As you step inside, you'll be greeted by a spacious and beautifully furnished interior, thoughtfully designed to make you feel right at home. The open-concept layout seamlessly connects the living, dining, and kitchen areas, creating an inviting space for relaxation and entertainment. The living area has a 50" Panasonic TV with internet streaming, sofa, loveseat & electric leather recliner & electric fireplace (not wood burning) for added ambiance. The dining room has a beautiful table with seating for six. All the necessary amenities in the kitchen for your cooking necessities - a toaster, Keurig pod, blender & more.
The fully equipped kitchen boasts modern appliances and ample counter space, making meal preparation a breeze. Whether you're cooking up a delicious homemade meal or simply brewing a cup of coffee to enjoy on the screened-in lanai, you'll find everything you need to satisfy your culinary cravings.
If private space for creating is a necessity for you, we have precisely the location for you - a beautiful office workspace with a built-in desk, cabinets & framed by French doors just beside the dining area with an private exit to the lanai. The sofa doubles as a comfortable full size sleeper as well.
After a day of exploring all that Wesley Chapel has to offer, retreat to one of the cozy bedrooms, each offering comfortable bedding and plenty of closet space for your belongings. The master suite features a queen bed, 50" ONN Smart TV and an en-suite bathroom with a jetted tub for added privacy and comfort. The guest bedroom has a queen bed & 50" Sony TV with Roku stick and en suite bathroom with a tub/shower & separate dressing area.
Outside, the lush backyard lanai provides a tranquil oasis where you can unwind and soak up the Florida sunshine. Fire up the grill for a barbecue with friends and family, or simply relax with a good book as you listen to the sounds of nature. Alternatively, the relaxing Community Pool overlooking overlooking the scenic pond vistas is available during your stay within walking distance of the home.
NOTE: This is a pet-friendly property and small dogs up to 25 lbs. are permitted with property manager approval and $30 per night fee. Four nights or more $125 fee. Please notify us prior to arrival if you are bringing your dog.

Being in this community is like finding a little piece of paradise amongst the Cypress trees, the golf course, tennis courts and lots of nature to see. Take a stroll through the community and play a game of I spy... but be careful as we have our local resident alligators in most ponds. This community offers tennis and pickleball courts & 2 PGA golf courses as well! Get away from it all here! But know you are only a short drive to Wiregrass or The Grove where you can find many different restaurant options as well as take care of any retail therapy needed. If it's real retail therapy you're needing, just 10-15 minute drive is the Tampa Outlets where you can have loads of shopping fun and also stop for dinner at one of the many new restaurants in the area like Rock & Brews, Chuy's, Zukku San or relax and grab a flight of brews at Florida Atlantic Brewing Co. There is also a Publix grocery less than 2 miles from the home. If you want to take in a show, special restaurant, sports event or one of many cool activities such as Busch Gardens or the Tampa Zoo, we are a close 30 minutes to downtown Tampa and only an hour drive to Clearwater or St. Pete's Beaches! HOUSE RULES - please acknowledge
1-PLEASE no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted. Observation of quiet hours (10p – 8a) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.
2- Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.
3- DOGS are allowed. If you are bringing your dog, we are a pet-friendly property. Small to medium dogs are permitted with property manager approval and $20 per night fee. Six nights or more $125 fee. Please notify us prior to arrival if you are bringing your dog - (Max 2 dogs).
If you are bringing a service animal, please advise the property manager before arrival.
4 - Parking is available in the driveway. Please do not park in the street.
5- Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.
6- Smoking or vaping of any kind and burning of any substances including incense is not permitted in the property and if detected there will be a $300 charge and possible eviction with no refunds.
7- Family Rental Only -Reservations are not made by or for a minor, defined as any person under the age of 25.
8- Sleeping Capacity/Disturbances - Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of people noted in the listing, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
9 - Housekeeping- There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, soap is provided. There is a one time cleaning fee. NOTE: Bookings exceeding one month will be charged an additional cleaning fee per month and cleaning will be organized with management.
10- Utilities - No compensation will be given for temporary outage of electricity, gas, water or internet service or Pool/spa heating issues. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
11- Maintenance- Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos, internet.
12- Resort Pool & Workout Room: The resort pool and workout room are NOT available for use. There is an additional fee for golf. Please ask management for assistance.
13 - COMMUNITY POOL USAGE - Tenant hereby acknowledges that the premises they have reserved includes the use of a community pool and the undersigned agrees to the community pool rules and regulations posted at the pool. The use of the community pool is only permitted for guests who are registered on this booking. Furthermore, tenant acknowledges that the community pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the community pool and patio areas. One pool access key is provided. You will be charged $25 for a lost key.
14- The Fairway Community Pool is accessible for guests of the home and you will be issued a key for your stay. If that key is lost, there will be a $20 charge for replacing. Children must be supervised at all times. iTrip and owners will not be held responsible for any injuries.
15- FIREWORKS are NOT allowed in the community.

17- Hold Harmless - iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
18 - Cancelation policy - In the event that you must cancel or change your reservation, please be aware that cancellations or changes must occur at least 30 days prior to arrival date. If cancellation occurs 30 days or more prior to arrival date all monies will be refunded and $100.00 administrative fee may be charged. If changes occur 30 days or more prior to arrival date, modifications to booking dates can be made without penalty. Bookings canceled at least 14 days before the start of the stay will receive a 50% refund. If changes occur at least 14 days before the start of the stay, modifications to booking dates may be made but will be subject to nightly price changes. GUESTS THAT DO NOT CANCEL WITHIN THE 14-DAY TIME FRAME WILL BE CHARGED THE FULL AMOUNT. If changes occur within the 14-Day time frame, modifications to booking dates may be made but will be subject to nightly price changes and penalties. There will be no refund for early departure unless authorities request mandatory hurricane evacuation. Trip cancelation Insurance is recommended.
ADDITIONAL TERMS AND CONDITIONS The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.
