT
Smoking is strictly prohibited.  Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.  Or you will be billed a $500 penalty for violating the Smoking Policy.  Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided.  Excessive stains, damage or loss of the linens will result in a $50 charge.  An intial supply of paper products is provided.  Extra items are the responsibility of the Tenant.  Limited cleaning supplies are provided.  There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
DAMAGES/EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure.  Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator and are standard for short term rental properties.  Failure to complete these instructions will result in an additional charge of $50 per hour for completion. 
Firearms & Weapons
The safety and security of our guests and staff is extremely important to us.  Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff, and owners, and pertains to the presence of firearms and weapons on the premises.  Agent recognizes that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes.  This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises.  All of iTrip Vacations homes are private property.  Guests, who are lawfully permitted to possess a firearm or weapon, may bring such onto our premises for storage purposes only, with the understanding that they are personally responsible for the following:
  • Guests must abide by all Federal, State and local laws.
  • Firearm and weapons must be appropriately registered.
  • Firearms must be unloaded
  • No cleaning of firearms is permitted on the premises.
  • Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
  • No fireworks of any kind, including sparklers.


When you book our property, we will text, message or email you the code to your identified contact preference - no later than 2 hours prior to your arrival.  This will give you access to the front door of the property.  Accessing the property in advance of the 4pm EST check in time is prohbited unless authorized thru a communication from us.  Any advanced entrance is unauthroized and may result in additional charges.  Additionally names & ages of each guest are required in advance of your arrival;  make/model of your vehicle(s) is required.   Maximum Occupancy of both persons & vehicles is enforced. 
No Hair Dye / Staining Substances Allowed:
To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.


 
We do not allow birds (including parrots), reptiles, livestock, fish or any other exotic animals in any of our properties at any time - regardless of being designated as pet friendly.  
Please be aware - when you bring in all of your groceries and load up the refrigerator - it is going to take time to cool everything back down!  Make sure you do not block the vent that brings in the air-flow.  The more full the refrigerator is - the harder it is to keep everything cool.  It needs unrestricted air-flow & circulation to be able to keep everything to the appropriate temperature.  Once you put everything in - please wait a minimum of 4 hours before reaching out that there is an issue.  We won't be able to do anything until that much time has already passed since you inserted your items.  Thank You!
Guests are not authorized to perform, schedule or coordinate any repairs to anything at the property during their stay.  Any issues that arise where maintenance or repairs are needed will be coordinated by the host only.
