For security purposes, there are two security cameras on the exterior of the home. One is located near the front door and another is located facing the driveway. We truly want you to enjoy your time and make some wonderful memories with your group. That being said, if it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

Although we love pets, please be sure to leave yours at home. This home is not pet friendly any violations will be subject to fines and possible removal from the home. *If you have severe pet allergies, please be aware that the homeowner may bring their pets periodically*

Frequently Asked Questions

HAZARDOUS PRACTICES
No open flames are permitted on balconies or in the unit. Do not dismantle smoke detectors. Use the overhead stove fan when cooking.

FAMILY RENTAL ONLY
Reservations made for teenagers or young single requires an accompanying adult staying in the unit at ALL times. At least one member of the party needs to be 25 (twenty-five) years of age! Any violators will be evicted according to Oregon law with forfeiture of all monies.

FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

HOUSEKEEPING
No daily maid service.  Additional cleaning fees will be due in the event that cleaning involves the removal of excessive debris, excessive spillage or staining of carpets, or uncleaned cooking grease and stains.

We reserve the right to charge guests for not complying with house cleaning rules.  Specifically, we reserve the right to charge guests if all dishes have not been cleaned either in the dishwasher or by hand, if all trash is not bagged and cinched, and if all perishable food has not been disposed.  

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or internet. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. 

SECURITY CAMERAS
If security cameras for outdoor visual monitoring are present at the property, the listing will disclose this fact.  Tenant accepts the monitoring of the outside and agrees to not tamper with the security system.
 
NONSMOKING UNIT
Smoking is strictly prohibited in the property AND on premises. Any evidence of smoking will result in $150 fine, plus the cost of smoke remediation.

DOGS
If you are staying in a dog-friendly property and are planning to bring your dog, you must notify us.  No more than one dog is allowed unless prior arrangements have been made.  A dog fee is required, and it varies depending on the property.  You must confirm your dog is flea and tick free, and is up to date on all vaccinations.  Dogs are not allowed on the furniture or bedding.  Please notify us of any accidents that occur in the home.  Please clean up outdoors.

If you are staying in a No Pet property, we reserve the right to take any or all of the following actions if a pet or Emotional Support Animal is brought onto the property,  a) charge a pet fee, b) charge extra for cleaning or picking up behind the pet, c) charge a fee for neighbor complaints, d) charge a refundable damage deposit, e) ask tenant to vacate the premises with no refund of any fees or damage deposits paid.
 

SLEEPING CAPACITY/DISTURBANCES
All occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity, people using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

BICYCLES
iTrip or the Owner are in no way responsible for bodily harm or injuries that may occur while using the bicycles provided by the property. The Guest agrees to use the bicycles at your own risk. You are responsible for wearing helmets, and for securing the bikes. The Guest is responsible for the bicycles should they be lost or stolen when not on the vacation home premises.

MAINTENANCE
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and sound equipment.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Lost or damaged linens may be deducted from your deposit. An initial supply of products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

Family Christmas in SunRiver, OR

Our family of 8 adults spent Christmas week in The Ponderosa house. It was a real “home”, beautifully decorated for Christmas including a spectacular Christmas tree. The 5 bedrooms with en suite bathrooms gave everyone plenty of privacy, and the ability to control the temp in each downstairs bedroom was an unexpected plus. The beds were comfortable with plenty of blankets and other linens. Bathrooms were very nicely appointed as well. There were even baskets of doggie towels by the front door for our 2 snow loving doodles, and another basket of towels at the patio door for the hot tub loving humans. Two washers and dryers made cleanups a breeze. The home was modern yet cozy especially with the gas fireplace but bring your winter slippers as the wood floor get cold. Kitchen was very well equipped with great spices and even a reasonably good set of knives…as a family of cooks, we were impressed with the cooking, baking and storage wares, only breaking out our own knives a couple times. The gas grill worked great as well. Ping pong and a great selection of games kept everyone entertained between walks in the snow, and trips to breweries and downtown Bend. The home, in the Woodland area of SunRiver, is walking distance to the north resort store, gas station and Catholic Church, and 15 minutes to downtown Bend yet quiet and peaceful. The homes outdoor deck space was well maintained with multiple decks both covered and uncovered. The only downside was the steep exterior stairs combined with snow and freezing rain and no shovel. We used the garage access to move in and out to avoid those stairs so it worked out for us. Be aware, the house is not suitable for those with mobility issues. Overall, the house was perfect for us. We’ll be back! As great as this home was in winter, it would be even more spectacular in the summer!

Great location & central to all of the parks

We stayed in this home while visiting Oregon for the first time. The home is well maintained, clean and stocked with plenty of cookware. The 5 bedrooms having each their own bathroom was perfect for our stay with friends. Morning sunrises were amazing. Great location, central to all of the parks and sites we visited. Overall, definitely recommend. We will use them again. 100% satisfied.

We had an incredible stay at an iTrip property in Bend, Oregon this October. The property was clean, beautifully designed, and well-equipped with everything we needed for our stay. The location was perfect—close to many unique and beautiful sightseeing locations, as well as located on a very peaceful and quiet street. The attention to detail in the home truly made it feel like a luxurious retreat. Communication with the iTrip team was seamless and they made sure everything was in perfect order. I highly recommend the iTrip team as well as this property and look forward to staying again!

Fun in the sun

Perfect house for everyone including our doodle. This home is very spacious and everyone gets their own bathroom. The living room has a large comfy couch and the Bose soundbar for music is very nice. We loved the double washing machines and too. We’ve stayed in many home in SunRiver and this one is lovely.
