Your initial attraction to this property will be the stunning sunroom. It exudes brightness, tranquility, and a refreshing atmosphere, with beautiful views of the backyard. It serves as the perfect spot to observe your children at play, quiet moment with a book, or a glass of wine with a friend. It functions as a casual family and casual dining area, where you will spend most of our time.

Another aspect you will cherish about this property is the expansive backyard, which is unusually large for a city lot. It offers ample space for recreation and relaxation. The yard features fruit trees, vibrant flowers, complete with decking and ambient exterior lighting. Additionally, there are two driveways at the front—one on each side of the house—providing off-street parking for up to 3 vehicles for your stay.

You will appreciate the open and interconnected layout of the main living areas. The primary suite and a secondary bedroom are thoughtfully positioned for privacy, complemented by a spacious primary closet and a private full bath that features a tub/shower comb. The third bedroom is an office/bedroom, it features a desk (with a monitor and a printer) and a comfy twin daybed (good for a child or small adult). The home allows for togetherness without crowding, while also providing opportunities for privacy when desired. Despite its modest size, the home feels expansive due to its efficient layout.

The location is another significant advantage, offering convenient access to various amenities while still providing a sense of retreat from the city's hustle and bustle. You will enjoy nearby Dearborn Park and Legacy Park, which offer a range of activities. Most necessities are within a two-mile radius, with downtown Decatur, Oakhurst, and Avondale Estates just a short drive away, featuring delightful restaurants, cafes, and public events. Several MARTA stations are also conveniently located nearby, and easy access to major highways facilitates travel to any destination.

The neighborhood is warm and welcoming, neighbors are often seen strolling with and without their dogs, biking, chatting, or engaging in play with their children. Longer work stays are welcomed, please discuss with host.

If anything falls short of your expectations, please don't hesitate to reach out so we can promptly address any concerns. Your satisfaction is our top priority. However, if we do not hear from you, we will assume everything is satisfactory.
General Guidelines:
  • Guest Responsibility: The booking adult must be present during the stay or make arrangements with the hosts. Primary guests are responsible for the property and should communicate any requests or issues directly to us.
  • Identification: For insurance purposes, we require a copy of a government-issued ID from the booking adult before arrival. Selfie & possibly a credit card depending on your booking platform.
  • Filming and Commercial Endeavors: No filming or commercial activities are allowed on our property without written approval from the hosts. Violators will be fined $1000 per day.
  • Additional Guests: The nightly rate includes a set number of guests. Additional guests may incur extra charges due to utility consumption. Please discuss any deviations with the hosts.
  • Extended Stays: Stays longer than 7 days may require an additional cleaning charge if deemed necessary by our cleaning team.
Property Specific Rules:  Any of these rules will cause eviction with no refund! 
  • No Smoking: Smoking of any kind is strictly prohibited inside the home or near its vicinity. Cigarette butts must be properly disposed of. Tampering with smoke detectors will result in a $500 fine.
  • No Events or Parties: Our property is not suitable for events or parties. Hosting such activities violates our rules and platform regulations.  
  • Visitor Policy: Only guests listed on the reservation are permitted on the property without prior approval from the hosts.
  • Quiet Hours: Respect quiet hours between 10 pm-8 am on weekdays and 11 pm-9 am on weekends. Excessive noise complaints may result in eviction.
  • Respect for Property: Please treat the house and its contents with care. Do not move furniture, and do not take indoor furniture outside.
  • Utilities: Adjust the HVAC system to conserve energy (Heat at 68°F, Air at 76°F). Turn off TVs and lights when not in use.
  • Prohibited Items: Fireworks, candles, firearms, glitter, paint, and confetti are not allowed on the premises.
  • Damage Prevention: Avoid using tape on walls or ceilings. Be mindful of makeup and hair products to prevent staining towels and linens.
  • Pet Policy: Pets are allowed with prior approval and payment of a one-time fee. Additional fees apply for multiple pets. Pets must be leashed outdoors, and owners are responsible for cleaning up after them. Failure to pick up after your pets will result in $100 fine.
  • Garbage Disposal: Dispose of garbage in designated outdoor containers. Do not leave unbagged garbage in indoor bins.
  • Unlawful Activities: Any unlawful activities will result in immediate eviction from the property.
