You will love the convenience and style of this lovely, updated, 2-level townhome in a gated community with two en-suite master bedrooms that rest on a small body of water in Bradenton, Florida.....there are amenities too! Play tennis, swim in the heated community pool, enjoy walking the grounds and soak up the sunshine....it's your vacation and all waiting for you!

This townhome sits in a great and convenient location with everything you need just around the corner! Only 10 minutes away are many restaurants, Walmart, Publix Grocery, AMC 20, 10 minutes to I-75, and only a little over a mile to John H. Marble Park with many amenities as well. Golf courses are just minutes away too!

Only 20 minutes away is downtown Sarasota with first-class rated theaters, waterfront dining, Mote Marine, #1 rated Siesta Key Beach, and much much more. Love sports....enjoy a Tampa Lightning game....it's only 50 minutes away, Tampa Bay Rays indoor baseball stadium is a short and beautiful 40-minute drive, or stay local and check out Ed Smith Stadium in Sarasota, home of the Baltimore spring training only 20 minutes away.

We offer a 2-level end-unit townhome with assigned parking, 2 bedrooms, and 2.5 baths. Reserve today and enjoy a lovely fully stocked open kitchen with newer appliances, granite counters, side by side refrigerator with front door access, a glass stovetop & oven with a built-in microwave, and plenty of dishware to whip up your favorite seafood dish for the whole family anytime you like. There is a dining table for 4 right off the kitchen with tile flooring for easy clean-ups. Half bath for your convenience close by.

Off the dining area, there is a closet with a full-sized Samsung washer/dryer for your use. From the open dining area is a spacious living room with marble flooring, a comfortable corner sofa allowing plenty of space for everyone to watch your favorite show together on the 55" wall-mounted flat-screen TV, with cable and WiFi throughout. Sliding doors open up to the screened lanai where you can enjoy your morning coffee looking out onto the small lake. Plenty of sunshine to start your day off right!

Walk upstairs (wood laminate flooring) to TWO master queen suites. The suite to the right of the stairs has a queen bed, wall-mounted TV, remote ceiling fan, 2 large closets, laminate flooring, and large windows covered with plantation shutters which you can open up to let the Florida sunshine in and close at night so you can sleep in as long as you like....after all, it's your vacation! This suite has an en-suite bathroom with Corian natural stone counter and a bath/shower combination for your preference. Bedroom suite #2 also has a queen bed, large single closet, a ceiling fan, laminate flooring, a large window with plantation shutters, and an en-suite bath, also with a natural Corian counter and a tub/shower combination.

We do like to make guests aware that although walking is possible, the clubhouse pool is located in another area of the complex and most guests drive there from the unit. (1-2 minute drive max)

1—Please no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted.  This is a residential neighborhood and the authorities will be called if you cause a disturbance.  
2—Treat this home as if it were your own.
3—Pets are allowed with prior approval and a 200.00 pet fee.  This fee will not cover damages caused by the pet.
4—Report any damage to the home to your host immediately.
5—At the end of your stay place garbage and recycling in dumpster near the unit. 
6—Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. Beds should be stripped of linens and placed in a pile in each bedroom for housekeeping.
7—Furnishings are not to be removed from the premises for use outside or in other properties.
8—Smoking is not allowed in the unit.
9—Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
10—Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Florida or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
11—Please observe quiet time after 10:00 pm.  Loud music and outdoor entertainment is prohibited.
