Newly decorated 3 BR, 2.5 BA home on Bend's west side. Home is located on main road to Mt Bachelor, a simple 15 minute drive the chairlift. Numerous trails and Sno-Parks en route to the mountains.

For the golfers in the group, renowned Tetherow Golf Resort is essentially next door. 18 breathtaking holes designed by David McLay Kidd. Widgi Creek just a short drive further west.

Bikers and hikers can try a different trail every day of a long stay. At the top of the list is Phil's Trail. You are only minutes away from one of the premier trail experiences anywhere. .

You can stock up at the grocery and liquor stores, just 5 minutes away. Near there are restaurants and shops. Another 5 minutes from there is the bustling Old Mill District, dotted with coffee shops, brewpubs, food carts, wine tasting rooms, and retail shopping. The Deschutes River winds through the district and provides for almost limitless options for trekking along its banks

The Hayden Homes Amphitheater is across the walking bridge from the Old Mill where you can catch renowned artists for summer concerts.

Visitors to Bend take advantage of the natural beauty for recreation and fitness. Return to Campbell Superb after a day of exertion and slide into the hot tub under the stars. Central air and air filters keep the indoor environment comfortable and clean.

Gather with the bunch on the deck with your beverage of choice and relive the days memories while you plan the next day's activities. Fire up the grill and show your stuff preparing your specialty, or team up in the large kitchen to make anything from a simple salad to a 4 course meal.

Comfortable beds and linens await everyone's retirement for the night.

Access to Hwy 97 is easy. From here, you can take a trek south to Sunriver, museums, Newberry Monument and Lava Lands. Or head north to Smith Rock Park to get your rock climbing fix.

No need to get carried away packing. Full sized washer and dryer are yours to use in the large laundry room.

Wi-fi is especially important these days, and you have what you need here.

This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

Maximum Occupancy: 8 Occupants - Children must be counted within the maximum occupancy unless they are under the age of two (2) and are sleeping in a crib.

Tenant Requirements: Tenant stated on the Agreement/Booking must be at least twenty-five (25) years of age and acknowledge that they will occupy the Property during the entire tenancy.

Guests must adhere to Bend Good Neighbor Guidelines. Copy is in the binder.

HAZARDOUS PRACTICES
No open flames are permitted on balconies or in the unit. Do not dismantle smoke detectors. Use the overhead stove fan when cooking.

FAMILY RENTAL ONLY
Reservations made for teenagers or young single requires an accompanying adult staying in the unit at ALL times. At least one member of the party needs to be 25 (twenty-five) years of age! Any violators will be evicted according to Oregon law with forfeiture of all monies.

FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

HOUSEKEEPING
No daily maid service.  Additional cleaning fees will be due in the event that cleaning involves the removal of excessive debris, excessive spillage or staining of carpets, or uncleaned cooking grease and stains.

We reserve the right to charge guests for not complying with house cleaning rules.  Specifically, we reserve the right to charge guests if all dishes have not been cleaned either in the dishwasher or by hand, if all trash is not bagged and cinched, and if all perishable food has not been disposed.  

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or internet. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. 

SECURITY CAMERAS
If security cameras for outdoor visual monitoring are present at the property, the listing will disclose this fact.  Tenant accepts the monitoring of the outside and agrees to not tamper with the security system.
 
NONSMOKING UNIT
Smoking is strictly prohibited in the property AND on premises. Any evidence of smoking will result in $150 fine, plus the cost of smoke remediation.

DOGS
If you are staying in a dog-friendly property and are planning to bring your dog, you must notify us.  No more than one dog is allowed unless prior arrangements have been made.  A dog fee is required, and it varies depending on the property.  You must confirm your dog is flea and tick free, and is up to date on all vaccinations.  Dogs are not allowed on the furniture or bedding.  Please notify us of any accidents that occur in the home.  Please clean up outdoors.

If you are staying in a No Pet property, we reserve the right to take any or all of the following actions if a pet or Emotional Support Animal is brought onto the property,  a) charge a pet fee, b) charge extra for cleaning or picking up behind the pet, c) charge a fee for neighbor complaints, d) charge a refundable damage deposit, e) ask tenant to vacate the premises with no refund of any fees or damage deposits paid.
 

SLEEPING CAPACITY/DISTURBANCES
All occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity, people using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

BICYCLES
iTrip or the Owner are in no way responsible for bodily harm or injuries that may occur while using the bicycles provided by the property. The Guest agrees to use the bicycles at your own risk. You are responsible for wearing helmets, and for securing the bikes. The Guest is responsible for the bicycles should they be lost or stolen when not on the vacation home premises.

MAINTENANCE
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and sound equipment.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Lost or damaged linens may be deducted from your deposit. An initial supply of products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

We absolutely loved this home. It was stocked with everything we needed, very clean, and the perfect location! Acess to the garage was a huge bonus for us to keep our mountain bikes and gear while we were there. We will definitely be staying here again!

This house is much larger and nicer than the pictures really show. We’ve stayed in Bend for five years in a row, all in different parts of town, and this was our favorite house in our favorite location. You can walk to the Deschutes River Trail in 15 minutes from this house, which is almost closer than you can normally get with the parking situation there. The yard is fenced and great for kids. It’s very quiet here. The house is only 8 years old and everything works really well - air conditioning and heating, all appliances, etc. We’d love to book this house again!

Amazing Bend vacation Home

This is the third time we have stayed at this amazing vacation home in Bend. We’ve stayed once in the summer and twice during the winter. The location is great for getting up into the mountains but still close to the action in town. It’s spacious. Everything is brand new and Reg and the crew are very responsive.
