Welcome to your pool house! This summer cottage with a private pool has views of the Chesapeake Bay! The over-sized deck wraps around the entire home, perfect for enjoying the stunning sunsets on the Bay. (Pool open April through October).

This home sleeps 8 adults and 2-4 children comfortably, with a total of 3 Bedrooms and 3 Baths, 2 Bedrooms and 2 En Suite Baths on the Main Floor upstairs. The downstairs space has a private bedroom with a Queen Bed, a Full Bath with an open family/sleeping space with a a Full bed, Daybed and 2 futons sofa beds - perfect for young people traveling with the families! Upstairs also features a large open dining and living area with access to the wrap-around deck and an iconic Preway fireplace. Enjoy grilling and the furnished back patio around the pool.

House Rules

Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age. No smoking/no pets. Be respectful of the house and contents - it is someone's home and the owners do come back from time to time to stay in their property. Please respect the neighbors and neighborhood. Absolutely no parties or events of any kind.

AGREEMENT

Tenant is at least 25 years old (an "adult") and will be an occupant of the unit Panoramic Pool Cottage. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund.
 

BALANCE

Balance is due 30 days prior to arrival date and includes a refundable damage deposit. The balance is due on _BalanceDueDate_. Payment may be made by major credit card. Damage deposit will be refunded within 7 -10 days of checkout pending inspection by cleaning firm.
 

HAZARDOUS PRACTICES

No BBQ grills of any kind are permitted in the unit. No open flames permitted in the unit.
 

ABSOLUTELY NO PETS

If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit.
 

FALSIFIED RESERVATION

Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
 

HOUSEKEEPING

There is no daily maid service. Linens and towels are included and not to be taken from the unit. There is a $_CleaningFee_ one time cleaning fee.

UTILITIES

No compensation will be given for temporary outage of electricity, gas, water or cable. 

NONSMOKING UNIT

Your damage deposit will be forfeited and you will incur an additional charge for cleaning and deodorizing if any evidence of smoking is found.
 

ENTRY BY OWNER

Owner or owner's agents may enter the premises: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors.  24 hours notice of Owners intent to enter will be given (except in the case of an emergency).
 

RULES AND REGULATIONS

  1. Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. Please leave all used towels on the floors of the bathrooms and beds linens should all be left on each bed for housekeeping.
  2. All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. If these items are not completed, the guest will be charged an additional cleaning fee. 
  3. The maximum number of occupants shall not exceed 12 people, not including a child in a crib.
  4. Furnishings are not to be removed from the premises for use outside or in other properties.
  5. No pets allowed on premises.
  6. No Smoking.
  7. Reservations are not made by or for a minor, defined as any person under the age of 25.
  8. Tenant and any guest of Tenant shall obey all laws of the state of Maryland, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Maryland or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.  Absolutely no parties or events of any kind.

SLEEPING CAPACITY/DISTURBANCES

Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for: Occupancy exceeding the sleeping capacity of 12 people, using the premises for illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
 

HOLD HARMLESS

iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 

MAINTENANCE

Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.

The highlight by far is the pool - it totally made our stay. There are jellyfish in the bay later in the summer as the water heats up, so this was a huge advantage for our group. As a plus, the house has a bunch of fun pool and lawn toys, floaties/inner tubes, and plenty of comfy patio furniture. We had a blast in the pool and on the lawn, which is very spacious. The house itself comfortably sleeps many people, which was also an asset. It was very clean and well-stocked with plenty of towels and linens, dishes and cooking utensils, etc. However, there were some areas that could be improved: the house was 94 degrees when we arrived (which was 10 degrees warmer than the temp outside that day), presumably because the AC hadn't been turned on early enough ahead of our arrival. One of the ACs ceased to work on two days of our trip (kept running, but didn't blow cold air). We fiddled with it a bit; eventually turning it off for a while and then on again did the trick, but the main floor of the house heated up very quickly in the meantime. Future guests should be advised about this. Only one door (and no windows) has a screen and that screen is broken, so we really relied on that AC. There are ACs in all of the main rooms/sleeping areas, but for a house of that size that is presumably a real draw for summertime use, central air would be a major plus. As a few other reviews have noted, the open spiral staircase may pose access issues for some travelers and/or could be dangerous for small children. (It's the only staircase inside of the house; there is also a staircase outside.) We had a toddler with us, which required quite a bit of extra attention. If you have small children or mobility concerns, it's worth taking a close look at the photos in which the staircase appears. There are some quirks that could be worked out - the pool cleaning device was set on a timer during the day; it had a tail-like hose on one end that whipped up pretty forcefully above the surface of the water at regular intervals and actually whipped two adults in the face a few times. We had small children with us, and were concerned it could do some damage if it hit one of them in the eye or even face. When the pool attendant made a routine stop to check the chemicals, they kindly removed the device for us; for future guests, it would be ideal to set the timer to run overnight on the onset. The grill hadn't been cleaned from the previous guests and was nearly out of propane when we arrived; it took a few days but the rental company dropped off another tank of propane. To their credit, we had a little issue with one of the day beds and they promptly coordinated for a repair person to come and fix it. We had an issue with the trash - the bins were half full when we arrived (which is fine, as trash is only removed once / week) but then the trash wasn't removed on the day it was supposed to be so we ended up accumulating more trash than could fit in the bins, which turned into a bit of a hassle. We reached out about this but the bins weren't emptied until our last day. In sum, overall the attention was hit or miss. The house has so much potential - it could be an even more wonderful experience with a bit more attention. Despite these caveats, we loved, loved, loved spending time in the pool and would definitely go back for that reason and would also recommend it to others in our network who spend time on Kent Island.
