Welcome to sunny Gilbert! This spacious (4,211 sq ft) 5-bedroom home is perfect for multigenerational family getaways or multi-family trips with a game area for the teens and kids and a relaxing pool and backyard area for the adults. Games for all ages available! Inside, there's a basketball arcade game, air hockey table, foosball table, XBox One with XBox Kinect along with a golf putting mat. Outside, you have the option of Bucketball, Tic Tac Toe, Connect 4, and Water Basketball.
Note: outdoor brick fire pit is for DECORATION only. It is too close to the house to be used safely.
Upon arrival, you will find a well cleaned and appointed home waiting for you. Unload your fresh groceries and start organizing the group for dinner. There's plenty of space in the kitchen for everyone to help with the prep and cooking, so make it a family and/or friends event! Or, order in from one of the local restaurants if you've had a long and tiring day. After dinner, everyone can spread out while still enjoying each other's company. Stream a movie in the living room, gather around the dining table for a card game, or sneak away to your room for some private relaxation time. The kids can stay busy with the various indoor games, but they will probably beg for a fun night swim session.
In the morning, brew up some coffee. You get to choose the brew style, drip or pod. Once everyone’s up, whip up your version of a breakfast for champions to fuel your group for the day ahead. Afterwards, everyone can get ready quickly with the multiple bathrooms. There is plenty of shopping, hiking, golfing, and other activities nearby to fill your days with fun and adventure.

SECURITY CAMERAS: there are 3 security cameras that are recording. Cameras are not actively monitored and are not accessed unless there is a neighbor complaint or other issue that would be resolved by accessing the video. Cameras are located in front driveway, side yard by trash/recycle cans, and side of rear yard area with view of charcoal grill and grassy area.
Decibel monitoring devices are inside and outside the home as a preventative measure for parties and excessive noise.
ADDITIONAL AMENITIES:
- OPTIONAL Heated Pool: upon request and with paid heating fee - must be requested prior to arrival (heater is electric and can't keep up when ambient temps drop below 50’s/60's - please keep in mind when requesting pool heat)
- Community Amenities are available and include: olympic sized pool (HEATED October - April), splash pad, pirate themed park, basketball courts, bocce ball court, tennis courts, and pickleball courts
- Parking: Garage (no remotes provided) - up to 2 vehicles, Driveway - up to 3 vehicles, NO street parking allowed per HOA
- On-site Gym Area (in garage): includes adjustable dumbbells, elliptical, lifting bench, pull up bar, and tower fan (garage is not temperature controlled and may be extremely hot during the summer months)

PLEASE NOTE: Power Ranch is a master planned residential community controlled by the Homeowner Association’s Covenants, Conditions and Restrictions. The following local and community rules will be enforced by local police or community security:
- the Town of Gilbert prohibits unnecessary, excessive, and offensive noises from all sources for a period of more than 15 minutes between the hours of 10pm and 5am
- Guests shall not park on community streets
- Guests shall not park on landscaped areas at any time
- Rear-yard lighting shall be minimal between the hours of 10pm and 5am

- Must be at least 25 years old to book and cannot book for someone under 25 without staying at the property for the duration of the booking.
- Must provide Make/Model and license plate number of each vehicle to be parked on site (any parking violations received will be levied against the guest who was there on the date of the violation if this information is not provided)
HOUSE RULES:
- NO smoking/vaping allowed inside or outside
- NO pets allowed
- NO events, parties or large gatherings allowed (max of 2 visitors at any one time)
- Brick fire pit in backyard is for DECORATION only (too close to house to use safely)
- NO rearranging furniture inside the home or moving inside furniture to any outdoor area and vice versa (additional fee of $500 for violation)
- NO parking on the street - only in the driveway and garage ($2,500 per violation notice)
- NO tampering with security cameras at any time
- Lost, stolen, or damaged white key card will result in $100 replacement fee
- Any damages that occur during stay must be reported
- All guests shall obey all local and state laws during their stay
- Exceeding the sleeping capacity, using the premises for illegal activity, causing damage to the premises or to any of the neighboring properties, and any other acts that interfere with neighbors' right to quiet enjoyment of their premises will not be tolerated
POOL RULES:
- NO skinny dipping
- Avoid taking glass near the pool area
- Swim at your own risk - no lifeguard on duty
- Children must be supervised at all times
- NO running or horseplay
- Only use the pool towels located in the laundry room - do NOT use the bath towels outside (additional fee of $150 if bath towels are used outside)
NOTE: Pool deck may be slippery when wet - be careful
- All linens and towels are provided. Any lost or damaged linens and towels will be charged to the guest.
- Must leave home in substantially the same condition, neat and tidy, as it was found. Additional fees will apply if checkout instructions are not followed and/or damages are found.
- Using the property address as a mailing address is strictly prohibited. Any guest that needs to receive mail while staying at the property will obtain a private mailbox elsewhere to receive their mail.
- No compensation given for temporary outages of electricity, gas, water, cable, and/or internet service. All efforts will be made to restore as soon as possible.
- Report any maintenance issues. No refunds will be made for maintenance including, but not limited to, heating/AC, appliances, and TVs.
- Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services; or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owner’s intent to enter (except in the case of an emergency).
- iTrip or the Owner does not assume any liability for loss, damage or injury to persons or their personal property nor does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.
